What to do with temporary empty pages?

I have a website listing real estate in different areas that are for sale. In small villages, towns, and areas, sometimes there is nothing for sale and therefore the page is completely empty with no content except a
and some footer text.
I have thousand of landing pages for different areas. For example "Apartments in Tibro" or "Houses in Ljusdahl" and Moz Pro gives me some warnings for "Duplicate Content" on the empty ones (I think it does so because the pages are so empty that they are quite similar). I guess Google could also think bad of my site if I have hundreds or thousands of empty pages even if my total amount of pages are 100,000.
So, what to do with these pages for these small cities, towns and villages where there is not always houses for sale? Should I remove them completely? Should I make a 404 when no houses for sale and a 200 OK when there is?
Please note that I have totally 100,000+ pages and this is only about 5% of all my pages.

I think that populating the pages with "old listings" is a great example of what I could do. I could say "No current listings, but these are the last 10 listings that was sold in this area".

Correct. It would pass pagerank but Google would also remove the pages from index.
Can you populate the locations with no current listings with random listings from surrounding locations? Or leave older listings live on the page under a heading "Recently Sold" - or something similar?
If you want to overcome duplicate issues and keep the pages indexed, you will need to populate the pages with some sort of unique content you or are going to keep getting these issues.

And the reason you would chose this over 404 is to be able to pass pagerank? That's the only benefit? This would still make Google remove the page from the index right?

Hi Marcus,
You could add canonical tags on the location pages that have no listings and point them to a top level region or another close-by location that does have listings.
The canonical tag will pass on any authority that each location page has and overcome the duplicate content issues that you are seeing.
I imagine that this would be a nightmare job if it had to be done manually, so hopefully you (or your developer) can set a rule that if there are no listings in a location it automatically points a canonical tag to another relevant page.
Another option would be to "noindex" location pages with no listings. This will solve the duplicate issues but won't pass on any authority the location pages might have.

Anyone have any further suggestion for this? Or any input if it is a good idea to put 404 on a page when its empty, that is probably going to be changed to 200 OK later when it gets content on it?

Maybe I should have explained why I was uncertain about it.
Isn't it weird to have a site be 404 and 200 every other week or month and keep changing like that? To me a 404 is a page that is "definitely not here" or "permanently removed". Basically telling Google and visitors "There is nothing here now and there won't be anything here later".
If I set it to a 404 every time the page is empty, and lets say it is empty 6 months out of 12 months of the year. Won't Google remove my page from their index completely?
To me it is the first solution that comes up in my head, thats why I mention it. But at the same time it does not really seem like a way to tell Google that the page is "temporary empty, but might have content in the future".

Hi Marcus, Your proposed idea is good: 404 in case there are no houses for sales and a 200 if there are.

Home page URL
Hi, I work on this site: http://www.towerhousetraining.co.uk/about-us. This is the home page URL. Should this be 301'd to: http://www.towerhousetraining.co.uk? I have created a site map, which I submitted to Google Webmaster Tools, which includes these URL's: /about-us, /training-we-offer & /contact-us. There are a total of 3 pages on the website. Webmaster tools has only indexed 2 out of 3 pages. I think this is something to do with the /about-us URL, as when I do a site: search, these pages appear: www.towerhousetraining.co.uk/, /training-we-offer & /contact-us. I am not sure why Google has indexed the home page as www.towerhousetraining.co.uk/ and not /about-us? Is it a bad idea in general not to have your homepage as your root domain? I added a to the homepage, but am wondering if this was the right thing to do? Any help would be appreciated.

Determining When to Break a Page Into Multiple Pages?
Suppose you have a page on your site that is a couple thousand words long. How would you determine when to split the page into two and are there any SEO advantages to doing this like being more focused on a specific topic. I noticed the Beginner's Guide to SEO is split into several pages, although it would concentrate the link juice if it was all on one page. Suppose you have a lot of comments. Is it better to move comments to a second page at a certain point? Sometimes the comments are not super focused on the topic of the page compared to the main text.

What to do when you want the category page and landing page to be the same thing?
I'm working on structuring some of my content better and I have a dilemma. I'm using wordpress and I have a main category called "Therapy." Under therapy I want to have a few sub categories such as "physical therapy" "speech therapy" "occupational therapy" to separate the content. The url would end up being mysite/speech-therapy. However, those are also phrases I want to create a landing page for. So I'd like to have a page like mysite.com/speech-therapy that I could optimize and help people looking for those terms find some of the most helpful content on our site for those certain words. I know I can't have 2 urls that are the same, but I'm hoping someone can give me some feedback on the best way to about this. Thanks.

Page not Accesible for crawler in on-page report

Backlinks to unique login pages
Hi There, This has turned out to be slightly long winded! Congrats to anyone who manages to follow what I am on about and cheers to anyone that can help! The company I work for has several hundred backlinks from customer sites (authority sites) that link to their unique login pages (e.g. customer.oursitesname.com/unique-identifier). From these pages they can access our learning platform. For maximum SEO benefits we have been trying to think of a way to get these customers to link to our start page. This is what we have come up with. Customers would link to us using a URL with this format www.oursitesname.com/#customer-unique-identifier. (I have read somewhere that Google “ignores” everything after a #). This URL would then cause a Jscript pop-up or drop-down to open. The pop-up or drop-down would be hidden for the normal user and only be visible for users that visit over the unique URL. The pop-up or drop-down would be unique for each customer (mainly for branding purposes). The pop-up or drop-down would contain signup/login fields. So now to my question, will this get us in trouble with Google? Is there a better solution than this? Are we over thinking it and should we just do something like this: www.oursitesname.com/customer-login/unique -identifier and set www.oursitesname.com/customer-login/ as the canonical? Does the Google bot get suspicious of hundreds of canonical tags pointing back to the one URL? Thanks in advance! Henry

Duplicate Page Title
