I am ranking for local broad terms, but I am not ranking when geo-modifier is included.

I have noticed that my rankings for broad terms have dramatically improved in the area I service. But, when I put the broad term in my search query with a geo-modifier I notice I am still not ranking even though my domain authority and page authority is higher than the competitor who is ranking. Why might this be? I am not penalized, or have a manual action. I am also featured in more hyperlocal niche directories.

This kind of scenario is not going to be easy for the community to troubleshoot without actually being able to look at the specific players and queries in question. It's completely understandable if you cannot share your client's info here on the forum, but that will limit the specificity of the advice you'll receive.

Hard to tell without more information or domains and keywords that we could try and observe ourselves. You might want to supply those to us. Are you observing organic or local search rankings? Assuming you're observing local search results:
- What's the relative proximity to city center, you vs the competition?
- Who has more or better citations?
- Have you claimed and completely populated your local listings, most importantly, your Google local listing?
- Is it properly categorized and is that categorization reflected in the terms you use throughout your site in keywords, headings, body text, geo and schema tags?
- Have you created and submitted a geo sitemap?
- Are you using a consistent name, address and phone number on every page of the site?
- Do you have a Google map embedded onto your contact page?
- Who has more reviews?
Don't feel a need to respond if any of my questions triggers the answer you're looking for. But if it doesn't, probably supplying us with your keywords and domain would be your next best bet.

My competitor oddly enough only has one page on his site which is his home page. He has one back link which is from the chamber of commerce, which I am already listed in. My competitor does not seem to be implementing any SEO strategies from what I can tell because his NAP information is not even on the homepage.

The address is listed on my site, and on every page in the footer. Every page on my site has content that includes a mention of my brand name and the city it services. My domain name also has my keyword and city i service. My competitor who is ranking only has one page for his entire site which is the homepage. The page has a DA of 7 and a PA of 22 and he is ranked 1st with the geo modifier.

Without having any additional context, my best guess would be one (or likely more) of your competitors have targeted these keywords with standard local SEO tactics: hyper-localized, local address/business schema markup, address and other local neighborhood information, relevant on-site content, etc.
Maybe they've focused more on semantic aspects of on-page SEO factors (co-citation, location of targeted keywords in relationship to one another, other semantic relationships) than you have? While it sounds like you've done a good job including your website (a backlink) in high-quality local directories (more than your competitor[s] have at least), but what about links overall?
While local-relevant links are nice, high-quality links in general will still carry a website a long way as far as ranking and consistent organic traffic. It appears Pigeon - the most recent local update - is steering closer to generic web ranking signals, not just the local stuff.

What kind of local optimization are you doing on your site? Is you address posted on your site, maybe in the footer so it is on every page? Do you have any content on your site that optimizes your location?

Is dynamic keyword insertion a viable local SEO tactic/strategy for your content?
Hi mozzers, I have a meeting tomorrow with the dev team to discuss about dynamic keyword insertion implementation on a new site. This site currently holds 40 geo specific microsites with several service pages each carrying unique content. These pages(about 400 pages) are seen by VP of marketing as hard to maintain and inconvenient when wanting to change content across these pages. The VP is looking to automate content as much as possible without hurting our local SEO efforts. The dev team will be asking me if dynamic keyword insertion could a viable strategy for these 40 locations without harming local SEO. Currently we have a robust local SEO strategy in place and wouldn't want to change it unless dynamic keyword insertion is a viable option and won't hurt all the seo efforts that are in place? If this is not a viable solution, any recommendations on any other solutions we could use to satisfy the VP? If you have used DKI for your local SEO efforts, please share your thoughts and results that you have seen. Any real case scenario data/knowledge would be really helpful. Thank you!

