SEO agency makes "hard to believe" claims

I operate in a highly competitive niche of "sell house fast" in UK.
Sites that are in top 1-3 tend to have thousands of links. Some of these are spammy type links. These sites have Domain Authority too.
My site has good content http://propertysaviour.co.uk and is listed with around 12 well known directories. I have been building back-links manually over the last 3-4 months.
The SEO agency we are looking to work with are claiming they can get my website to first page with above keyword.
How would you go about this strategy? What questions would you ask SEO agency?
What elements can do I myself? By the way, I am good at producing content!

There are companies that can get rankings that quickly in competitive verticals. But to do so they'll need to use techniques that are not within Google's guidelines such as using private blog networks or injecting links via hacking other people's sites.
If this is a site that you can walk away from should it get penalized, then hiring them might make sense. I'd want to ask how they are getting links and to make sure that they are not doing anything illegal or anything that involves hacking other websites. Getting links from a private blog network (if that's what they are doing) is not illegal or immoral, but if Google catches on and the site gets penalized then you may never be able to recover it.
If this is a site that you plan to keep for the long run, then it makes more sense to hire an agency that will improve your search presence gradually. Good SEO usually takes a lot of time.

Be careful. I'm seeing links that Google will likely see as unnatural such as:

http://cqycxzfwzx.com/sell-my-house-fast-for-cash-your-request-fulfilled/
You're in a competitive space. I am betting that those sites above you with spammy links will drop out of site the next time Penguin hits. If they don't then it's because they're using private blog networks that Google hasn't been able to detect algorithmically and they're prime targets for a manual penalty.
My advice for hiring an SEO company would be to ask them exactly what they will do for your site. Are they going to improve your on page SEO? If so, how? Are they able to get you links? If so, how? If they tell you that the process is proprietary then it's probably not above board. If they give you marketing speak like, "We'll leverage your blah blah blah and produce stellar content marketing blah blah blah" without actually giving you a concrete idea of what they'll do then that's not good. I'd also ask for references. If they hide behind an NDA that's not good. Good SEO companies will have people lined up to give them a reference.

It's still as easy as it ever was to build spammy links. But it's just not what you should be doing to build a long-term high traffic site.

Walk away. No-one can make these claims without doing something a bit dodgy. Generally these sorts of claims turn into results that are short-lived and after a few more months, Google has caught up with what they are doing and you end up with a penalty.
Link building is not as easy as it once was. Now you need to have a reason for someone to want to link to you - if you want good links that is. A good linkable asset can make a real difference, so you need to start thinking outside the box a little bit on what you can do to help make you stand out a little.

Thank you. I can do the link building. What I am not so good at is finding good sources of manual link building. Is there any recommendations?
I have used the Web Explorer tool as seen my competitors spammy links being built. I do not want to go down that route.
Would love to get your opinion on this. What tools do you use for finding good links?

In all likelihood they're telling the truth.
Shock? Perhaps, but here's another truth in the following 12 months you'll get slapped so hard your site will be in a worse position than today!

How do I increase domain authority and page rank for my website. The websites I'm up against have tens of thousands of links (mostly spammy)!

I dont have a huge amount to add to this, other than in my experiance a lot of agencies tend to be 2 or 3 years behind in general practises, especially the smaller ones.

The times of looking to rank numero uno for one term are long gone. What sounds like your existing strategy of having good content is the way to go. The risk with an agency that would even focus up on one term and promise number one is that they are going to inadvertently wreck your link profile.
If I were you, I would read the beginner's guide to link building https://moz.com/beginners-guide-to-link-building and continue to make good content. Don't allow an agency to manipulate the hell out of your profile for the sake of one term.

Hypothetical SEO Question
I am running a website for a law firm. It has been running for many, many years and has plenty of backlinks and authority. I then create a standalone website for a specific type of case that the law firm is handling. On that website, I have a page that copies some of the attorney bio text from the main website. How much of a negative impact will this standalone website have on the main website as far as duplicate content issues are concerned? Please explain your answer in detail. Thank you in advance.

