Local SEO Brand Name Question

I have a franchisee client where the standard practice is to list their brand name as (ex: "[Brand] of San Diego, CA") on their website. I don't think that's the legal business name of the company, just how corporate chooses to organize the franchisees. The client often uses this name in the offline world so it seems to fall within Google's guidelines for creating a listing on Google My Business.

I've heard conflicting answers from Google Places reps on whether to use brand + location or just brand. I've also seen articles that state if your business name is greater than 40 characters it can often be shortened if directories choose to pull your business data from a different source and that would make the listing name inconsistent. I'd like the added benefit of keeping the location in but I know large franchises like Subway don't bother adding location though. Anyone have any experience with this?

Yeah I was referring to directories. I figured just brand name would be the safer option but I was curious if other SEOs out there had success/difficulties using the modifier. I appreciate the response, thanks!

You say at the top that corporate likes to use brand name + location on the website... but then it seems like you're talking about directory listings...
As long as you're consistent with the business name on all citations, you should be OK... if all of your citations say "Bubba's Widgets", but then on the website it says "Bubba's Widgets - Dallas", then you're still ok...
We work with tons of car dealers who have a long dealership name, but then when they mention the biz name throughout the site, they use a shorter "lingo" version of the name... never causes any problems.
If you're talking directories, that's an entirely different situation, and can get hairy... Even though Google now allows a single modifier to be added to the end of a biz name, you're still safer just using the actual business name in all your citations. Just explain to corporate that you cannot risk getting flagged, and that the directories are strict about what you can put in for a business name.

My suggestion is to not add the geos. It's all well and good that the offline world might refer to it with the geo and you might not technically be going against guidelines, but it's still not something you want to risk getting flagged for, or have reps change without your knowledge, screwing up your citations. Then you'll find yourself on with the phone reps all the time trying to tell them how your situation is an exception.

Not Showing Up in Local Pack - Possible Possum Filter?
We have a medical practice client who isn't showing up at all on local category searches for their zip code. Wondering whether it's a Possum algorithm filter, and if so, how we can resolve this. The client is named Wall Street Dermatology, and is located in the same building as two other medical practices in the same dermatologist specialty. They share the same address (65 Broadway, New York, NY), but have different unit numbers. My client is Suite 904. To be clear, these are entirely separate businesses that are not affiliated with each other. They happen to be located in the same building. When running local searches (for example, in US zip code 10004) for the category term "dermatologist", my client is not appearing at all. The two other practices are appearing just fine. In fact, one of the competing practices has not only their practice listed, but one of their doctors individually and even one of the physician assistants. My client, Wall Street Dermatology, isn't showing up. IMO, the GMB profile is robust, with more reviews than competitors, and more content overall. While there's SEO work to be done, the citations and link profile exceeds some of the other practices who are showing up in "dermatologist" (use zip code 10004) searches. Google is showing profiles of dermatologists who haven't even claimed their profiles or have websites.One more thing: For a two-week span, the business was showing up in the 3-pack for "dermatologist" after making upgrades to the GMB profile. This was a first. So they've been there before. However, they made some changes to NAP. 1) added the providers name to the business name: "Business Name: Provider Name". 2) Updated "Suite" to "Ste" in order to match USPS. After that change, the business fell off entirely again.Note: We do appear on searches for the business name. And we do appear for some secondary keywords (for example, "Cosmetic Dermatology"), but not for the main keyword. Is this related to Possum (https://moz.com/learn/seo/google-possum)? Is Google confused that my client is related to the other practices in the same building? Any suggestions?

I am having an issue with multiple Google local listings.
We assigned separate numbers for each local listing (using Call Tracking Metrics). However, recently our listings were suspended and when I read through terms of service it says the number has to match on the location page. We use dynamic numbers - so of course that number doesn't show up. Would it work to also add the local number to the page in addition to the dynamic number? Or has anyone figured out a work around?

I work at an agency, we have a client that has 20 locations (all different websites and google business listings). We are trying to pick the best and easiest package for each location. LOCAL CITATIONS - SHARED ADDRESS, DIFFERENT BUSINESS ENTITIES, DIFFERENT PRACTICTIONERS
I am trying to to boost my clients online presence through Local Business Listings but am running into a few issues that I would like to get some feedback on. First, I will provide some background information and then provide my questions that I am seeking feedback on! Your help is greatly appreciated. **BACKGROUND INFO: ** Client has little online visibility and is looking to optimize his Local Business Listings to boost his online presence. Client is a Chiropractor that just registered his own business, has a unique local phone number, his own website. The facility that the Chiropractor works out of is a shared office space, known as a "Wellness Center" This facility has other chiropractors, doctors, & massage therapists who fit the same criteria as my client. I understand that in order to qualify for a local business listings your business must meet **CRITERIA. **This is the only one he does not meet, but the way the businesses are ran, it seems like to me that he should be eligible for local business listings. Have a dedicated physical street address (not a shared address, PO box, or virtual office) I don't understand why a shared address isn't allowed. This seems pretty legit to me. And is similar to a Doctors Office with multi-practitioners but slightly different because they each have their own business not all working for one business owner. All working for themselves. Everyone recently moved and joined this wellness center. Everyone generates their own leads and clientele. One thing to note is that no other business in the wellness center currently has optimized their online presence using this address. But address is present on other business owners websites. If my client uses this address and builds his local listings, is there a chance he can get penalized if the other business owners build their business listings on sites like, yelp, yellowpages, google maps, citysearch, etc. What are the chances of him getting penalized/the entire shared office being penalized due to this shared office space. Google Local Feeds - Cover & Profile Photos??
Hello - I am trying to help a biz w several dozen locations with their Google+ local pages. However, I'm not sure automation is the best solution: https://support.google.com/business/answer/3370250?hl=en In particular: Can you stipulate a Cover Photo and Profile Photo via Google's automated feeds? I see that you can add "images", but not much more than that. Do we have to manually upload cover photo/avatar info? If it turns out we have to, IMHO would be totally worth it even if time-consuming, but just trying to figure out the balance between automation vs manual factors.

Combining Law websites to boost local results?
So we currently have 2 separate websites for the 2 areas of law we practice, Criminal Defense and Family. Currently our Criminal Defense website is the one affiliated with our google+ page and so it ranks well in local results, where as our Family website does not rank at all locally. Would it be best for our Family practice if we merged it with our Criminal site? We all work out of the same office and share address and phone number, so I don't believe we can associate the Family website with a google+ page, but I am wondering if each site would show up in Local results for their individual keywords if the criminal site and law site were both subdomains of a main Firm website.

Question about domains with 2 or 3 hyphens
I have a client who has 3 domains in the following format: keywordkeywordkeywordkeyword.co.uk keyword-keyword-keyword.co.uk keyword-keyword-keyword-london.co.uk And needs advice on the best one to use. The client is leaning towards the one with 3 hyphens because it has more keywords but I am a bit worried about using it at the risk of it looking too spammy because of the hyphens. So my question is will 3 hyphens as in the above example cause anything negative in terms of SEO? We will not be doing any black-hat seo tactics but even so will 3 hyphens cause any problems or is it safer to go with just two hyphens? And secondly the client asked if Google can understand different words or is it better to have hyphens so Google can understand that there are different words?

Local seo yoast plug in

I am targetting geographical and my question is: Is there any seo benefit ?It isnt a requirement of the plug in to add a physical addess ( you can add that it isnt and put a town) I did a quick test http://www.themorrisagency.co.uk/locations/kent-band-hire/ In conjunction with an area page would Mr Google smile with glee or get his big red marker out ?
