How important are edu and gov backlinks?

I have heard that edu and gov backlinks are important but how so in a niche area like mine - real estate? Perhaps I am missing the point but I do not see how either type of site would ever backlink to a commercial real estate entity. If these are that important in theory, are they obtainable in practice?

Difficult to obtain in practice without a significant creative campaign, and overall those links are as valuable as the inbound links to those sites and pages. Being .edu or .gov inherently does not give these websites more value from a link standpoint. The fact that they are .gov and .edu draws links to them - and that is the reason why most .edu and .gov links on quality, trusted contextual pages count for alot.

How to get rid of bad backlinks
So I noticed my rankings going down and spam score going up. So under my spam score there are over 100 links for different websites but ALL redirect to semalt.com I researched it and it says they hijacked a bunched of backlinks but don't know much more. How can I get rid of all those backlinks? I was told I could use the disavow tool but apparently that can hurt my ranking as well. The semalt.com site has no backlink to me - it looks like the pages that have/had my backlinks, they've redirected to them. How much time does it takes for a backlink to get registered in Google? My basketball anime website has been live since start of this week and Google has not registered any backlink.
So my website https://www.animedhfa.com/basketball-anime/ about basketball Anime has shown no changes in DA or backlinks. It has been 5 days perhaps since it went live.

Best Name for Business and Backlinks / SEO
Sorry if this is a basic question I should know the answer for. We have just acquired the .org for a moderately well searched keyword set. Our objective is to fight for rank specifically on this one set of two keywords. We want make sure our site is setup and business named optimally for this. Here is my question. What is the best business name for SEO and keyword rich backlinks, or anything else I'm not thinking of? KEYWORDS: Blue Widget DOMAIN: BlueWidget.org BUSINESS NAME OPTIONS: A) simply BlueWidget.org. We like this but do we lose some benefit of "Blue Widget" with a space on backlinks? **B) Blue Widget Foundation. Is this better because people will reference us by the keywords with a space "The Blue Widget Foundation", instead of "from the people at BLUEWIDGET.org"? ** Am I missing anything important here in the name? Will Google penalize for backlinks on non-indexed pages?
Have a client who has a bunch of links from spammy sites that aren't even indexed by Google. Will Google penalize (i.e. Penguin) for backlinks from spammy sites that aren't indexed? I'm guessing "Yes, Google still crawls non-indexed sites and may penalize the sites linked to from the banned site." Anyone have any data or experience with this? Anyone have a non-indexed or banned site? Does Google still crawl it?

Changing backlinks anchor text
Hi, I've read a few blog post here that suggests the strength of building links using your brand as an anchor text. This supposedly gives the site authority. Currently a chunck of the back links to my homepage are on generic terms i'm trying to rank for which doesn't seem to be working very well. I was thinking of contacting the various webmasters to change the anchor text to that of the site brand name but wondering if this will signal a manipulation of links to the search engines and potentially could be flagged as paid links? Has anybody done this before and what is the danger of doing this? Thanks Duke
