I am ranking for local broad terms, but I am not ranking when geo-modifier is included.

I have noticed that my rankings for broad terms have dramatically improved in the area I service. But, when I put the broad term in my search query with a geo-modifier I notice I am still not ranking even though my domain authority and page authority is higher than the competitor who is ranking. Why might this be? I am not penalized, or have a manual action. I am also featured in more hyperlocal niche directories.

This kind of scenario is not going to be easy for the community to troubleshoot without actually being able to look at the specific players and queries in question. It's completely understandable if you cannot share your client's info here on the forum, but that will limit the specificity of the advice you'll receive.
Donna has highlighted some good questions for you. I will add, In the absence of being able to look at the actual situation, I would recommend you do a run-through of this article to see if anything stands out to you:

Hard to tell without more information or domains and keywords that we could try and observe ourselves. You might want to supply those to us. Are you observing organic or local search rankings? Assuming you're observing local search results:
- What's the relative proximity to city center, you vs the competition?
- Who has more or better citations?
- Have you claimed and completely populated your local listings, most importantly, your Google local listing?
- Is it properly categorized and is that categorization reflected in the terms you use throughout your site in keywords, headings, body text, geo and schema tags?
- Have you created and submitted a geo sitemap?
- Are you using a consistent name, address and phone number on every page of the site?
- Do you have a Google map embedded onto your contact page?
- Who has more reviews?
Don't feel a need to respond if any of my questions triggers the answer you're looking for. But if it doesn't, probably supplying us with your keywords and domain would be your next best bet.

My competitor oddly enough only has one page on his site which is his home page. He has one back link which is from the chamber of commerce, which I am already listed in. My competitor does not seem to be implementing any SEO strategies from what I can tell because his NAP information is not even on the homepage.

The address is listed on my site, and on every page in the footer. Every page on my site has content that includes a mention of my brand name and the city it services. My domain name also has my keyword and city i service. My competitor who is ranking only has one page for his entire site which is the homepage. The page has a DA of 7 and a PA of 22 and he is ranked 1st with the geo modifier.

Without having any additional context, my best guess would be one (or likely more) of your competitors have targeted these keywords with standard local SEO tactics: hyper-localized, local address/business schema markup, address and other local neighborhood information, relevant on-site content, etc.
Maybe they've focused more on semantic aspects of on-page SEO factors (co-citation, location of targeted keywords in relationship to one another, other semantic relationships) than you have? While it sounds like you've done a good job including your website (a backlink) in high-quality local directories (more than your competitor[s] have at least), but what about links overall?
While local-relevant links are nice, high-quality links in general will still carry a website a long way as far as ranking and consistent organic traffic. It appears Pigeon - the most recent local update - is steering closer to generic web ranking signals, not just the local stuff.

What kind of local optimization are you doing on your site? Is you address posted on your site, maybe in the footer so it is on every page? Do you have any content on your site that optimizes your location?

Should local businesses focus exclusively on a local SEO strategy (and forget traditional SEO)?
Hello Friends! I work at a small, local company. We definitely want to rank high for local search , so we see the value of having a local SEO strategy. But does it make sense for us to also invest in a traditional SEO strategy? My understanding is that a traditional SEO strategy is focused on improving your site's visibility on a national or international scale. Another local fence company used (stole) one of my images
We have a local fence business in Oklahoma City and one of the other local fence companies took the liberty of using one of our images that I took myself on their website...creating a similar page even. They took the our image from this page: http://www.a-better-fence-construction.com/metal-fence-post.html And used it on their page (2x they used it!): http://fenceokc.com/2016/07/13/all-about-fence-posts/ They didn't even bother renaming the file "metal-fence-post.jpg"! I'm not experienced in what I should do? (I did a google image search and lots of websites are using it...but one contractor locally in OKC is using it and one in Dallas area is also using it.) How worthwhile is schema markup for a local business?
One of our clients was told that they need to implement schema on their website, and now they're very concerned that the lack of schema might be holding them back. We could certainly implement it for them, but I'm doubtful how much of a difference it will make. The client is a plastic surgery practice, so their content is fairly straightforward (services, locations, photo galleries, etc.). We're planning to add schema markup to their name, address and phone info in their website footer, but we're not sure if it's worthwhile doing anything beyond that. (I'm assuming schema markup for customer ratings would best be handled by a dedicated review management system like RealPatientRatings.com). What would you recommend for schema implementation?

Local SEO for B&B - Attracting International Customer
Hi Guys, Hope the MOZ expert community will be able to help me 🙂 What would be the best way to manage the SEO for a Bed and Breakfast ? As the B&B is in a touristic place in France attracting lots of German, American and British tourists, the website will be in French, translated in English and German. It will be set up under a .fr extension and using wordpress multisite for each languages, so it will look like this: French: www.mydomain.fr English: en.mydomain.fr German: de.mydomain.fr They'll roughly have the same content for the business part, but they'll have different articles on their respective blogs. Now my questions are: If I sign up to Google my business (http://www.google.com/business/) Would I be able to translate all my business descriptions, separate the reviews per language, use google+ for different language? If not, then should I sign up for the French version of "google my business" and then open 2 separate G+ pages for the English and German version ? Can I open 3 different "google my business" account for each language but with the same google account, same telephone number and same business address ? Should I actually "translate" my business name and create 3 separate website so I can open a "Google my business" for each, but then they'll still have the same address and phone number ? Basically, I want to find the best solution for people around the world to see the content in their own language (reviews, blog post...) and also show up on map listings for google.com /.co.uk / .fr / .de etc... Other social media: Facebook: should I have one page and target the English language for each post in English, etc... Or should I have 3 facebook page in each language ? Question about Multi-Locale/Lang Sitemaps
If you have one site with multiple language and locale variations how best should one approach the sitemaps. Here is what I believe the options to be: sitemap_index.xml which includes all of the difference lang/locale sitemaps on the site create 1 main sitemap that includes the rel=alternate href lang for ever alternate page to the main US version. Do the sitemap_index.xml for all the other sitemaps and also include the rel=alternate href lang in those separate ones as well. I have these in this order because it goes from least to most work....Thoughts folks?

SEO planning: Franchise/multiple local sites
I am in the planning stages of franchising a cleaning business and was wondering if anyone had some ideas on SEO strategy. If money were no object and I had a team of hundreds of copywriters at my disposal, would the ultimate solution be to have the following sort of URL structure www.cleanbiz.co.uk/city within which there are numerous www.cleanbiz.co.uk/city/local-town pages? If this is the best strategy then is it worthwhile to begin work towards ranking for cities and local towns within them prior to actually operating there? I understand that lack of physical presence will penalize me in terms of local search but would a lack of physical address and phone number render any foundation work pointless (for example, prior to having any franchises in say London, would it be worth while building quality content and links on a www.cleaningbiz.co.uk/london page, and then www.cleaningbiz.co.uk/london/notting-hill, alongside a blog and so on?) Citations for a non-local campaign?
Is it worth building citations if one is targeting a national campaign with NO local keywords? Even if they have some effect, are they really worth the time, effort and costs?
