Well Ranked National Site - Need Local Rankings

We are a virtual company doing business in 30 states nationwide. All our business is done via the phone, fax, email and express mail.
Back in 2008 I optimized our small 8 page website for our key terms and was able to rank the site #1 nationally for our main keywords. (I did a 6 month consulting gig for the company). The site remained #1 in Google until last year when some serious competitors entered the space and knocked us down to the middle of page one.
Then with the Panda update #1 & #2 we have seen our traffic drop 50% mostly due to not receiving the City + Keywords rankings any more.
I have now been hired full time to bring us back but my question is this
- Do I need to build out city specific pages on the existing website?
- Do I need to buy keyword specific domains and create microsites?
- Do a combination of both?
I would love to do both but I have to prioritize my efforts.
Any thoughts would be great.

citykeyword.com is best for quick results, a new domain can rank quicly, but as time go on the advatage is dimished when you build up other signals.
but citykeyword.domain.com keeps the link juice in your site. As long as your subdomnains are well linked to the root domain google will see it as the same site.

In regards to the onsite optimization, I am still trying to slowly fix some of the issues. It is an old site not built well and done in tables. Once I get a bit more money, I plan to rebuild the website in wordpress.
A follow on question from above. Although you say the long term strategy is a single site with local city pages, which process would see quicker results? city specific domains + keyword or state.website.com/city + keyword.html ?

City domain names is a good idea, but as you say, you will be splitting you efforts, so I say no. city landing pages is a better idea, try and get the city into your link text when you get links, local directories also will help
You also have a lot of on page issues, you have a lot of images with out alt text, I mean a lot, there is a good chance to put some city names, you also have a lot of non relevant link text, “click here” I would definitely fix them
You also have a lot of soft 404s, missing pages, or in your case mostly images that give a 200 instead of a 404. this is not helping, google has made a point about this recenly
Your code includes a lot of noise to content ratio, lots of script, flash and stuff, search engines like clean code.
How I see it a site with many violations needs many more links to rank than one that is violation free.

Site migration/ CMS/domain site structure change-no access to search console
Hi everyone, We are migrating an old site under a bigger umbrella (our main domain). As mentioned in the title, We'll perform CMS migration, domain change, and site structure change. Now, the major problem is that we can't get into google search console for the old site. The site still has old GA code, so google search console verification using this method is not possible, also there is no way developers will be able to add GTM or edit DNS setting (not to bother you with the reason why). Now, my dilemma is : 1. Do we need access to old search console to notify Google about the domain name change or this could be done from our main site (old site will become a part of) search console 2. We are setting up 301 redirects from old to the new domain (not perfect 1:1 redirect ). Once migration is done does anything else needs to be done with the old domain (it will become obsolete)? 3.The main site, Site-map... Should I create a new sitemap with newly added pages or update the current one. 4. if you have anything else please add:) Thank you!

Massive local + national disconnect in rankings (local deindexed)
I asked the question originally on webmaster central. I tried RickRoll's solutions (but it doesn't seem to have solved the issue). Problem below: I've been noticing for some time that certain pages of our site (https://www.renthop.com/boston-ma/apartments-for-rent) have been deindexed locally (or very low ranked), but indexed nationally (well ranked). In fact, it seems that the actual page isn't ranking (but the blog https://www.renthop.com/blog is). This huge mismatch between national vs local rankings seem to only happen for Boston & Chicago. Other parts of the country seem unaffected (and the national & local rankings are very similar). A bit of a background (and my personal theory as to what's happening). We use to have subdomains: boston.renthop.com & chicago.renthop.com for the site. These subdomains stopped working, though, as we moved the site to the directory format (https://www.renthop.com/boston-ma/apartments-for-rent). These subdomain URLs were inactive / broken for roughly 4 months. After the 4 months, we did a 301 from the subdomain to the main page (because these subdomains had inbound external links). However, this seems to have caused the directory pages to exhibit the national/local mismatch effect instead of helping. Is there anything I'm doing wrong? I'm not sure if the mismatch is natural, if the pages are getting algo penalized on a local level (I'm negative SEOing myself), or if it's stuck in some weird state because of what happened with bad sub-domain move). Some things I've tried: I've created webmaster console (verified) accounts for both the subdomains. I've asked Google to crawl those links. I've done a 1-1 mapping between individual page on the old site vs the new directory format I've tried both doing a 301, 302 and meta-refresh redirect from the subdomains to the directory pages. I've made sure the robots.txt on the subdomain is working properly I've made sure that the robots.txt on the directory pages are working properly. See below for a screenshot of the mismatch & deindexing in local search results (this is using SERPS - but can be replicated with any location changer). Note the difference between the ranking (and the page) when the search is done nationally vs in the actual location (Boston, MA). I'd really appreciate any help.. How To Rank Our Featured Snippet - What Changes Are Needed On Our Page?
I've read a number of articles that have been helpful, but most of them are specifically still just trying to prove the value of the snippets and more recently show you how to find what search terms to rank for. What I'm really struggling with is exactly 'How do we rank for them, when we already have the #1 position and the featured snippet is going to another site'? Let me break this down a bit more: 1. We are measuring the 'SERP Features' within Moz Pro Tools and I've identified ~300 pages where there is a 'Featured Snippet' but I don't have the feature. 2. In a good portion of these, I'm outranking the site that has the 'Featured Snippet'. So I can compare my site, side by side to the 'Featured Snippet'. Now that I have the question, my ranking and the competition all in front of me. What changes are recommended I implement on our page? Is there a recommended process to follow?

