Bought links from sites with target keyword in their URL

One of my rivals in a competitive field (real estate) has done this deliberately and extensively -- it accounts for about 2/3 of his inbound links. Result: he's now #1.
How strong a ranking factor is keywords in source URL - ie, how easy is it to beat with other ranking factors?

Having keywords in a page's URL improves its relevance for that specific topic, and getting links from topically related pages is ideal. However, in order to be a really good link the content on the page itself and the rest of the site must also be related to the topic as well.Then there are factors such as page authority, domain authority, and anchor text. So the URL of the page that the link is on is not itself a powerful ranking factor.

I'm looking for a bit of advice on best practices when it comes to linking domains that are operated by the same umbrella corporation. Are links from the header/footer no longer beneficial? Back links from sites like Wix & Wordpress.
Sorry for the newb question. If you get a back-link from a blogger on wordpress will you get any of the 'link juice' from the platform. i.e) from the Wordpress site. I'm talking about bloggers whose URL's would be like...www.wordpress.com/bloggersitename I imagine not, but it would be good to know for sure. Isaac.

Should I work with current site or start a new site with more keywords?
I have been working with my site for some time. Sadly, I am moving lower and lower in ranking. I am wondering if I should just transfer my site to a new URL (this time including keywords). I don't understand the whole disavow link thing. I hired someone about 2 years ago, when I lost my ranking due to malicious software. Well, it turns out that, she submitted my link to weird sites that I don't even know what they are. It is like sites with thousands of websites just listed. Things have never been half of what they were and I am really just growing frustrated. I understand that having an a URL for awhile is helpful, but I appear to have lost many of my good linking sites. Any thoughts?

Free tool which includes a link back to my site
On one of my sites I provide a free tool to other webmasters to use that allows them to copy some code to use the free tool on their website and under the tool on it says "Powered by: mysite.co.uk" with a link to "mysite.co.uk". Now I have no real control over which sites can come and use this free tool (a tool to test how fast an internet connection is), on the whole though it is aimed at a specific niche but a range of sites do use it which means good or crap sites can pick up the free code to place into their sites. The link to mysite.co.uk is now always mysite.co.uk as the anchor text, I used to use the websites name (which is the actual name of the URL - link to site at end of post) so the links were keyword rich but only to my sites genuine name, however I now just leave it as the URL to my site. I am not aiming to do anything untowards with the linking other than to get the acknowledgement that it was provided for free by my site, however I'm wondering if google etc will be able to tell they are natural and not dodgy? More than 2K dofollow links, from one site with one anchor text?
A week ago one person of our team added a link with anchor text on a web directory website PR5, but from this one link, Google indexed more than 2K links from this website with same anchor text, and then our keyword ranked first on SERP. The problem is that this clearly look like SPAM to Google, so which way is better to remove this link, with disawow tool, or to contact the web directory site owner?Could anyone give me any advice for this?

We do great in earning links to our homepage, articles, linkbait, and resource pages but we get few links to our product pages which are honestly pretty boring. Do you have any advice for increasing links to these important "money" pages? (we are trying to add useful content to make them less boring and unremarkable)