Another local fence company used (stole) one of my images
We have a local fence business in Oklahoma City and one of the other local fence companies took the liberty of using one of our images that I took myself on their website...creating a similar page even. They took the our image from this page: http://www.a-better-fence-construction.com/metal-fence-post.html And used it on their page (2x they used it!): http://fenceokc.com/2016/07/13/all-about-fence-posts/ They didn't even bother renaming the file "metal-fence-post.jpg"! I'm not experienced in what I should do? (I did a google image search and lots of websites are using it...but one contractor locally in OKC is using it and one in Dallas area is also using it.) Trying to rank homepage nationally and internal pages locally?
We are a finance brokerage in Australia and we operate in a specialist niche and in regional areas with low competition but we have identified KW's that are very profitable to us but seem to need different approach re strategy. We specialise in Agribusiness lending. We have been pretty scrappy in the past with our SEO as it has always been done by me, and as a startup, as everyone knows, the jack of all trades can help and hinder! To date, we have done a lot of Adwords (and KW research) so I have a fair idea of what keywords I am after. Some KW are low competition and extremely profitable to us. But there is a difference between them on who our competitor is and how difficult it would be to rank and which strategy to use. For example Agribusiness, used by all major banks, now they provide agribusiness, but only via their own products, as we are brokers we tend to receive a lot of new leads as we are brokers and we can compare all products and as agribusiness can be quite complex this is a major point of difference for us. So my strategy to rank for this KW would include a national approach as we provide advice in this space on a national scale, which has worked well via AdWords leads. But would like to move away from my sole reliance on AdWords. Then we move onto KW that we have also had some success on a national scale via Adwords but the metrics suggest is better from a local perspective (local regional town), i.e hobby farm loan, rural finance, even home loans (when there is no other local competitor in small town). As we have brokers in other regional towns this also opens up an opportunity to have either internal pages with lots of local signals (i.e NAP, Authority outbound links, local KW, social signals from local FB groups etc). But can a internal page compete against a competitors HP, for example I was going to set up mysite/Toowoomba.com.au internal page with info re that broker and lots of local points, or am I best to create another site, i.e brandname-Toowoomba.com.au (still linking from my contact us page for Toowoomba) and focus solely on local for this site (including internal pages to rank locally, i.e Toowoomba Home loans)? the extra benefit is I then create another asset if I was to sell the region as a franchise (another discussion) So, my question is, can I mix my strategies without any issues, or should I create separate sites?

Local Search - Google Mobile Results (Web&App)
Hi, I have a client with multiple locations. One of the locations manager is searching for branded and non-branded keywords on his mobile phone and not able to locate the business (within the parking lot of the location). Our ranking reports via a local search platform and manual checks indicate the location is actually ranking well. and we're seeing progress in GA. Has anyone deal with something like this before? This is a location that recently opened to the public. The concern is around mobile web and app results. I'm looking for some guidance around how to approach the situation. Local SEO for B&B - Attracting International Customer
Hi Guys, Hope the MOZ expert community will be able to help me 🙂 What would be the best way to manage the SEO for a Bed and Breakfast ? As the B&B is in a touristic place in France attracting lots of German, American and British tourists, the website will be in French, translated in English and German. It will be set up under a .fr extension and using wordpress multisite for each languages, so it will look like this: French: www.mydomain.fr English: en.mydomain.fr German: de.mydomain.fr They'll roughly have the same content for the business part, but they'll have different articles on their respective blogs. Now my questions are: If I sign up to Google my business (http://www.google.com/business/) Would I be able to translate all my business descriptions, separate the reviews per language, use google+ for different language? If not, then should I sign up for the French version of "google my business" and then open 2 separate G+ pages for the English and German version ? Can I open 3 different "google my business" account for each language but with the same google account, same telephone number and same business address ? Should I actually "translate" my business name and create 3 separate website so I can open a "Google my business" for each, but then they'll still have the same address and phone number ? Basically, I want to find the best solution for people around the world to see the content in their own language (reviews, blog post...) and also show up on map listings for google.com /.co.uk / .fr / .de etc... Other social media: Facebook: should I have one page and target the English language for each post in English, etc... Or should I have 3 facebook page in each language ? Should I have 3 pinterest accounts, or should I create 3 boards for each language so I can describe each pictures in proper language Miscellaneous Don't hesitate to give me any other important tips that I should think about before launching ! Ranking http://www when its forwarded to https://www
Hello, I have a question about the best practices for assigning "https" and "http" versions. We have added https://www.mysite.com in Google WMT and was ranking. However I noticed with my other tools, that http://www.mysite.com version had better anchor text distribution and also had better Trust Flow were as the https://www.mysite.com version had no trust flow at all. Can I assign http://www.mysite.com in Google WMT and still have it do a 301 Redirect to https://www.mysite.com. This way I can capitalize on the better anchor text profile and trust flow, and still rank properly? Any thoughts would be appreciated. Thanks