Prioritise a page in Google/why is a well-optimised page not ranking
Hello I'm new to Moz Forums and was wondering if anyone out there could help with a query. My client has an ecommerce site selling a range of pet products, most of which have multiple items in the range for difference size animals i.e. [Product name] for small dog

[Product name] for extra large dog I've got some really great rankings (top 3) for many keyword searches such as
'[product name] for dogs'
'[product name]' But these rankings are for individual product pages, meaning the user is taken to a small dog product page when they might have a large dog or visa versa. I felt it would be better for the users (and for conversions and bounce rates), if there was a group page which showed all products in the range which I could target keywords '[product name]', '[product name] for dogs'. The page would link through the the individual product pages. I created some group pages in autumn last year to trial this and, although they are well-optimised (score of 98 on Moz's optimisation tool), they are not ranking well. They are indexed, but way down the SERPs. The same group page format has been used for the PPC campaign and the difference to the retention/conversion of visitors is significant. Why are my group pages not ranking? Is it because my client's site already has good rankings for the target term and Google does not want to show another page of the site and muddy results?
Is there a way to prioritise the group page in Google's eyes? Or bring it to Google's attention? Any suggestions/advice welcome. Thanks in advance Laura0 -
Is it possible to rank in google mexico when you don't have a local site?
Hello, someone is asking me why we don't rank in google mexico search engine. I mentioned we don't have a google mexico site, but have a USA site, so we may rank, but not as well as if we had the mexico site. IS there anyway to improve rankings or tips? THanks! Laura Robinson

Worth contributing articles to a Page Rank 1 site?
My intuition tells me that it is not going to help with any SEO link benefit by posting an article as a guest writer on a Page Rank site of #1. It's a rather new fashion content site. The article would be informative and not a sales pitch. The only link is to our url home page in the bio. I've been told that links from low page ranking sites don't help anymore. But maybe over time the site will achieve higher PR status, and then the link in it would help us? Any thoughts? Thanks! ron

First eCommerce site, any tips on how to increase rankings would be appreciated.
As I mentioned I'm working on a new eCommerce site and just want some hints and tip on how I can potentially get the most out of ranking it. http://fuchia.co.uk/ I've meta titled / tag most of the products with relevant keywords, we have a good social standing so far with growth on Twitter + facebook but conversions are currently low or only coming through the website's eBay store (that has no connection on the site)

Ranking a site in the USA
I'm UK based and looking at setting up a site to rank in the USA. As I understand it a .com TLD is best but these are used worldwide so do I simply need to set the geotargeting to USA in webmaster tools? Or is there a better domain to use? With hosting the site in US and on page content related to US cities (I plan to create a page for each US city I operate in the the city name in the H1 tag) will that be enough for google to understand that the page should rank in the US version of google. Also how can I view Google USA search results - when I go to google.com it automatically redirects to google.co.uk and I can only change the location on the left hand side to UK cities. Any help much appreciated!
