Does Google Penalize for Hiding Address?

I have a situation where a client is working out of their home. I know that Google does not like when you list a business with a home address so we have hidden the address on Google, but are wondering if Google penalizes businesses for hiding it?
When listing them to other directories we do our best to find ones that we can hide the first line of the address. But does that matter? Should we just be listing to our normal directories with the address visible?
Does a mix of hidden addresses and visible ones hurt your rankings?

Hi Miriam. Thanks! Honestly, the mailbox advice was a consideration purely from a privacy stand point as I wouldn't recommend anyone to use their home address for any business based activity regardless of what Google recommends.
But you're absolutely correct that Local is designed for physical addresses of public locations open for designated hours. If that's the setup that someone is pursuing than they should definitely make it as straightforward as possible. Thanks for emphasizing that point here and your superb answer below!

I've really been enjoying your super contributions of late to the community. Just terrific! I want to include a little addendum here ... advice regarding using mailboxes might bear more investigation. Google wants all addresses to represent a physical location ... not a P.O. box, UPS box or what have you, so this might be something to research further. Thought I would mention, and thanks again for your recent generous contributions to so many local discussions!

Good questions. I'll answer it in 3 parts for the sake of organization:

No - Google does not penalize anyone for hiding their address. If the business does not receive customers at a staffed location during stated hours of operation, then not hiding the address is a violation of Google's guidelines (see: https://support.google.com/business/answer/3038177?hl=en) and this violation is what could lead to possible action on Google's part. So, don't think of hiding the address as something that will incur a penalty.

That being said, there is a school of thought in the Local SEO world that in a scenario of uneven competition, businesses with a staffed, physical office that welcomes customers during stated business hours may have a slight advantage over competitors who do not have these amenities and are therefore hiding their address in compliance with Google's guidelines. So, the nuance to understand here is that if in the 7 or 3 packs in your client's industry/geography, some competitors can show their address while others have to hide it, the former may have some advantage. No one knows the exact degree of this hypothetical advantage, but it may exist. On the other hand, if in your client's packs, all of their competitors are in the same boat and are having to hide their addresses, the playing field is completely even so no one has any hypothetical advantage. It just depends on what the field of competition is like in your client's packs.

To my knowledge, Google is the only major engine with this hidden address requirement. For any other local business platform, the choice to display or hide the address is a personal one. Your clients can be broken down into two categories, when it comes to this:
a- Client has privacy concerns and doesn't want their street address displayed anywhere. In this case, the Local SEO on the project will need to stick to building citations only on those platforms that support hidden addresses.
b- Client has no privacy concerns and doesn't care if their street address is displayed in various places. In this case, there are no restrictions on where you can build citations.
Obviously, client B is at an advantage, because he will be able to create citations in more places.

Is the client taking walk-in traffic at home? If not--i.e. the address isn't necessary for people to visit--I would approach your client with the idea of purchasing a mail box service to use as the business address.

Do I have any other options other than to just wait on Google to catch up with reality? Here's the background: I work for a hospital. We just opened a clinic on a street that is real and has a U.S. Postal Address, but Google Maps doesn't recognize it, and redirects people to a house . This is our postal address: 8343 S 168th Ave Omaha NE 68136-1677 If a patient enters the following into google maps, 8343 S 168th Ave, the location the map autofills the wrong zip code, and sends them to a home that is on S 168th Ave. (where in theory a home would exist if it had that home number). The road does exist in that portion of town. If a patient enters 8343 S 168th Ave, Omaha NE 68136, google maps takes you to the correct location, but it automatically changes Ave to St. The verified Google My Business listing also lists it as Street, even though on the back end I've put in the word Avenue, and it shows up in the right place. If however someone just searches by name "Chalco Clinic" the right Google My Business comes up. Google Map Penalty or Odd Filter? Listing Goes Missing
Hello Moz. We have a law firm client who practices criminal defense law. Historically, he has been ranked for _years _in the map pack and first page of search for a variety of phrases. This is a law firm with twice the number of reviews of the next competitor, solid back links, and open 24 hours a day. Over the past 30 days, he now appears inconsistently in the map packs. Sometimes he is in the C slot and sometimes he does not appear at all. Most of the time he is not listed for specific legal phrases for DUI, DWI and criminal defense. When he is not listed in the A, B, or C slot, then he is actually gone completely. You click on More Places and his listing for the map is just completely gone. You can scroll down from listing 1 through 20+ and not find his firm in the Map listings. You would think he would just be further down on the list at 5 - 10. But it is just missing. However, when you change the filters for either rating or reviews, he suddenly will appear. In fact, he will be near the top of the list, but only on filtering. You can even clear the filter and he stays listed in typically the C slot too. However, if you refresh the page, he is gone again. My question is simple: Do you think there is some type of data issue or penalty in place? Or is this just how the filters work - suddenly showing a list that should appear in the main area. PS: If I am not clear on the above, I can send video evidence of this oddity.

Should I use a vanity address when creating local citations?
My client is opening a new location of their business in the Dallas area and has listed the location on their website under Dallas, but their technical address is Farmers Branch. They have not started any citation building efforts, so I will be creating all citations from scratch. Should I create citations using the vanity address containing Dallas or list Farmers Branch as the city?

Why does Google only display a 3 pack of local business results for some terms?
We have seen a pattern in the Google UK SERPS where only three local listings are triggered for a query although they have a more local results to show but chose to only show three: Anyone else seen this? Anyone know why? Is there a magic number for them to trigger a six pack, does the data set they pull from need to be larger for them to trigger more local listings. A customer made a duplicate google plus page, now what?
A customer of mine went to a business conference about a year ago and one of the speakers told them of the importance of having an optimized google plus page. Instead of talking to me about it, they went ahead and created a brand new page and began posting content and reviews to it. I've contacted google and they've told me they deleted the first page, but it still always shows up in the local search results even though the new page has much more content on it. Has anyone dealt with a similar situation that could help me? I have them ranking #2 organic, but barely showing up local...

Google Local listing variations
Hi Moz People, I sometimes receive rich snippets (relating to my services) with my Google Local listing and other times I do not. Specifically, if I search my company name ("Marketing Implementation Clinic" as per Google+ Page name) I see the a list of services with the local listing (see the picture attached). However, if I search a derivation (say "Marketing Clinic Melbourne"") I see a very simple local listing without the services snippets. Getting listing in Google map results
Hi all A website i'm current working on isn't showing up in the google map list results on normal search page, anybody know of any reasons this may be? I've never had any issues previously i just registered on google places but since changes to google business it doesn't seem to be automatic any more. Currently i have two different other websites showing in these listings for the search term however my client is questioning why they are not showing up here also as they have the same business type related to the search term.

NAPtastic: Google updated G+ page to "correct" street spelling, but not Maps
A client's G+ page updated from "Jimmy" to "Jimmie" Rd. The change is technically correct according to the legal county road name, though the Places, G+, and indeed even the printed inscription on the Google map itself all say "Jimmy." So, too, does virtually all of the NAP instances around the web. Question - should we update Business Registration Managers with the updated address info and assume the Google change will also eventually filter to other Google assets, or make no changes?
