How to stay organized for keyword research?

As most of you know keyword research can be quite taxing. I have been trying to get organized and do extensive keyword research. But trying to stay organized is proving to be more and more difficult. Can I get some expert views from experts in the community as to how you all go about organizing your research and how you track things over time.

Contractor Insurance They are a new agency that doesn't have a website yet and only a small online marketing budget. Right now, I'm starting to work with them on their new site and want to make sure the on-site SEO works with the insurance/locations they want to target. What I'm having trouble with is the volume of monthly searches and trying to find keywords that they could realistically get some traffic and leads from. Most of the keywords I check with the Adwords tool are less than 50 exact match searches or just show a dash. The only keywords with a decent amount of exact searches are the main insurance types like "restaurant insurance" or "home insurance Georgia". How can I get an idea of the number of leads and amount of traffic this site might get when most of the keywords searched for only a handful of times per month? I can build the site to easily target all the above types of insurance in Dalton, GA, which has a population of about 33,000, but I don't know what kind of results this agency might expect if they were to rank in the top 3 spots. How do I make sure my homepage ranks better than my 2nd page when I need the same keywords for both? I don't want them competing against each other for keywords.
I seen here on SeoMoz something about more than one page having the same keywords so they don't compete against each other for the same keywords that makes sense to me. But I would like my main page (homepage) to be ranked better over time rather than the 2nd page or do I just not care about the second page ranking at all and don't SEO the page very well? ,Both pages have similar content so I need the keywords for both. So im very confused on what to do with the second page. Thanks in advance to any helpful answers, i am a newbie when it comes to SEO.

Ways to research/brainstorm keywords for a unique non-profit?
We're looking for ways to drive traffic to our site through targeted keywords, but because our non-profit is unique (micro-loans for students in developing countries) it is unlikely that people will be using such a keyword. We're looking for other keywords to target searchers who might be interested in giving micro-loans for students or at least are interested in microfinance in general. Eventually we do want to win for keywords like "microfinance" but these are a little competitive for us right now. Any suggestions/ideas? NOTE: We're running a blogging contest soon which should be a great opportunity for links with specific anchor text.
