Improve Google Business ranking

While my client's websites have been ranking well in SERP for their keyterms I'm at a lost on what I can do to improve their Google business/map presence. I'm referring to their listing where the top three come up or when you search on Google Maps.
https://gyazo.com/26ec78ed7f712157ec72492199545431Ex 1. Several months ago my client was ranked #1 both for SERP and maps until they dropped to 2nd on maps. Now they're ranked 1st in search yet 2nd for local business rankings as you can see from the screenshot above. At one point my client's business did have more reviews than the 1st ranking business yet they still weren't 1st.
Ex. 2. Client(s) is ranked 4th in search and doesn't show in the top 3 map listings for their search term. If you click on More places to view Google Maps they're listed all the way down as the 15th listing or worse can't even be found when searching by their main SEO key term . Of course they are found by searching for their business name so it's not like there is a problem with the listing.
I make sure to:

Completely fill out their Google Business profile(NAP, hours and add pictures)

Have my client try to gain positive reviews

Manage and respond to reviews(mainly the negative ones)

Add map and Google business link to their website
Can anyone offer any other insight on what else can be done to improve their local presence on maps that I might be missing?

Hey There.
I actually see something different than you but I'm searching from the Toronto area which is 3-4 hours from Kingston. I actually see this which shows the duplicate Miriam mentioned as ranking 4th and the listing you showed is actually filtered because it's using the exact same phone # and address.
Having this duplicate is doing you a huge injustice because it's not linking to the website that is ranking high organically like you mentioned and it's splitting their reviews which just results in 2 profiles not ranking as well as they would if all the reviews were on 1 listing. Plus, since it's a violation of Google's guidelines, one of them could get removed and then you would lose the reviews on it.
I'd suggest consolidating them. This duplicate is verified so if you don't know who created it, you'll need to get access to the listing first. The naming convention it's using on the listing is also a violation of the guidelines.
The listing that ranks 2nd is doing some serious keyword stuffing so I would suggest you level the playing field by editing the listing and removing the keywords.
The listing that ranks 3rd and is above you should also look into as the name is keyword-stuffed, she already has another listing with her name, and the address she used on this listing actually belongs to a Re/Max agent as seen here and in Street View.
As for your 2nd question, it's hard to offer suggestions without knowing specifics

Glad to have you here. So, your client is #2 in the screenshot (I believe I'm understanding that correctly, but please let me know if I've misunderstood). If I'm correct, here are a few things to remember:

Local rankings are not static. What you see is not what your client or his customers will necessarily see, depending on your and their locations at the time of making the search. Reviews are just one factor of several hundred. To do a complete audit for any client, we recommend assessing all of the top Local Search Ranking Factors mentioned here: https://moz.com/local-search-ranking-factors. You need to audit both your client and any competitor who is outranking him to discover what the higher ranking businesses are getting right that your client may not be excelling at. The breadth of factors is wide: age of domain, age of listing, links, domain authority, topical authority, citation accuracy, authority and scope ... there is so much to consider here, so it's important to avoid oversimplifying this to something like "X is outranking Y because X has more reviews."

Definitely dive deep into the effects of Google's Possum filter, which has caused many businesses that share a category and building or street with competitors to experience extreme ranking changes. It looks like Kingston Mortgage Solutions is right across the street from you. It looks like the client is well within Google's borders for the city of Kingston, so no worries on that score.

I'm concerned that I'm seeing duplicate GMB listings for your client. They appear to have listed themselves twice with the identical address and phone number but with two different names: The Mortgage Professionals and Mortgage Pro Team (The Mortgage Professionals). This would be a violation of Google's guidelines (see: <cite class="_Rm">https://support.google.com/business/answer/3038177?hl=en</cite>) and needs to be investigated swiftly. I am also seeing at least 3 practitioner listings at this same address that need to be investigated to ensure that they are guideline-compliant and not being viewed by Google as duplicates. None of the names on these listings meet Google's guidelines, unfortunately. So, we've hit on a real problem here and one that your agency will want to research fully and make every effort to resolve for the client.

Moz Local now supports Canada, and a good thing to do would be to look up the client in our free Check Listing tool to begin to assess how widespread this issue is with duplicates. With the full, paid version of the tool, you'll be able to add alternate info, as well, to find as many duplicates as possible.
This is a start, but isn't a genuine substitute for a professional audit, which it looks like this client definitely needs. I hope this quick glance of mine provides a good starting point!

