Accurate Rank Checking for Local SEO

Hi all,
I am wondering if anyone out there has cracked the enigma of figuring out how to accurately find local rankings for multi-location businesses.
I do understand that "accuracy" should be used loosely given the numerous factors that come into play for local such as distance from searcher and business location being located directly in the city of the search. So I definitely get that nothing will be entirely accurate but the programs I have used and the incognito browser approach just seems so far off. Moz tells me something different than the Google Adword Preview Tool which is different than SEMRush which is different than serps.com and so on.
I have done the appending to search strings with near=city as well. I unfortunately do not trust any of them at this point. I would LOVE if my company flew me out to every single city we are in so I could do local searches but that is probably not going to happen
Any thoughts or recommendations for how I can get the most accurate local rank, even if it is an incredibly manual process? Is there an easy way for me to change my location anymore since Google stripped that option away awhile back? That was the ONLY time I felt I was getting somewhat accurate results.

Hi Ben - Chad here from Moz. Kudos to Joy and Nigel for the great tool suggestions. I checked those out myself!
You make a good call out that there is no perfect method for tracking rankings given proximity and geographic location - I'd also add personalization as the other big factor. I was recently in the same room with 4-5 members of my client's digital team in Texas. We all ran the same keyword search on laptops and mobiles, and nearly all saw variations in the local results. So, there's that. : )
Moz has put a ton of thought and testing into how to get the most directionally accurate results, but personalization in particular challenges any method. It may go without saying, but I tell my clients to pick one method or tracker (maybe two at the most) then look at the directional changes in rankings vs. the absolute rankings themselves. It takes the pressure off small changes in rankings and allows them to become a useful confirmation that all is well or an alerting system that something has gone/is going in the wrong direction. This is in contrast to metrics like traffic (online and off), GMB insights data, and conversions/sales that tend be better indicators of success in your digital efforts. Best of luck! -Chad

To get the most accurate results you need to search from a zip code, not a city name.
I've honestly always found it to be extremely accurate and is almost always the same thing the person I'm talking to is seeing.

Whilst you can change your version of Google to any country you can't do it by city.

Local Listing - Service Business with Three Areas Served
A client of mine owns a business that is a service (i.e. they do not have a storefront). They service three major markets - Atlanta, GA; Charlotte, NC; Nashville, TN. When talking to the Google My Business team, they said we needed to set up only one listing based on where we were headquartered (which is Atlanta) and then list that we service the other markets so that it shows in the listing. So we have one business listing set up as a service but headquartered in Atlanta and show the service area as Atlanta, Nashville and Charlotte. Does this seem correct? There is a lot of competition for them so looking to boost local search as much as possible. Thanks!

LOCAL CITATIONS - SHARED ADDRESS, DIFFERENT BUSINESS ENTITIES, DIFFERENT PRACTICTIONERS
I am trying to to boost my clients online presence through Local Business Listings but am running into a few issues that I would like to get some feedback on. First, I will provide some background information and then provide my questions that I am seeking feedback on! Â Your help is greatly appreciated. **BACKGROUND INFO:Â ** Client has little online visibility and is looking to optimize his Local Business Listings to boost his online presence. Client is a Chiropractor that just registered his own business, has a unique local phone number, his own website. The facility that the Chiropractor works out of is a shared office space, known as a "Wellness Center" This facility has other chiropractors, doctors, & massage therapists who fit the same criteria as my client. I understand that in order to qualify for a local business listings your business must meet **CRITERIA. Â **This is the only one he does not meet, but the way the businesses are ran, it seems like to me that he should be eligible for local business listings. Have a dedicated physical street address (not a shared address, PO box, or virtual office) I don't understand why a shared address isn't allowed. Â This seems pretty legit to me. Â And is similar to a Doctors Office with multi-practitioners but slightly different because they each have their own business not all working for one business owner. All working for themselves. Everyone recently moved and joined this wellness center. Everyone generates their own leads and clientele. One thing to note is that no other business in the wellness center currently has optimized their online presence using this address. Â But address is present on other business owners websites. If my client uses this address and builds his local listings, is there a chance he can get penalized if the other business owners build their business listings on sites like, yelp, yellowpages, google maps, citysearch, etc. What are the chances of him getting penalized/the entire shared office being penalized due to this shared office space. How to rank same business page in different locations?
Hello all, First of all thanks for answering my previous queries. Now, I have one more query and I am hoping to get best possible answers from you guys. Query: I have one business which is located in one city only and I have a verified listing there (I am ranking good in that city). However, I want to rank the same business page in couple of other cities as well. What should I do considering that I cannot create a new listing for other cities because I have my office in single location only? Looking forward to answers. Brian

Google keeps updating/tweaking my Local business branch addresses ? to whats different in my citations and on page. how can I stop it?
Hi All, I have a number of branches as we have separate branch pages and separate google local listings for these. I have been trying to keep them in consistent for citation purposes but google keeps trying to tweak the address in the local listings. Sometimes for example , google is trying to remove the premises number from the Road e.g  78 Doncaster Road is the actual branch address but google local business wants it as Doncaster Road, I also see Google is wanting to sometimes remove the locality name etc?.. Also If the local listing has a county ( in America - you would have State) , google is sometimes wanting to remove this add United Kingdom in Country instead ?. Is this a problem and how to deal with it as I think this is obviously impacting my local rankings?. If i approve all these changes then do I need update all my citations and page addresses all the time ? Or can I just leave the suggested "Update" or overwrite googles suggestion with what I had originally. Does anyone else have this problem ? thanks pete

Google vs. Google+ Local Rankings - How do they relate
I have a client who ranks #7 in Google+ Local for search term dentist Oxnard CA & Oxnard CA Dentist but for regular Google search results, they are not in the top 50. How is this possible? No penalties in Webmaster tools. I've been working on this client for over a year. All of the other pages on the website are ranking very well but the all elusive dentist Oxnard CA position is 0 How does regular Google search results relate to Google+ Local?
