Massive local + national disconnect in rankings (local deindexed)

I asked the question originally on webmaster central. I tried RickRoll's solutions (but it doesn't seem to have solved the issue).
Problem below:
I've been noticing for some time that certain pages of our site (https://www.renthop.com/boston-ma/apartments-for-rent) have been deindexed locally (or very low ranked), but indexed nationally (well ranked). In fact, it seems that the actual page isn't ranking (but the blog https://www.renthop.com/blog is).
This huge mismatch between national vs local rankings seem to only happen for Boston & Chicago. Other parts of the country seem unaffected (and the national & local rankings are very similar).
A bit of a background (and my personal theory as to what's happening). We use to have subdomains: boston.renthop.com & chicago.renthop.com for the site. These subdomains stopped working, though, as we moved the site to the directory format (https://www.renthop.com/boston-ma/apartments-for-rent). These subdomain URLs were inactive / broken for roughly 4 months.
After the 4 months, we did a 301 from the subdomain to the main page (because these subdomains had inbound external links). However, this seems to have caused the directory pages to exhibit the national/local mismatch effect instead of helping.
Is there anything I'm doing wrong? I'm not sure if the mismatch is natural, if the pages are getting algo penalized on a local level (I'm negative SEOing myself), or if it's stuck in some weird state because of what happened with bad sub-domain move).
Some things I've tried:
- I've created webmaster console (verified) accounts for both the subdomains. I've asked Google to crawl those links.
- I've done a 1-1 mapping between individual page on the old site vs the new directory format
- I've tried both doing a 301, 302 and meta-refresh redirect from the subdomains to the directory pages.
- I've made sure the robots.txt on the subdomain is working properly
- I've made sure that the robots.txt on the directory pages are working properly.
See below for a screenshot of the mismatch & deindexing in local search results (this is using SERPS - but can be replicated with any location changer). Note the difference between the ranking (and the page) when the search is done nationally vs in the actual location (Boston, MA).
I'd really appreciate any help.. I've been tearing my hair out trying to figure this out (as well as experimenting).

I do think RickRoll's advice was good, and the first thing I would say is that you should leave those 301 redirects in place, on a page-to-page level, for a good long while - don't change them again. It looks like there are still some pages from boston.renthop.com in the index, which indicates that Google may not fully understand that these pages have all moved. There are only a few still in there, though, so I don't think that's the only issue.
One thing that can happen when pages 404 for a while is that even if you 301 them later, the link equity of the original pages can disappear (it doesn't always, but it can). So you probably want to spend some time building links to these pages/site sections, and where you can, I also recommend reaching out to sites that linked to the old subdomains and asking them to update the links. I'd recommend trying to get new links from local-specific sites (i.e. sites about Boston or Chicago, vs. nationwide/non-local sites about apartment hunting), and here's why:
In my experience, Google usually treats "{keyword} in {location name}" searches differently depending on whether or not you're actually in the location you're searching for. If you're not in the location, it treats {location name} as a keyword, but if you are in the location, it treats {location name} as a location. So for example, if you search "apartments in Boston" and you're not in Boston, it will show you pages that rank for the term "apartments in Boston" - but if you are in the Boston area, it will show you pages that rank for the term "apartments" and that have strong local indicators that they are in Boston, or more specifically, are near to you.
So since you rank nationally but not locally for this term, it sounds like the signals you need to focus on improving are local signals. You can do this by building links from local sites, by adding e.g. "Boston, MA" to title tags on individual apartment listings, and by building out some unique, locally-focused content like neighborhood guides to add value to searchers from that area.

Page not being ranked properly
Hi, Wondering if someone could possibly shed some light on why some of our pages are not being ranked properly on Google. For example this page https://www.mypetzilla.co.uk/dog-breeds Keyword "Dog Breeds" we can't be found on and we are absolutely baffled why? Could it be that we are listing all 100 and something dog breeds on one page? Should we introduce pagination or load more as user scrolls down. This page has been up for at least 4 years. Any suggestion or advice would be much appreciated. Many thanks

Wrong Pages Ranking
Good Afternoon We had an issue a while ago with the incorrect pages ranking in Google for some of our key terms. For example the page ranking for the term in Hotels in Spain was an individual information page for one particular hotel in Spain rather than the top level page which is optimised for "Hotels in Spain" The individual property page was ranking around 36-40 so we tightened up all the internal linking structure to ensure the term "Hotels in Spain" was pointing to the correct page and de-optimised the individual property page for the term. After a few weeks, everything seemed to be working and we were ranking top of second page for correct page however, ranking report today has reversed our good fortune and the incorrect page is ranking in a low position Any further suggestions or advise would be very much appreciated. Ideally, I don't want to remove the page that is ranking as it's still relevant for a search for that particular hotel