Google Local Listing Visibility for Regional Queries
I manage a variety of small local programs that are located in areas that are more known by the region than they are by the town (the Adirondacks and the Catskills to be specific). In the past, the local algorithm understood that when the query was related to the region, it would show a variety of results from that region. It seems that for the Catskills they have changed the algorithm to pinpoint the center of the region and only show results that are in the near vacinity of that pinpoint, rather than a variety of results from the region. The Adirondacks however is still showing a variety of results. For those of you not familiar, the Adirondack are 9,375 square miles and the Catskills are 5,892 square miles and are both very rural mountain regions and popular travel destinations. Google clearly understands that these regions are geographically oriented and shows a local pack for relevant results such as "Catskills Resorts" or "Catskills Restaurants", but over the past few weeks, they have started only showing 2 results for the query Catskills resorts, both located near Shandaken, NY becasue that is where Google has deemed the marker for the Catskills is (https://www.google.com/maps/place/Catskill+Mountains/@42.009289,-74.3996212,14z/data=!3m1!4b1!4m5!3m4!1s0x89dc665668f82f31:0x3b012376423b8efa!8m2!3d42.0092908!4d-74.3821116) In reality, there are hundreds of resorts within the Catskills. (Note there is a Catskill, NY within the Catskills, however Google is not even confusing this town with the region). Does anyone have ideas on how to get Google to understand that the Catskills are more than Shandaken, NY? I feel like we suddenly have no hope of ranking locally and most of the businesses I manage are located in very small towns that people are not specifically searching for.

Google Address Listing
I am in the process of getting all of my directory listings updated using MOZ local and I am getting some errors that I am unable to change via the Google My Business configuration. When I place the address information into the Google My Business for our business, it is changing it to read differently than what our official mailing address is with the USPS. The official address for our business is 8900 Highway 65 -- but when typed onto GMB it is showing up as 8900 IN-65. Because of this, it is throwing off MOZ and it is not able to find the other profiles or it is saying there are inconsistencies in the listings. Is there any way for Google to change this listing to the correct address to how it should appear? Thank you!

LOCAL CITATIONS - SHARED ADDRESS, DIFFERENT BUSINESS ENTITIES, DIFFERENT PRACTICTIONERS
I am trying to to boost my clients online presence through Local Business Listings but am running into a few issues that I would like to get some feedback on. First, I will provide some background information and then provide my questions that I am seeking feedback on! Your help is greatly appreciated. **BACKGROUND INFO: ** Client has little online visibility and is looking to optimize his Local Business Listings to boost his online presence. Client is a Chiropractor that just registered his own business, has a unique local phone number, his own website. The facility that the Chiropractor works out of is a shared office space, known as a "Wellness Center" This facility has other chiropractors, doctors, & massage therapists who fit the same criteria as my client. I understand that in order to qualify for a local business listings your business must meet **CRITERIA. **This is the only one he does not meet, but the way the businesses are ran, it seems like to me that he should be eligible for local business listings. Have a dedicated physical street address (not a shared address, PO box, or virtual office) I don't understand why a shared address isn't allowed. This seems pretty legit to me. And is similar to a Doctors Office with multi-practitioners but slightly different because they each have their own business not all working for one business owner. All working for themselves. Everyone recently moved and joined this wellness center. Everyone generates their own leads and clientele. One thing to note is that no other business in the wellness center currently has optimized their online presence using this address. But address is present on other business owners websites. If my client uses this address and builds his local listings, is there a chance he can get penalized if the other business owners build their business listings on sites like, yelp, yellowpages, google maps, citysearch, etc. What are the chances of him getting penalized/the entire shared office being penalized due to this shared office space. Google + / Local for Business. How to SEO ?... Done the basic but no real change.
Hi All, We have set up all of our Google local for business pages which are verified and these link to the relevant branch pages on our website. The branch pages also link back to the relevant google local page. We only appear for one category on the google local pages and we have also done a large number of citations (NAP) across all locations and the text used in each of the google pages is keyword rich and we mention the city in there as well to localise it. We have a few google + likes and we have used hootsuite to publish the same content across some of the google local pages which links back to our website blog , we are not appearing in local search whereas our competitors seem to be appear for all their branches. Is there any fundamental tips or things we need to do to def. get up on the rankings.. Or any good articles worth reading ?.. I've had a look but can't seem to see anything relating a google local business bible.. thanks Pete

Optimizing a location the business doesn't actually reside in
I am optimizing a site for a general contractor in a small market -- Chittenden County, Vermont -- and I'm struggling with how to label his local identity on-page. His registered place of business is in a town about 12 miles outside of Burlington, which is the largest city in the county and state. Nearly 80% of geo modified keywords go to Burlington, and most people consider Chittenden County to be "greater Burlington." I am wondering whether it will help or hurt SEO to use "Burlington" in the titles, headers, etc, even though their actual location is a few miles away. They don't get customer visits -- business operations are located in a residence and all inquiries come in over the phone or email -- so I'm not worried so much about confusing visitors. Also, their official location will be available in the footer and contact page. If I go with "Burlington," how will this impact search rankings and G+ Places when I start focusing on citations in various directories. Will this slight geo discrepancy cause problems with organic and local SEO? I've been wrestling with this for a while. Your input is REALLY appreciated. Thanks, guys!

Google automatically generating and verifying duplicate business pages?
Was on the phone with Google Support about duplicate, verified pages showing up and they said they're doing a "cleanse" in which an automated system is reviewing existing listings and making decisions as to how those look, which often results in a new page that Google then automatically verifies. Their Support phone system has been bogged down with people calling in, but I'm not seeing anything when I search about this issue. Is anyone else experiencing this?
