Need help with fluctuating ranking for a specific keyword

my website www.totalmanagement.com fluctuates for the search term: web based property management software
I have been using SEO Moz for a few months now and have managed to get to the top 5 and jump around between 3 and 5.
Does anyone have any suggestions to assist me?
Long term goal is also to really target: Property Management Software
But I am still very new at this.

I can appreciate you frustration - what point2propertymanager.com has is better (much better) overall domain authority and trust than your site - this outweighs your better on page SEO. Although your competitor's page links are internal, those links are passing strong link juice from the root domain. Examining their IBLs in Open Site Explorer shows domains with DA of 100 (e.g. adobe.com - and while those 100 DA links are nofollows, they still send a strong domain trust signal) - your site doesn't have a data available in OSE, but it would undoubtedly show your IBLs to both fewer and weaker.
In short, if you want better SERPs, you'll need to get quality IBLs through serious, systematic link building.

Can someone maybe help explain to me how this page:

is out ranking me for the term "web based property management software"
I ran a check on it with SEOMoz tools and the page grade is an F for the term and my homepage has a higher page rank and more linking root domains.
I am so confused I could scream!!!

Your follow up reaffirms my suggestions where you need to take this to move up on your competitors. Link building is a difficult and multifaceted task, requiring dedications, perseverance (lots), research and some charm (and persuasion). There have been numerous blog posts on SEOmoz (and elsewhere) regarding link building techniques; read them all - if your budget can handle it, there are some very savvy (and white hat) link builders out there that can help you but their services are not inexpensive.
Other methods include getting your users raving about how great your software is - offer free trials, killer customer service, urge your users to blog about you, get reviews, post those reviews on your site in a Google acceptable micro format.

Yes the competitors have been in business for years and we have not been. Server speed has been poor lately and I have complained to Hostgator.
I have been trying to get other sites to link to us but I am just at a loss as to how to get the volume I would need to even come close what the competitors have.

Welcome to the gray SEO world, full of "ifs" and google actualization. Is very hard to tell what happened, there is a lot of factors.
Google is change the algoritms again, and some points as load speed and text in the beginning of the website are becoming important.
And there is also the action from the concorrent websites. They got more links? they changed the website?
One tip I can give to you is stay connected at SEOMOZ blog to see the last changes at google and get a change to be ahead of the other websites.

Always a difficult task chasing (and obsessing over) a high a SERP. My search for your KW in Google found you at position 8. Perhaps your results are skewed by your search history and/or being logged into a Google account, which can personalize search results that give a higher weight to frequented searches and results (your own site).
Looking at you your competitors link profiles show much stronger domain authority and vastly greater number of links. You have only 1 externally followed link.Your on page SEO is better than some of them, but the strength of their link profiles trumps that.
Also check you loads times - I noticed your site was slow to come up, and I checked it in Google Page Speed where it time out, although a refresh did bring up an acceptable 83., so perhaps there is a third party item loading that is hanging up.
All things being equal, Google will put the most (or best) linked to site ahead. Quality links from trusted domains are the best way to insure a stronger, more consistent ranking.

Have you done a press release for that term and the site? Typically, those will get some high quality authority links pointed to your site and should solidify your rankings.

Am I accidentally Keyword Stuffing?
Hey Guys, So I updated some copy on my site recently and noticed that whatever slender rankings I had (often on page 😎 have completely disappeared. The copy was the only change I have made. Now I haven't intentionally keyword stuffed however I have noticed that there happens to be a lot keywords in there. For example on my PPC page I use the phrase PPC 16 times however it has just naturally fallen into the content as that is what I'm writing about. I'm wondering if there are maybe too many mentions here? 16 repeats of the word PPC and on the page there are 490 words. Does that feel like too much repetition or am I barking up the wrong tree? General drop in rankings
We've made a LOT of improvements to our on page SEO and we've been on the right track, but since about 26/7 our rankings appears to have gone down. Since early 2015 we've reworked a lot of the copy on our site to improve the unique/duplicate ratio, we've redone a lot of urls that didn't make any sense. We've improved image alt-text and file names. We've reduced image size on most of the site and we have disavowed spam links (obvious ones like nike shoes and oakley glasses). We've basically improved on-site SEO as much as we can with headers and whatnot. We've been hacked 4 times since January and we had two partial manual penalties from Google, but they were quickly dealt with and we've switched server to one that is both safer and a lot faster. Most of the hacked content seems to have disappeared from Googles index but not all of it. We have also tried our best to deal with URL parameters and we've made 301's out of hundreds of URLs with duplicate content from old slideshows that basically only had an image. And there's even more things we've done like working a lot more with social media, but despite all that were loosing ranking every week and our SEOlytics SVR is at its lowest since early 2014. And we've never (afaik) bought links or anything like that. Obviously we're doing something wrong but frankly we're running out of ideas. We've lost rankings on individual important phrases but there's site-wide general drop.

Tips for Getting a Very Small Site to Rank
I am working on a very small (two page) site for a client, and trying to rank for some very competitive local terms. The site is www.arlingtonbuilders.com, and our terms center around local cities (like Arlington) plus "custom homes," "custom renovations," etc. I feel very limited in terms of what I can do on the site, and I'm building citations offsite, but I feel stuck. I'd love some tips for helping them rank better without building out an entire site.

Keyword Saturation
Hi guys, A run a niche price comparison website and the keywords I'm targeting are the product names themselves. I recall Moz recommended that using the keyword too many times on site was not a good thing. Typically, I would have a unique description for the products and the list of merchants, prices, links to thier site and thier product names. This resulted in my keyword appearing many times on site, in slightly different forms (the product names were taken from the merchants feed) I no longer see this warning in the recomended and I believe it is more transparent for my visitors if they see the merchants website name on my site. New adsense account request rejected - need help
I'm moving my company to Australia, shutting down the US company. Google said I had to request a new Adsense account, so I did. They opened the account, I added the same ads, in the same places, and they have rejected my application. What do I do now? The other account has been open since 2004. Best Tactics/Approach to Rank Keywords in Different GEOs

Keyword confusion
Thanks for taking the time to read through this. I'm currently optimizing a website and have a few structural questions: How should one view targeting keywords with respect to the home page of any given site? EG -> If the home page has the preferred keywords at the beginning of title and the page follows most if not all the recommendations from SEOMOZ tools, why are sub pages outranking my root domain for the set of keywords I'm after? When sub pages use my homepage keyword as the 2nd keyword in its respective title, does that give the overall homepage more power for the keyword it's after? EG. Homepage Title "ABC DEF - DEF ABC - XYZ | Company name I'm targeting "ABC DEF" for the home page Subpage title -> "DEF ABC - ABC DEF - XYZ | Company Name. The sub page keyword is "DEF ABC"
