Google Maps Address Change

Below is an email from a former client. He is a personal trainer and his wife is a personal trainer and therapist.
They used to operate out of their home. But now they have another location for their business.
My questions:

Will the address change work?

How long will it take ?

Is there anything more they can do?
We've come across an interesting problem in the last couple of weeks. It took a while to figure out what was going on, but I think I've found the source. When one searches 'xxxx Athletic' on google maps (a very common way to find businesses as you know), the address that comes up is xxxxxxxxx (our home). Clients are coming to our house rather than the gym. Luckily we're only a few mins away by car, so they aren't late once they figure out what has happened. We need to change it to our new business address. I have tried to do this via Google Places, and thought I was successful this morning, but alas the listing is still our house. Perhaps it will take a few days to update, but in the meantime I have added a page to my personal Google+ profile with the proper address info. If you happen to know anyway to help us that would be great.

Hello Daniel,
As Gareth has correctly stated, Google's public statement (via comments from Googler, Jade, in the Google and Your Business Forum) regarding moving to a new address is that you should close the listing and start a new one. Now, that being said, I have talked to other Local SEOs who disagree with this advice. In fact, just last Friday I was speaking with someone who said that what they did was to create a new listing for the new address, edit the citations in as many places as possible to reflect the new address (on other directories, etc.) and then deleted the old listing. Reviews were apparently lost (that's to be expected) but he said that the transition went okay. I've heard others speak of other approaches as well.
Nothing is fool proof. Google seems to have a lot of trouble handling changes of address well. Because of this, I'm going to give you some resources for reading up further on this topic.

I don't have a simple answer to give you for how long this should take, unfortunately. You will see in the above threads why that is. Google really needs to improve their ability to handle this activity that happens every day - businesses do move! Hope this helps, Daniel.

Google's official line is you should close the listing...but I wouldn't. The address change can take 2 to 3 weeks. I would suggest they start updating all their citations as well - quickly!

Why is Google appending a different website's brand name to the end of SERP title?
I've recently been shown some SERP results where Google is appending a different website's brand name to the end of the SERP title. It's actually rewriting the brand's name to that of the other website. (This is obviously not ideal.) Why would this be? We have a jewellery store client who already have a Google My Business page set up for its store front business. Should we also create a Google Brand page for its e-commerce site (which has a different business name to the jewellery store)? This client already has a pretty robust Facebook profile. Is it worth it maintaining a Brand page then - since it targets Google plus users?

Google Changing the Title Tag to Your Brand
A while back google started changing our title tags to have our name in it, which was great and reasonable for the most part. We recently ran into a problem with it as we have some properties on our site that fall under a dba. Here is the example. Title tag: Kolea- Waikoloa Vacation Rentals

Kolea is a vacation rental community is a resort called Waikoloa. Waikoloa Vacation Rentals is our company name and www.waikoloavacationrentals.com is our company site. Here is the problem:
Title tag: Hualalai Resort- Waikoloa Vacation Rentals
Hualalai is a completely different place than Waikoloa and we do business in there as Hualalai Vacation Rentals, but keep our properties on our www.waikoloavacationrentals.com site rather than microsites. It's been 2 Months and Google STILL shows my Old URL, why? (help please)
First i just want to say the 301s, change of address and nearly all outer links are changed to the new url since early september. Let me give you an example... Query: Custom Sweatbands Ranking URL: www.stbands.com/custom-sweatbands/ **Correct URL that it is 301'd to for over 2 months now: **www.customonit.com/custom-sweatbands/ More... new sitemap has been submitted since the beginning. The old website www.stbands.com doesn't even exist anymore, in fact at the beginning of this month I got pretty angry and blocked search engines via the robots txt for the old domain. Any way I can get Google to catch on? Thanks in advance!

Changing a "city" or "town" location in google maps
Hello Mozinators! I have a client I currently work with doing SEO that has a rare problem that I have not come across before nor have I been able to find any information on how to make changes for it. The problem being that the city/township is more of a community that has yet to officially be labeled as a city, yet is still marked as a town on google maps. This is a great step in the right direction however the google maps location is over the wrong place. I have attached screenshots of the google maps for this location. In the top is a place called "Lakewood Ranch" and it is not in the correct spot. Lakewood Ranch should instead be in the bottom corner of the overview screenshot, where the town center is and the medical center off of the "University PKWY" exit. I have absolutely no idea on where to start to get these changes put in place, nor if they can even be put in place. Please let me know! Thank you so much in advance! a86TM.png u1ipV.png

Creative way to secure local addresses for Google Places?
For those of us that operate business in other areas that we technically dont have an "address" in... are there any creative ideas/ways anyone has run across in securing a physical address that you can use for local listing? I have already tried the virtual office type of companies, and their inventory is limited to major metropolitan areas.
