Where should I 301 redirect my current domain to given this situation?

My company currently owns three apartment complexes. They are within blocks of each other. Only one of them has a website (believe it or not). The one that has the website ranks fairly well, but only because it has been around for a long time. There have not been any intentional SEO efforts. I have stumbled across a wonderful, keyword rich & location specific, domain name but I have a question. Here's the scenario:
We have:
Apartment Complex 1 - www.apartmentcomplex1.com (longstanding website)
Apartment Complex 2 - No website.
Apartment Complex 3 - No website.
We are considering buying the domain: www.KeywordRichDomain.com. The new URL structure would be:
www.KeywordRichDomain.com/apartment-complex-1
www.KeywordRichDomain.com/apartment-complex-2
www.KeywordRichDomain.com/apartment-complex-3
Should I 301 redirect www.apartmentcomplex1.com to the new root domain or should I redirect it to the appropriate sub-folder of the new domain?
Putting myself in the user's shoes, if I were expecting to go to the apartmentcomplex1.com domain, I would want to land on the sub-folder because it's relevant to what I was looking for. However, I don't think people will directly type in the old URL. I think people will be searching for apartments in the area and I want all three of our complexes to show up. By redirecting the good domain to this new root domain, it should help us start out life pretty well in the SERPS. (my assumption at least).

Thank you for your feedback. I agree with you that exact match domains are likely becoming less significant, but I thought I remembered from MozCon that case studies, as of that date (earlier this year), proved that EMDs were still resulting in clearly higher rankings. I'll have to go back to the videos.
I agree with you about the age assumption. I wasn't stating that the age, itself, was the ranking factor. I meant that because it had been around for so long that natural optimizations were occurring (natural linking, natural content, etc...). This wasn't intentional though. It just occurred through the normal course of business. According to the MozBar, while on the home page, it has a Domain Authority of 19 and a Page Authority of 31 with 266 links coming in from 13 root domains.
Thank you for sharing about the Google Webmaster tools restriction. I was unaware of that, but it makes sense. I could see why that would be abused, even though in this case I have a legitimate reason for doing so. I will ensure that clear navigation is in place on the home page.

I see a couple of assumptions in your question - I would say that having a "keyword rich domain" is becoming a less significant ranking factor in SERPs so I wouldn't base the migration of an existing website that performs pretty well on the potential of a new domain targetting certain KWs.
Secondl assumption is that your existing domain is ranking purely because it's older. There are likely to be other factors at play here - particularly backlinks.
However, I realise that you need to restructure the website and moving to a single domain with the complexes on subdirectories makes sense architecturally. You might well see a drop in rankings certainly in the meantime while you do this migration so if this is a key acquisiton channel, then investigate PPC options to bolster your traffic.
As for the 301 - I agree it makes sense to 301 to the complex subdirectory for a user, however in Webmaster Tools Google doesn't support the migration of one domain to the subdirectory of another domain. This means it won't be as seamless as if you migrate to the root of the new domain.
One way around this would be to redirect the old domain to the root domain, but provide very clear navigation on how to get to the relevant apartment complex to a user. As far as a user is concerned, I would see this as an acceptable solution.

Hi Mozers, I'm working on some Schema for a client of mine, but whilst doing the research on GeoShapes with my developer, we came across a potential issue with this particular mark-up. Capturing HTTP referrer in GA when a 301 is stripping the source parameters
Good day, To make a long story into a short one - have you ever had any experience or encounter where you've needed GA to capture the HTTP referrer of your traffic before a 301 redirect script triggers (and thus strips the original source of traffic)? I am working with a multitude of sites where the TLD redirects to a language directory, and because many of the referring sites and sources of traffic come into the TLD and then hit a 301, the referring source is then lost and most of this then shows as Direct traffic to the language directory (the effective 'home page').in GA. Would sincerely appreciate any inputs you might have about how to effectively capture these sources as a workaround. I'm probably in need of a smart analytical fix, a clever tagging method or some development amendment that is unfamiliar to me. For the sake of this discussion, building the TLD up to an existing page is not a viable or feasible fix in this instance. Thank you!

