What should happen to expired real estate listings?

For a real estate website, when a house is sold or taken off of the market. What should happen to the listing? 301 redirect it to the grouping (such as zip code or city) which that listing resides in? 404 it?

Do you let the old URLs 404 or do you redirect them?

So after a year or two there would be thousands of 301 redirects - would you eventually delete these after a year or two?

I'd usually say redirect it to a category page (zip code or city) straight away but from a users point of view it may not be the best thing to do. Maybe leave the page up with a sold sign and then have a "you may also like" section underneath so they know the house is gone but there are some other options, probably the best for UX. After a few weeks, I'd then 301 it to a category page.

What I do (I also work on a real estate website):
Short-term (maybe one or two weeks): Leave as is but have a "sold" banner over the listing.
Afterwards: Delete it.

I note practitioner listings are in place for certain professionals, so you can list your business address and then your individual name - one under a "practice listing" - the other under a "practitioner listing". How will this affect the rankings and traffic of the new site once this happens?
Hi, we will be moving a clients’ site address from one domain to another and will of course be doing 301 redirects and notifying Google of the site address change in WMT. The problem is, that at some point in the future (say 3-6 months), the old domain will be going live with a new site as the current client does not own the domain and the owner will be wanting it back unfortunately. How will this affect the rankings and traffic of the new site (new domain) once this (old domain with new site) happens? Will the site address change be enough to keep the rankings but it will lose backlink traffic? Or will rankings go down since the 301 redirects will in essence no longer be in affect? 350 (Out the 750) Internal Links Listed by Webmaster Tools Dynamically Generated-Best to Remove?
Greetings MOZ Community: When visitors enter real estate search parameters in our commercial real estate web site, the parameters are somehow getting indexed as internal links in Google Webmaster Tools. About half are 700 internal links are derived from these dynamic URLs. It seems to me that these dynamic alphanumeric URL links would dilute the value of the remaining static links. Are the dynamic URLs a major issue? Are they high priority to remove? The dynamic URLs look like this: /listings/search?fsrepw-search-neighborhood%5B%5D=m_0&fsrepw-search-sq-ft%5B%5D=1&fsrepw-search-price-range%5B%5D=4&fsrepw-search-type-of-space%5B%5D=0&fsrepw-search-lease-type=1 These URLs do not show up when a SITE: URL search is done on Google!

ECommerce product listed in multiple places, best SEO practice?
We have an eCommerce site we have built for a customer and the products are allowed to appear in more than one product category within the web site. Now I know this is a bad idea from a duplicate content point of view, But we are going to allow the customer to select which out of the multiple categories the product appears in will be the default category. This will mean we will have a way of defining what the default url is for a product. So am I correct in thinking all the other urls where the product appears we should add a rel canonical to these pages pointing to the default url to stop duplicate content? Is this the best way?

Triple listing in rankings
We have a triple listing for the keyword vca cursus (Dutch keyword). But the page we optimized for that keyword ranks lower than our vca examen page. First we had the number one spot but now we rank 2 to 5. In opensite explorer i compared the competiton and we scored on almost all factors better. Do you know the causes why the vca examen page ranks higher then the vca cursus page. Is it possible to change that or reverse the triple listing somehow. And why does our competitor ranks higher?
