I can get a link from this site, but it has a DA=39, Dmr=3.37, Dmt=3.39 and a Page Rank=0

get the link, why wouldn't you? Unless you it overly difficult to get and there are other (better opportunities)

DA=39, Dmr=3.37, Dmt=3.39 and a Page Rank=0? PR ZERO? Did it get Google slapped? Rand talks about that in one of his white board fridays. Two things can be happening here. Either that site is thriving and Google hasn't updated it PR in about 3 to 4 months OR it used to have PR, but got demoted by Google.

I'd have to second #3. It's difficult to answer without knowing how much the link will cost you (time, $$, etc)

Consider the following:
- How well is the linking site aligned with the content you are looking to link to? In an ideal situation the linking site would be in th same 'neighbordhood' as the content on the linked-to site. (a carpeting site wants links from sites that have to do with flooring, for example).
- Have you taken the time to review the link profile of the linking site. I would take the time to review the linking sites link profile to see if any of its linking sites look questionable.
- How much time/effort/resources/$ are you going to have to give up to secure this link? It sounds like you have it in the bag, but there is always some effort behind closing such deals.
In the end, if you can get this link (especially with anchor text you get to specify) and it meets criteria #1 and #2 and won't consume a lot of time, I say get it.

I would not worry about the page rank as long as the page has incoming links from other high authoirty sites. Run the opensitexplorer reports on the page and look at the quality and quanity of the incoming links.
Run opensiteexplorer on the entire domain and look at the top pages report to see if the page in question is one of the top 10 pages on the website.
You may also want to make sure the domain itself has good spam free incoming links or atleast the percentage of profile / spam link to highly quality natural link is low.

Why would a site with virtually no external links and low authority rank very high?
Hey there: I'm not sure anyone's going to be game to answer this but... I have designed, done on-page optimization for and done ongoing content marketing and linkbuilding for a local fitness site. The site is about nine months old and I am attempting to achieve rank for the keyword "personal trainers in philadelphia." We've made progress; having taken a new site from +100 to 19 in about four or five months worth of content creation and linkbuilding on a very modest budget. I'm not complaining. What has me confused though is that there are one or two sites that are ranking very high for this keyword string with considerably shoddier metrics than our site and I'm wondering how a stock WP theme site with very few inbound links can rank top five for a reasonably competitive keyword? Our site is http://vtrainersinc.com. The site I've noticed that ranks top five and seems to have an inferior SEOMoz profile is bodycrafters.net. Anybody got any ideas as to why these things seem to occur? I have this feeling this site has stumbled upon a magic SEO elixir which I'd like to get my hands on!