What Is your view on wix domains?
For almost 3 years I am the owner of www.cheflekker.com. A wix domain.... It was sure easy to set up and still easy to change the layout. Only problem is... SEO. For the most part I find it difficult to monitor my site on areas of improvement and actually see the results. What is your opinion on the wix (ajax) program? any tips?

New Domain Link Building Order - When to 301 Redirect?
Hello Everyone - I am trying to lock down the best Local SEO and link acquisition order for 1 1/2 month old Domain. The Domain is clean - No History - Registered in WMT's on January 20th It's a service franchise website consolidating about 5 independent locations into a single branded site. The each location now has it's own location page on the new site: www.examplesite.com/Location-1 I'm considering the best timing to add 301's to the current Locations individual websites, to the locations pages on the new site.Some of which are currently ranked well (position 2) for one of their primary commercial terms. www.individuallocationsite.com ---> www.examplesite.com/Location-1 I don't want to lose that ranking, but will need to do the 301 redirect at some point. Should I - A.) Complete all of the Citation Work, Natural Profiles, Blog Posts...etc FIRST and let the new website age before 301'ing the locations? Giving it the best chance to have no interruption in those rankings? B:) 301 All the properties into the new website first and start all of the other Local SEO work second? C:) Something else? Subdomain for ticketing of a client website (how to solve SEO problems caused by the subdomain/domain relationship)
We have a client in need of a ticketing solution for their domain (let's call it www.domain.com) which is on Wordpress - as is our custom ticket solution. However, we want to have full control of the ticketing, since we manage it for them - so we do not want to build it inside their original Wordpress install. Our proposed solution is to build it on tickets.domain.com. This will exist only for selling and issuing the tickets. The question is, is there a way to do this without damaging their bounce rate and SEO scores?

Since customers will come to www.domain.com, then click the ticketing tab and land on tickets.domain.com, Google will see this as a bounce. In reality, customers will not notice the difference as we will clone the look and feel of domain.com Should we perhaps have the canonical URL of tickets.domain.com point to www.domain.com? And also, can we install Webmaster Tools for tickets.domain.com and set the preferred domain as www.domain.com? What is the optimal approach for a new site that has geo-targeted content available via 2 domains?
OK, so I am helping a client with a new site build. It is a lifestyle/news publication that traditionally has focused on delivering content for one region. For ease of explanation, let's pretend the brand/domain is 'people-on-the-coast.com'. Now they are now looking to expand their reach to another region using the domain 'people-in-the-city.com'. Whilst on-the-coast is their current core business and already has some search clout, they are very keen on the city market and the in-the-city domain. They would like to be able to manage the content through one CMS (joomla) and the site will deliver articles and the logo based on the location of the user (city or coast). There will also be cases where the content is duplicated for both regions. The design/layout etc. will all remain identical. So what I am really wanting to know is the pros, cons and ultimately the best approach to handle the setup and ongoing management from an SEO (and UX) perspective. All I see is problems! SEO: .com vs .org vs .travel Domain
Hi there, I am new to MOZ Q&A and first of all I appreciate all the folks here that share their expertise and make everyone understand 'the WWW' a bit better. My question: I have been developing a 'travel guide' site for a city in the U.S. and now its time to choose the right domain name. I put a strong focus on SEO in terms of coding, site performance as well as content and to round things up I'd like to register the _best _domain name in terms of SEO. Let's suppose the city is Atlanta. I have found the following domain names that are available and I was wondering whether you guys could give me some inside on which domain name would perform best. discoveratlanta.org

atlantamag.com Looking at the Google Adwords Keyword tool the term that reaches the highest search queries is obviously "Atlanta" itself. Sites that are already ranking high are atlanta.com and atlanta.gov. So basically I am wondering whether I should aim for a new TLD like atlanta.travel or rather go with a .org domain. I had a look around and it seems that .org domains generally work well for city guides (at least a lot of such sites use .org domains). However, I have also seen a major US city that uses .travel and ranks first. On the other hand in New York, nycgo.com ranks well. Is it safe to assume that from the domain names I mentioned it really doesn't matter which one I use since it wouldn't significantly affect my ranking (good or bad)? Or would you still choose one above the other? What do you generally thing about .travel domain names (especially since they are far more expensive then the rest)?
