How would you optimize a web site for a NYC real estate brokerage with apartment rentals and apartment sales?

I would think it would make the most sense to optimize the homepage for 'NYC apartments'. Then have two pages, one for 'apartment rentals' and another for 'apartment sales' directly underneath in the site's hierarchy. Is this is how you would do it? The competition for these keywords mostly have 'NYC Apartment Rentals' and 'NYC Apartment Sales' bunched together on their homepage. Is it possible to have 3 separate pages from the same domain rank on the first SERP?
Also, the company I work for is called Platinum Properties. If we fail to include 'Platinum Properties' in the title tag would that negatively effect our current position for 'Platinum Properties' in the search results? What would be an effective way to get listed for both the keyword and company name?

I agree with the building out of pages that will have both the shorter url, and more reliance to said page. Tied into the html and xml site maps. Placement is all about reliance and reputation, so of course if each page has its own SCOPE, it SHOULD obtain great placement and people will have found more of what they were looking for when they get there.....

If I may ask, why do you desire to rank so well for "Platinum Properties"? If that is your company name, most people who search for you will find your site whether you are the first result or the tenth. I would recommend focusing on the other two pages you suggested.
Home page: NYC apartments and another variation of the phrase such as "apartments New York" or whichever key word phrase you feel would be best.
Page1: NYC Apartment Rentals and another variation of that phrase
Page2: NYC Apartment Sales and another variation of that phrase
For the title tag, any change can affect your current ranking. You can make no change and your ranking can move up or down based on a variety of factors ranging from Google changes to how your competitor's rankings change.
Have you considering moving your company name to the end of your title tag? You would want to improve the first half but a fast example would be
<title>NYC Apartments Rentals and Sales | Platinum Properties</title>

Hello All- I have been in the SEO industry for about 4 years and feel fairly confident in my technical SEO; however, I am being asked to conduct a migration that is both a platform change (step 1) then a consolidation change (think of combining websites when a company is acquired) all within a 4-5 month time span. How to avoid adult traffic to site?
A client of ours is increasingly getting a lot of adult traffic to their site, where they show up only for adult searches and not at all for relevant searches. How can we stop Google associating their site with adult content? Here's a blog example, giving advice to parents on girls and body image issues: https://www.commonsensemedia.org/blog/girls-and-body-image keywords driving traffic to this page are all around images for 'young nude girls' etc.

How are these sites ranking!?!
One of our clients is in the insurance industry and over the last 12 months we have seen an increasing number of low quality, newly registered, spammy sites achieving top 5 rankings for major keywords, which in turn is having an adverse effect on the rankings for our client. Does anyone have any idea how the following sites have managed to do this: http://www.multiquotetaxi.co.uk/ - 2nd for taxi insurance http://www.motortradefast.co.uk/ - 1st for motor trade insurance http://www.traders-insurance.com/ - 3rd for motor trade insurance http://www.multiquotefleet.co.uk/ - 1st for fleet insurance We have tried reporting the above sites, tried holding out to see if they get penalised and tried figuring out what they have done ourselves but cannot see how they have managed it. Any ideas at all?

My site is always in the top 4 on google, and sometimes goes to #2\. But the site at #1 is always at #1 .. how can i beat them?
So i'm sure this is a very generic question.. of course everyone wants to be #1. We are an ecommerce web site. We have all sorts of products, user ratings, and are loved by our customers. We sell over 3 million a year. So let me give you some data.. First of all one of the sites that keeps taking the #2 or #3 spot is amazons category for what we sell.. (i'm not sure if I should say who we are here.. as I don't want the #1 spot to realize we are trying to take them over!) Amazon of course has a domain authority of 100. But they never take the #1 spot. The other site that takes the #2 and #3 spot is not even selling anything. Happens to be a technical term's with the same name wikipedia page! (i wish google would figure out people aren't looking for that!) Anyways.. every day we bouce back and forth between #4 and #2.. but #1 never changes.. Here are the stats of us verse #1 from moz: #1: Page Authority: 56.8, Root Domains Linking to page: 158, Domain Authority: 54.6: root domains linking to the root domain 1.42k my site: Page Authority: 60.6, Root domains linking to the page: 562, Domain Authority: 52.8: root domains linking to the root domain: 1.03k So they beat us in domain authority SLIGHTLY and in root domains linking to the root domain. So SEO masters.. what do I do to fix this? Get better backlinks? But how.... I can't just email GQ and ask them to write about us can I? I'm open to all things.. Maybe i'm not using moz data correctly.. We should at least be #2. We get #2 every other day.

Site not progressing at all....
We relaunched our site almost a year ago after our old site dropped out of ranking due to what we think was overused anchor text.... We transferred over the content to the new site, but started fresh in terms of links etc. And did not redirect the old site. Since the launch we have focused on producing good content and social, but the site has made no progress at all. The only factor I can think off is that one site linked to us from all of their pages, which we asked them to remove which they did over 3 months ago, but still showing in Webmaster tools.... Any help would be appreciated. Thanks

Real Estate Local SEO
My site hovers on page 2 of google for the key search phrase. I have a blog that gets updated often, I have genuine links coming in, I promote on all social media channels, I do email campaigns, I have a site map, I have my local address on what I believe are the most important sites like Yelp, Manta, Google Local etc. All this and my site is still on page 2 while other sites with less of everything are on page 1. What is missing?
