How many keywords should the home page of a Real Estate site be optimized for?

This is one of those questions that doesn't have a definite answer. It's an example of where SEO is more of an 'art' than a science, but in a best case scenario, you're only targeting 1 keyword phrase per page.
The single most important place on a page to place your keywords are in your title tag. A title tag should only be 65-70 characters in length, so there are only so many keyword phrases that you can fit into that space. Your target keyword phrases may include city names automatically making those target phrases longer. You also want to place your target keywords as close to the beginning of the title tag as possible. So say for example you had 'California Real Estate Agents | California Real Estate Brokers' as your title tag, that page, all other things being equal, would have a better chance of showing up for 'California Real Estate Agents'. So the 2nd keyword phrase that you're targeting in your title tag is going to be less effective than the first one, and if you're targeting a 3rd one, it's going to be even less effective.
In theory, you want want to take a look at all of the keywords you want to target, and map each of those keywords to a specific page on your site.

Keyword optimisation
I have a few questions regarding keywords that we are wanting to optimize on our site. This may be a bit basic so if this had already been answered elsewhere let me know. Question 1: How many time can I refer to the one word on different pages on the site ? Is there any rules around this? In theory the keywords we are looking to include will be relevant to these pages. **Question 2: ** Should I use different variation of the key word or is the one variant fine? Question 3: Looking at the search terms people use from google analytics to get to our site, there is a lot of people using the phrase “sliding windows New Zealand. Should I write this on the page exactly as “sliding doors New Zealand “ or is “sliding doors” fine? Its just that the former phrase doesn't really work with our communication. Keywords and content query
Hi we are in the process of redesigning a web site and I’m looking to ensure each of the pages are correctly optimized. I’m concerned that some of the pages do not allow for text or content . From an optimization perspective is there a general rule around the amount of text a page should have and the amount/ration of keywords they should contain? Any advice would be much appreciated.

Low Competition Keywords
My blog, which started in May, is doing really well except with Google. My traffic is growing and so are my subscribers etc but my keywords have very high competition. I don't really like google's new keyword research tool. Any advice for finding keywords I have a chance with? I am only ranking in the top 50 for one keyword (#1-2 spot) but it doesn't give me a lot of traffic. Thanks!

Google Adword Keyword Planner
Previously I always utilsed the Google Adword Keyword Tool to provide traffic estimations in order to assist with my keyword research. I have recently revised these levels of traffic using the new Keyword Planner. Local Traffic results are approximately have fallen approximately 85%, I have anaylsed this over approximately 50 results. I am aware that the new Keyword Planner does not have a local traffic column anymore so I have utilised the location filter. I have the same problem in all my campaigns, in two different countries, please can someone advise why this is and how I can collect accurate keyword data. Kind regards

Question about ranking for long tail keywords
So I am looking at some long tail keywords for my web design company, for example: "website development and design company" The top results are websites that are not optimized for that specific keyword but about "web design & development" in general. The top ranking sites also have quite high PA with lots of links. If I were to create a page specifically about that term would it be fairly easy to rank for since the top ranking pages are not optimized for that keyword?

Targeting nearly identical keywords
Hi, I have a website selling home furniture and I can't work out the best way to target keywords relating to sofas/couches. They both have very similar search volume and so I would like to target both. However, I obviously can't create different pages for couches and sofas as this will likely be seen as duplicate content, I also think it wouldn't read well if the content swaps between using couch and then sofa. I would really appreciate some advice on how best I can target both keywords. Thanks in advance!

My site fell off the serps for two keywords I tried to optimize the home page for
I was doing some keyword research about 45 days ago and stumbled across two keywords that I was ranking in the mid hundreds and decided I wanted to see if I could rank them. I went in and changed my title to my blog, and the description. Then about a week later I changed my mind and wanted to go for two other keywords so I changed it again. Then within a day or two, my site completely fell off the serps for those two key words that I changed the title to optimize for. None of my other rankings were effected for any of the other keywords, in fact most of my keywords have risen because of recent backlinking. I thought it was just a temporary google bounce because I was playing with my title of my blog or something, but after almost two months I am still nowhere to be found for words that I should easily at least be in the top 1000, especially because I was at about 150 by accident. Anyone have any ideas on what might have happened? Thanks.

Does Google Places pick up interior pages?
For example, we have optimized all of a clients interior pages to the point where it is competing with some of their competitors main pages. Unfortunately, they do not show up on most of the Google Places keywords. Their competition, who are lower than them organically, automatically show up in Google Places while they do not show up at all. Organically they are 2nd or 3rd in most of their keywords, but no one near the top in Google Places. Thank you!