In what type of a situation is it the best type of practice to use a self referencing rel "canonical" tag? Are there particular practices to be cautious of when using a self referencing rel "canonical" tag? Hreflang="x-default"
Hello all This is my first question in the Moz Forum, hope I will get some concrete answers 🙂 I am looking for some suggestions on implementing the hreflang="x-default" properly in our site. Any previous experience or a link to a specific resource/ example will be very helpful. I have found many examples on implementing the homepage hreflang, however nothing on non-homepage urls within your site. The below will be the code for the "Homepage" for /uk/. Here /en-INT/ is a Global English site not targeted for any country unlike en-MY, en-SG, en-AU etc. Is this the correct approach? Now, in case of non homepage urls, should the respective en-INT url be "x-default" or the "x-default" shouldn't exist altogether? For example, will the below be the correct coding? Many thanks Avi

Building "keyword" backlinks
Looking for some opinions here please. Been involved in seo for a couple of years mainly working on my websites and picking up the odd client here and there through word of mouth. I must admit that up until a few months back I was guilty of using some grey methods of link building - linkvana, unique article wizard and the such. While no penalties were handed out to my domains and some decent rankings gained, I got tired of always being on the lookout for what the next Google update will do to my results and which networks were being hit, and so I moved a lot more into the 'proper' way of seoing. These days my primary sources for backlinks are much more respectable... myblogguest bloggerlinkup postjoint Guest Blog Finder http://ultramarketer.com/guest-blogger-finder/ - not sure where i came across this resource but it's very handy I use these sources alongside industry only directories and general word of mouth. Ironically I have found that doing the word by hand not only leads to results I can happyily show people (content wise) but also it's much quicker and cheaper. The increased authority of the sites means far fewer links are needed. The one area I still am having a little issue with is that of building keyword based backlinks. I now find it fairly easy to get my content on a reasonable quality site - DA to 40 and above, however the vast majority of these sites will allow the backlink only as the company name or as a generic read more type thing. This is fine and it is improving my website performance and authority. The trouble I am finding is that while i am ranking for the title tag and some keywords in the page, I am struggling to get backlinks for other keywords. In an ideal world every page on the site would be optimised for a different keyword and you could then just the site name as anchor text to build the authority of that page and make it rank for it's content, but what about when you (or the client) wants to rank the home for a number of different keywords, some not featured on the page. The keywords are too similar to go to the trouble of making unique pages for, and that would also add no value to the site. My question really then, after a very long winded way of getting there, is are others finding it much more difficult to gain keyword based backlinks these days? The great thing about the grey seo tools, as mentioned above, is that it was super easy to get the backlinks with whatever anchor text you wanted - even if you needed hundreds of the thing to compensate for the low value of each!! Manage Ranking for " Out of Stock" pages
Hi, I own an e-commerce marketplace where the products are sold by 3rd party sellers and purchased by end users. My problem is that whenever a new product is added the search engine crawls the website and it ranks the new page on 4th page. when I start optimizing it to gain better rankings in search engines the product goes out of stock and the rankings drop to below 100. To counter that I started showing other related products on the "Out of Stock" pages but even then the rankings are dropping. Can someone help me with this problem?

"site" operator and pages
Hi folks, We are having trouble in indexing, We have certain pages which are not coming in results when I am using the site operator in Google. for e.g. : sitename.com/widgets/red They are not showing any link results in Google webmaster tools too. But the pages which only linked through them are displaying in results when I am using site operator. for e.g: sitename.com/widgets/red/large We are redirecting some of the search which are close or exact match to the respective pages for e.g: sitename.com/search/red --> sitename.com/widgets/red We are fluctuating on rankings too in google serps form top ppositions to no where, for sitename.com/widgets/red and most of the times when google shows sitename.com/search/red instead of itename.com/widgets/red. Can you please put a light on this issues.