We are switching our CMS local pages from a subdomain approach to a subfolder approach. What's the best way to handle this? Should we redirect every local subdomain page to its new subfolder page?
We are looking to create a new subfolder approach within our website versus our current subdomain approach. How should we go about handling this politely as to not lose everything we've worked on up to this point using the subdomain approach? Do we need to redirect every subdomain URL to the new subfolder page? Local Google Place Ranking loss
One of our clients lost rankings on the local map results. Last month we changed the phone number on the G+ page so the number is the same as on the website but it's still a call tracking number. We also changed the url to example.nl/plumber-newyork so it directly links to the local page and we made the local G+ author of the local page in the website. Can these changes have something to do with the ranking loss in google maps results?

How long before your rankings improved after Penguin?
Those of you that have algorithmic penalties, how long after making changes did you actually see an improvement, or have you ever? I have several sites that tanked after Penguin 2.1 and after doing Link Removal, Diasvaow files and building newer more quality links and adding content, I am STILL not seeing any change in rankings after several months. I have heard from some people it can take up to 6-months for google to even crawl a disavow file. I have also heard no matter what you do it won't matter until Google does another update. I feel like we have made a lot of changes in the right direction, but I don't want to go overboard if nothing is going to matter until another Google Update is done. What are your experiences?

Cannot find reason for drop in ranking
One of our clients is a lingerie retailer, that also sells swimwear and nightwear. They have a webshop, with landing pages such as /lingerie, /swimwear and /nightwear (only in Dutch). The nightwear page is doing ok (#5 in Google NL), but for the swimwear and lingerie pages, something strange has happened and I have no clue what it is. On May 7, the /swimwear page ranked 24 for swimwear in Google NL. In that period, the homepage was ranking at #40-50. One week later, on May 14, the homepage was ranked 24 for swimwear, and the /swimwear page was nowhere to be found. The homepage is currently ranking 17/18 for swimwear. Something similar seems to have happened for lingerie. The homepage was ranking at around 11-13 for a few weeks in April/May, the /lingerie page was ranking at 8 in May, and then after the 4th of June, both the homepage and the /lingerie page no longer seem to have any decent rank for lingerie. So, trying to find the problem: I checked the Moz On-Page Grader for all three pages/keywords. All pages get an A. Robots.txt hardly contains anything, and there's no robots meta tag to block the page. Checked Google Webmaster Tools just in case, nothing out of the ordinary. The page contains 342 URL's which is a lot, but that shouldn't be too problematic, I thought? I used the Moz Keyword Difficulty Tool to analyze the current top 10 for lingerie, and compared it to our client's stats. Page Authority in the top 10 is 37-68, our clients is 33. Domain Authority in the top 10 is 27-100 (wiki page), our clients is 43. MozRank for the top 10 is 6,6-8,0, our clients is 6,7. MozTrust for the top 10 is 7,0-7,1, our clients is 7,0. The basics all look fine! Now, the page could use some link building, the number of links is a little low compared to the top 10 entries. We're also in the process of redesigning the page, adding more products but also more content (text and images) to inspire visitors a little more. But being low on links doesn't seem a good explanation for such a relatively sudden change in ranking. As far as we can tell, looking back at commits by our developers, nothing changed around that time that could have this impact. Of course it's possible that we missed something, we're still looking. Also, it's strange that these sudden changes took place for swimwear and especially lingerie, but not for nightwear. I'd really appreciate any tips, hints etc. to find out what's going on here. Well Ranked National Site - Need Local Rankings
We are a virtual company doing business in 30 states nationwide. All our business is done via the phone, fax, email and express mail. Back in 2008 I optimized our small 8 page website for our key terms and was able to rank the site #1 nationally for our main keywords. (I did a 6 month consulting gig for the company). The site remained #1 in Google until last year when some serious competitors entered the space and knocked us down to the middle of page one. Then with the Panda update #1 & #2 we have seen our traffic drop 50% mostly due to not receiving the City + Keywords rankings any more. I have now been hired full time to bring us back but my question is this Do I need to build out city specific pages on the existing website? Do I need to buy keyword specific domains and create microsites? Do a combination of both? I would love to do both but I have to prioritize my efforts. Any thoughts would be great.
