404's and duplicate content.

I have real estate based websites that add new pages when new listings are added to the market and then deletes pages when the property is sold. My concern is that there are a significant amount of 404's created and the listing pages that are added are going to be the same as others in my market who use the same IDX provider.
I can go with a different IDX provider that uses IFrame which doesn't create new pages but I used a IFrame before and my time on site was 3min w/ 2.5 pgs per visit and now it's 7.5 pg/visit with 6+min on the site.
The new pages create new content daily so is fresh content and better on site metrics (with the 404's) better or less 404's, no dup content and shorter onsite metrics better?
Any thoughts on this issue? Any advice would be appreciated

Thank you for the reply, the problem is it's done automatically. There are 100's of new listings/pages added to the LV Real Estate Market weekly. The IDX program automatically adds properties when they come to market and deletes them when they go into sold status.

I did notice that Realtor.com and Yahoo Real Estate have the same IDX page adding process.

I think what Aran has suggested is great. You don't want to 404 the sold property pages as if it has been a popular property page and has accumaled links and PA, then by 404'ing that page you would lose all that value.
By doing a 301 redirect to a category page you will pass most of that value on, however you wont pass on the anchor text value and by doing this it will also tell the search engines to disregard that page in future so it shouldn't appear in the search, this can take a while.

I would possibly look towards a different strategy.
Rather than deleting a page once a product is sold I would leave the page live for a while and put a sold sign on it and offer a selection of similar properties to view. After say 3 months then 301 the page back to a category page higher in the hierarchy. Or don't 301 it at all, perhaps Noindex the page after a given time frame?
I'd much rather present my visitors with a Sold sign and a list of similar properties than potentially lose them to a 404.
Don't think search engine, think visitor

Canonical Tags for Legacy Duplicate Content
I've got a lot of duplicate pages, especially products, and some are new but most have been like this for a long time; up to several years. Does it makes sense to use a canonical tag pointing to one master page for each product. Problem with Yoast not seeing any of this website's text/content
Hi, My client has a new WordPress site http://www.londonavsolutions.co.uk/ and they have installed the Yoast Premium SEO plug-in. They are having issues with getting the lights to go green and the main problem is that on most pages Yoast does not see any words/content – although there are plenty of words on the pages. Other tools can see the words, however Yoast is struggling to find any and gives the following message:- Bad SEO score. The text contains 0 words. This is far below the recommended minimum of 300 words. Add more content that is relevant for the topic. Readability - You have far too little content. Please add some content to enable a good analysis. They have contacted the website developer who says that there is nothing wrong, but they are frustrated that they cannot use the Yoast tools themselves because of this issue, plus Yoast are offering no support with the issue. I hope that one of you guys has seen this problem before, or can spot a problem with the way the site has been built and can perhaps shed some light on the problem. I didn't build the site myself so won't be offended if you spot problems with it. Thanks in advance, Ben

Duplicate Content Mystery
Hi Moz community! I have an ongoing duplicate mystery going on here and I'm hoping someone here can answer my question. We have an Ecommerce site that has a variety of product pages and category pages. There are Rel canonicals in place, along with parameters in GWT, and there are also URL rewrites. Here are some scenarios, maybe you can give insight as to what’s exactly going on and how to fix it. All the duplicates look to be coming from category pages specifically. For example:

Webmaster Tools vs Screaming from for 404's
Hey guys, I was just wondering which is better to use to find the 404's effecting your site. I have been using webmaster tools and just purchased screaming frog which has given me a totally different list of 404's compared to WMT. Which do I use, or do I use both? Cheers

What to do about similar content getting penalized as duplicate?
We have hundreds of pages that are getting categorized as duplicate content because they are so similar. However, they are different content. Background is that they are names and when you click on each name it has it's own URL. What should we do? We can't canonical any of the pages because they are different names. Thank you!

Duplicate content handling.
Hi all, I have a site that has a great deal of duplicate content because my clients list the same content on a few of my competitors sites. You can see an example of the page here: http://tinyurl.com/62wghs5 As you can see the search results are on the right. A majority of these results will also appear on my competitors sites. My homepage does not seem to want to pass link juice to these pages. Is it because of the high level of Dup Content or is it because of the large amount of links on the page? Would it be better to hide the content from the results in a nofollowed iframe to reduce duplicate contents visibilty while at the same time increasing unique content with articles, guides etc? or can the two exist together on a page and still allow link juice to be passed to the site. My PR is 3 but I can't seem to get any of my internal pages(except a couple of pages that appear in my navigation menu) to budge of the PR0 mark even if they are only one click from the homepage.
