How Do I Remove Address from Google Business Page?

Not very up to date in handling local listings, so here's my situation. I have an office that is not going out of business, but instead going virtual. So that physical address will no longer exist but the team is intact. So I am dealing with the Google Business Listing page for this office at https://business.google.com/
In the "Published on" section, it has Google Search, Google Maps, and Google+. I want to remove it from Maps and the address from this account. There's an address for this store, but editing it only seems to allow changing, but not removal.
There is also the option of "Mark as Permanently Closed", but surely that isn't the best option since that will leave a nasty red "PERMANENTLY CLOSED" in the results when searching.
What's the best course of action here?

Hi Joy!
Here's how you can change your PM settings:

Click on your avatar in the upper right hand corner of Moz.com (it could be your photo or just the first letter of your name)

Select "private messages" from the dropdown that will appear

Check the box for "accept private messages" and your done! Easy as pie
Our community manager would also recommend that you accept emails from Moz - they'll go to whatever email you've listed in your community profile. This can be helpful in communicating with other community members.

In case they ask, what was the address exactly? Was it a storefront, an office space where you worked, or just a residential address you used to list as a service area business?

Thank you so much for that! We unfortunately got stuck in a situation where it was setup incorrectly as a local business from the beginning, but it was just lived with. But now the address is going away completely and it's become a situation that needs to be resolved. Hopefully without that big ugly "Permanently Closed" sign. It's bad for business in general.

Unfortunately like Miriam stated your business won't be eligible for a local listing anymore but since the office did exist there at some point, Google won't remove it and they will apply the "permanently closed" label to it. I'll check in with Google to see if there is anything else that can be done and let you know. This isn't the first time I've run into a scenario like this.

If the business model is changing from local (defined as serving customers face-to-face at your location or at theirs) to virtual (no face-to-face contact with customers anywhere) then it will no longer be eligible for a Google My Business listing. If this is the case then, yes, you'll need to act on this, and unfortunately, as you are not simply moving to a new location, you are likely to end up with the red 'permanently closed' label on the listing. I recommend reading Joy Hawkin's article from 2016 on this issue in case you see any nuances that might apply to your situation:

And, I would further recommend contacting Google's support to ask if they have any further advice for you, as your situation is not the run-of-the-mill moving locations scenario, but represents a complete change of business model.

Thanks for the response. Normally that would be perfect, except the expectation is to provide support nationally. It was never a local only business; that's just where their office is. I get the feeling that the listing might need to just be deleted, and start over with a brand page?
From what I can tell, you can't convert a business page to a brand page.

Preferred URL structure for directory pages?
Hi Moz-Mind, We've got a bunch of duplicate content issues in our directory of trucking-related businesses, caused by search terms that can appear in any order, (classic mistake). We're taking advantage of this our work on URLs to try to improve our URL structure, and I'm not sure which way I want to go. These are the options we're considering. What does the Moz-mind think of each of them? example.com/location-name/service-name example.com/service-name/location-name example.com/service-name-near-location-name For the moment location-name would be a city & state abbreviation, like atlanta-ga, (unless it's better to use something else). Since these are search URLs, it's also possible to add a distance restriction, and a keyword, to the search criteria. How do you suggest adding the distance restriction? example.com/service-name/location-name/50-miles example.com/service-name/within-50-miles/location-name example.com/service-name-within-50-miles-of-location-name And the keyword? example.com/service-name/location-name/keyword example.com/service-name/location-name/keyword/{actual-keyword} example.com/service-name-near-location-name/keyword Something else? I was leaning toward example.com/service-name/location-name/within-50-miles, but I thought of the /service-name-near-location-name/ and /service-name/within-50-miles-of/location-name options today and really like how they make sense both to computers and to people, not unlike example.com/GA/atlanta/service-name/50 I'm looking forward to hearing what the community thinks. Hi guys, we have a national chain hardware store hardware store as a client. We built them a new website, and now they want us to do local SEO to help them rank better. We are debating for GMB whether to promote our new website URL or use the location page on the national hardware site. Most similar stores seem to promote the location page on the national site, but the client just spent money on having us build them a new website. What gives our client the best chance of ranking better?

Do Citations help will all local rankings/Pages on my website or just the page it's linked to
Hi All, My ecommerce site has different category/landing pages for each of my branches . I'm currently getting some more citations done as wondered the following Is it a general rule to say, that the more citations you have the better as long as they are consistent and free? Given that I have different categories /landing pages showing the NAP of my individual branches along with unique content, should all these extra citations help with local rankings across my whole site or is it usually just helping the specific localized webpage it's pointing to ? I can get a company to help me do my citations but to do all the branches, it is going to be quite expensive. Is citations quite a big individual SEO factor in local search as opposed to on page seo factors etc etc. Any advice greatly appreciated. thanks Peter

New google maps listing was showing & now is not
Here is a brief description of what I am doing and what happened. I recently acquired a new client who had an unclaimed google business listing. We claimed the listing and within 2 days it was showing up for its main search term on Google. Almost immediately my client was receiving new calls from the listing. Within a week the listing no longer shows up with the other listings on the home page but does show up when searching on google maps. Does anyone have a lot of experience with Google+ & business listings? Hello everyone, If I have pending google places listing, and I added my websites robot.text to block search engines. Will I still get accepted in Google Place? The reason is. We want to block the Google Places listings from search, and only show up on the google places listings. SEO ROI for brick-and-mortar small business?
So I've just been contracted to do some on-page and local SEO for a number of websites, and aside from analytics, I don't know how to prove the ROI. Any thoughts on that? For example, how do I prove a restaurant is getting more customers because I optimized their website and established and enhanced local listings (or if that's even the case)? How would I measure that success, especially if there are other variables (maybe they're also kicking off some off-line marketing in tandem ... )
