I just wanted to add to what Brendan said, I would start by searching in Google by using keywords you want to rank for and then keep searching, using keywords that are thematically relevant to your site.
Using the SEOQuake (see below for optimal settings) and SEOMoz toolbar in the Google SERP will give you an indication of whether or not you even want to view the site (If PageRank is 4, DA is >50, etc, etc.). Go 100 results deep, the first two pages will likely be competitors that wouldn't link to you anyway.
Again, like Brendan said, if the site is ranking for a relevant keyword then it's safe to assume Google views that page/site favorably!
Once you have looked at the site and made sure there aren't any irrelevant (or paid) links on the site and it passes your metrics be sure to check the inbound links to the site and the page if it's an inside page.
It will depend on your industry but generally I won't look at an inside page if ti has less than 10 links to it. I've seen too many PR4s lose page rank in the next update because it was only getting juice internally, so the inbound links must be from external sources.
I also question the tlds of the inbound links. I will usually 'head for the hills' if I see .ru, .cn, .id, etc you know the drill.

**For SEOQuake, when I use it turned on in the SERP I have it show Google PR, Indexed Pages, and I used to show the Yahoo Link and Link Domain counts
Make sure you have it set for 'parameters by request' otherwise you'll timeout in Google in no time.

Make sure you've got the SEOmoz toolbar installed in your browser. This will give you a decent idea of page and domain authority and trust.
Is the topic of the page and other links on the page relevant to your site? Are there links for all sorts of sites and industries on there with no clear focus? That's a sign of site which is selling links.
Put the URL of the page in to Google and make sure it ranks first. If not, steer well clear. Also take a few title tags from random pages on the site and google those too to make sure they're ranking and haven't received a penalty.
There are many more factors but I hope those will get you started.

Third part http links on the page source: Social engineering content warning from Google
Hi, We have received "Social engineering content" warning from Google and one of our important page and it's internal pages have been flagged as "Deceptive site ahead". We wonder what's the reason behind this as Google didn't point exactly to the specific part of the page which made us look so to the Google. We don't employ any such content on the page and the content is same for many months. As our site is WP hosted, we used a WordPress plugin for this page's layout which injected 2 http (non-https) links in our page code. We suspect if this is the reason behind this? Any ideas? Thanks

Should I disavow links to a dead sub domain?
I'm analyzing a client's website today and I found that they have over 300 spammy sites linking to a subdomain of their main site. So for example, say their site is clientsite.com, well they have hundreds of links pointing to deadsite.clientsite.com. That subdomain was used at one time as a staging site, and is no longer active. Are those hundreds of spammy sites hurting or potentially hurting my client's SEO? Or is it a non-issue because the links point to a dead subdomain? We believe that that staging sub domain site was hacked at one time, and thats where all those spammy links came from. Should I disavow them?

Increase in spammy links from image gallery websites i.e. myimagecollection.net
Hi there I've recently noticed a lot of spammy links coming from image gallery sites that all look the same, i.e.: http://mypixlibrary.co/ http://hdimagegallery.net/ http://myimagecollection.net/ http://pixhder.com/ Has anyone else seen links from these? They have no contact details, not sure if they are some form of negative SEO or site spam. Any ideas how to get rid? Thanks

Value / Risk of links in comments (nofollow)
Recently I noticed a couple of comments on our blog that seemed nice and relevant so I approved them. The site is wordpress and comments are configured nofollow. We don't get many comments so I thought "why not?". Today I got one and noticed they are all coming from the same IP. They all include urls to sites in the same industry as us, relevant sites and all different. Looks like an SEO is doing it for various clients. My question is what is the value of these nofollow links for the poster? Are these seen as "mentions" and add value to Google? And am I better off trashing them so my site is not associated? Thanks

How should I use the 2nd link if a site allows 2 in the body of a guest post?
I've been doing some guest posting, and some sites allow one link, others allow more. I'm worried I might be getting too many guest posts with multiple links. I'd appreciate your thoughts on the following: 1. If there are 50+ guest posts going to my website (posted over the span of several months), each with 2 links pointing back only to my site is that too much of a pattern? How would you use the 2nd link in a guest post if not to link to your own site? 2. Does linking to .edu or .gov in the guest post make the post more valuable in terms of SEO? Some people recommend using the 2nd link to do this. Thanks!

Link Espionage?
Can anyone tell why pages like this are linking to our site? http://iga.edu/facebooktabs/images/inscribirse/formulario/en/noclosingcost.html This .edu page looks benign, however if you read it, it wont take long to see what appears to be machine generated content related to finance. It has ONLY ONE outgoing link and it to my site. To me it seems to be an attempt to make us look like a link buyer. We aren't! There are dozens of these type of pages linking to us. Here's the text around the link to our site, ERATE.com Apr the origination fee alone will cost you at closing however what your broker isn t should you pay a loan origination fee or get a no fee mortgage when refinancing refinancing mortgage rates scandal could cost you a year arkansas california colorado connecticut delaware. Are there tools out there to determine when a link linked to your site? I want to know when a link farm was done a site.
In Webmaster Tools I discovered that a client of mine with signed up for or hired another company to get links. The links are poor quality and from other countries, so it looks like a link farm was done. I want to know when they links were linked to the site, and not sure how to find that information out. Does anyone know how to find this out?

Partners and Customers logo listing and links
We have just created a program where we list the customers that use our software and a link to their websites on a new "Customers" page. We expect to have upwards of 100 logos with links back to their sites. I want to be sure this isn't bordering on gray or black hat link building. I think it is okay since they are actual users of our software. But there is still that slight doubt. Along these same lines, would you recommend adding a nofollow or noindex tag?
