How to optimize for local when client has a regus office?

Anyone know how to optimize for local when client has a regus office? I heard it doesn't work so well because the offices are temporary and so many have used the same exact address over and over. True? Any way around it?

You've received some thoughtful replies here. I'm going to throw in a monkey wrench, however. Regus offices can, indeed, be problematic. I recommend you read through the threads pulled up in a Google And Your Business Forum search for the term 'regus' and you'll quickly see what I mean:

As Peter mentioned, in principle, this is no different to any other kind of office address. In practice though, you may find some issues as there may be several other tenants who have had this address previously and subsequently there will be a whole list of different names, phone numbers (2/3 of the Nap), website addresses and other info associated with this address.
Also, the Regus building will likely have lots of other businesses in there at the same actual street address which may create further noise.
The general advice is simple.
- get registered with Google+ Local
- build citations at the important
- optimise the website with local in mind
- generally try to ensure the website is high quality
- Try to be active socially, publish content, build local links, encourage honest reviews etc
But, my approach here would also include a detailed audit of all business listings that exist for that address. Get everything in a spreadsheet and contact the sites one by one to either update or remove the listings. Also, to identify if there are any Google local listings that still exist for the old businesses so these can be updated and removed.
Google is probably your best tool here and a search using the elements you know such as office number (Post Code / Zip Code), address will be the first starting point.
"[Office Number]" "[Street Address]" "[Post Code]"
My business is in an office complex called the Custard Factory in Birmingham and the search above for us would look something like:
"112 Zellig Building" "Gibb Street" "B9 4AA"
This should give us a good starting point. From here we will likely find several other interesting pieces of information we can use to refine these searches:
- Business names
- Phones Number
It's not search based buy you may be able to ask the Regus folks for a list of all previous tenant names of this office and that could give you a good running start here.
Then, it's a process of more traditional searches for those businesses and any information relating to them.
"business name" AND "post code" -www.businesswebsite.co.uk
So, for our business address that would be something like
"Bowler Hat" AND "B9 4AA" -www.bowlerhat.co.uk
This will give you a list of results with the business name, post code and remove any listings for the clients website. You may have to play with this a little as the business may have name variations but this will be a good starting point for further investigation.
Citation based factors (Quality, Consistency & Volume) pay a large part in Local SEO and simply building new citations if there is lots of noise out there and some active local listings may not do what you want it to (Or I could just be really OCD about all this stuff).
I suggest a read through at least the foundational ranking factors here but this should give you plenty of scope to get started:

I would think that renting a Regus office address is no different to renting office space in any serviced office location.
It will always take a bit of time to establish a new address/location and be able to SEO around it, but name, address, phone number (with the local code prefix) on the site page(s) is an definite requirement.
Provided your client is not going to be there for a short time then I would back that up by growing citations of their office so that all "signposts" so to speak point to their legitimate office location.

"Hot Desk" type office space to establish addresses in multiple locations
Hello Mozzers, I'm noticing increasing numbers of clients' competitors getting physical addresses and phone numbers in multiple locations, no doubt partly for SEO purposes. These are little more than ghost presences (in hot desk style office space) and the phone numbers are simply diverted. Do such physical addresses put them at an SEO advantage (over and above those who don't have hot desk style space and location phone numbers). Or does Google weed out hot desk type office spaces where they can? Your thoughts/experience would be very welcome! Thanks in advance, Luke

Optimizing for Branded and Unbranded terms - ecommerce
Hi, To date, we have gone with optimizing our website for branded search terms - we have done this by including the manufacturer + product name in the links to the product, product urls, page titles, h1's etc... Now, we are looking at optimising also for non branded terms - but all of our products are already optimized as above and I'm a bit lost as to how we would proceed with this process - my thoughts are: Create the generic categories, e.g, "Decorative Mirrors" But then, if they link through to the existing mirrors which are optimised for branded search, how do I go about it? Do I create a duplicate of the product and remove all the branded terms in the page title, h1, url and create new content for it? E.g., the same product but available twice... Doesnt seem logical from a user perspective but I cant think of another way to do this?? Thank you

Client has blog and main site - current thoughts - how to consolidate?
So I have several clients who have been blogging for a few years on Blogger and self hosted WordPress. They also have their "main site" on a different URL. What is the current thinking on what to do with the content. The "main sites" could use a bit of a boost and I know the content would help so I know I can 3-1 redirect everything from the current blogs to a new home on the main site. What I am thinking is to move most of the posts to the main site with redirects, but leave a few posts around perhaps a theme (and maybe writing a few more) and leaving that property up and "open for business" so the links from it have some value to the main site, we can get G-plus author attribution on several sites in their topic of experience and maybe we can get some extra pages to rank in top 7. Does this seem like a reasonable strategy?

Best approach for a client with another site for the same company
I have a client who has an old website and company A handles the SEO campaign for this site.

My client wanted us to create a new website with unique content for the same company aiming to double his chances of ranking on the 1st of SERP's and eventually dominating it.
So we created the new site for him and handled it's SEO campaign. So far we are ranking decently on the search engines but we feel like we could do better. The site we are optimizing for him uses the same company, tracking number and a virtual address in the same city.
Do you think Google has a problem with this set up?
We have listed the new site in the citation directories but I'm worried that we are sending google mixed signals. The company has two listing on each directories, one for the old site and another for the new site.
Another thing, Google+ Local for the new site is created and verified but is not showing up in local pack.
What is the best way to approach this mess?
We are looking into ranking for both local & organic results.0 -
Sitelinks in 7-pack / blended / local results
I have a client who has been ranking well in the 7-pack for local searches, for 1.5+ years. I recently noticed a competitor's Google Places link has little sitelinks attached, but my client's link doesn't have them. This makes me sad. To provide a concise question: what can I do to help my client get sitelinks along with his Google Places listing in the 7-pack / blended / local results? Some example data: My client's business is called Ambiance Dental and his website is www.mycalgarydentist.com. An example search to see what I'm talking about is "calgary family dentist". The competitor that's showing sitelinks is www.aestheticdentalstudio.ca which has a title of "Dentist in Calgary | Cosmetic Treatment in Calgary". The sitelinks you'll see are "Dr. Gordon Chee", "Links", "Dr. Alexa Geminiano". Notice that my client doesn't have the same sitelinks. Some further data: If you do a a search for "calgary aesthetic dentist" you'll see the competitor's 1-box local result (is that what it's called?) with his Google Places data and sitelinks. If you search for "calgary ambiance dentist" you'll get a similar layout SERP for my client, again with no sitelinks. My client's sitelinks: If you search for "ambiance dental calgary" you'll see that Google does offer sitelinks for his site, just not in Google Places it seems. My client's website: My client's website has the navigation coded as a list (UL) without any javascript or complicated code messing things up. The competitor's navigation is built similarly, though he has about 40 more pages in his main navigation. My client's page names are concise, which I've read helps with sitelinks, the website is coded very cleanly, the URLs of his site are clear and concise without a complicated folder structure, so it seems like we're doing everything right. I appreciate any input other mozzers can provide, and discussion on the topic. I'm sure there are others who would benefit from local sitelinks as well!

On-Site Optimization Tips for Job site?
I am working on a job site that only ranks well for the homepage with very low ranking internal pages. My job pages do not rank what so ever and are database driven and often times turn to 404 pages after the job has been filled. The job pages have to no content either. Anybody have any technical on-site recommendations for a job site I am working on especially regarding my internal pages? (Cross Country Allied.com) Any help would be much appreciated.
