How do I prevent 404's from hurting my site?

I manage a real estate broker's site on which the individual MLS listing pages continually create 404 pages as properties are sold. So, on a site with 2200 pages indexed, roughly half are 404s at any given time. What can I do to mitigate any potential harm from this?

I support Jane's advice here to make a custom 404 that is as beneficial as possible for the user.
I would only worry about 301 redirecting old property pages to their city/neighborhood subcategory if the page shows up in Google Webmaster Tools 404 section and shows an external link pointing at it that is worth saving. A process you could do about once per month or quarter.

Property sites use a range of techniques to handle this - I have seen 404s, 410 Gone responses, 302 redirects and 200 OK responses showing a largely blank page (definitely not recommended) whilst browsing a little this morning.
Others leave the listing live but show that it's no longer on the market, e.g. http://www.rightmove.co.uk/property-to-rent/property-29033160.html
It doesn't sound like you can use this last option, although it would allow you to recycle URLs for properties like rentals that often come back on the market.
If you must go with a 404, try to make it useful as Dave says. Can you customise the 404 page, perhaps pulling in information dynamically based upon the listing that was deleted?

I'd create a custom 404 page which runs a similar search, whilst you say you can't avoid the 404 what you can do is make a 404 which is useful to both the user and Google
Also make sure that your site no longer lings to old content.
Run Screaming Frog to check those response codes

I should have mentioned that I don't have that option. The pages are dynamically added to the site via a plugin which pulls MLS data from the local real estate listing board. (The plugin is dsIDXpress by Diverse Solutions.)

You could setup 301 redirects from the sold property URLs to another relevant page, like other properties available in the same neighborhood/town/city. Or possibly even to search result page that contains very similar properties in regards to square footage, bedrooms, baths, etc.

Pages excluded from Google's index due to "different canonicalization than user"
Hi MOZ community, A few weeks ago we noticed a complete collapse in traffic on some of our pages (7 out of around 150 blog posts in question). We were able to confirm that those pages disappeared for good from Google's index at the end of January '18, they were still findable via all other major search engines. Using Google's Search Console (previously Webmastertools) we found the unindexed URLs in the list of pages being excluded because "Google chose different canonical than user". Content-wise, the page that Google falsely determines as canonical instead has little to no similarity to the pages it thereby excludes from the index. False canonicalization About our setup: We are a SPA, delivering our pages pre-rendered, each with an (empty) rel=canonical tag in the HTTP header that's then dynamically filled with a self-referential link to the pages own URL via Javascript. This seemed and seems to work fine for 99% of our pages but happens to fail for one of our top performing ones (which is why the hassle 😉 ). What we tried so far: going through every step of this handy guide: https://moz.com/blog/panic-stations-how-to-handle-an-important-page-disappearing-from-google-case-study --> inconclusive (healthy pages, no penalties etc.) manually requesting re-indexation via Search Console --> immediately brought back some pages, others shortly re-appeared in the index then got kicked again for the aforementioned reasons checking other search engines --> pages are only gone from Google, can still be found via Bing, DuckDuckGo and other search engines Questions to you: How does the Googlebot operate with Javascript and does anybody know if their setup has changed in that respect around the end of January? New Website's Not Ranking for Branded Term
Hey Friends, I can't seem to figure out why https://feello.com/ isn't ranking on Google for it's branded term (Feello). It's ranking in 1st position on Bing and Yahoo but on page 2 (16th or so) on Google. Going through the list and can't come up with an answer. Metadata: Yes Indexed to Webmaster: Yes, Fetched pages: Yes Google cache on May 27, 2017: Check Using canonical and redirecting for non-www and HTTPS version: Yes & Yes Feello in domain name: Yes Set up social profiles and GMB: Yes Driving traffic: Yes, some email and ads Checked robots.txt: Yes, not created yet Created and Submitted Sitemap: Yes - https version Checked for blocked resources: None. The list goes on...Any ideas would be appreciated.

How important is the user experience for SEO in google's eyes?
So far I've gathered that backlinks are really king, however you can't get good backlinks without well written content that serves a purpose. As well you can't do a great job with that content and not keep a good user experience, since why would anyone want to backlink to content that can be helpful if you squint an eye and suffer a few scrolling cramps. So how would you rank user experience in the everlasting war of SEO for Google? With this in mind, why would using bootstrap resources pose a problem? I've seen it could add issue to pageload times, however seems minifying could easily solve that. I personally enjoy the use of Bootstrap since it's very easy on the eyes and can have real positive effects when a user looks at content on such a framework.

When does it make sense to make a meta description longer than what's considered best practice?
I've seen all the length recommendations and understand the reasoning is that they will be cut off when you search the time but I've also noticed that Google will "move" the meta description if the search term that the user is using is in the cached version of the page. S I have a case where Google is indexing the pages but not caching the content (at least not yet). So we see the meta description just fine on the Google results but we can't see the content cache when checking the Google cached version. **My question is: **In this case, why would it be a bad idea to make a slightly lengthier (but still relevant) meta description with the intent that one of the terms in that description could match the user's search terms and the description would "move" to highlight that term in the results.

There's NO reason these sites should be beating mine...Or is there?
Hi Over the past 10 months, my internal page rankings (previously excellent) have plummeted. I'm now trying to recover them. I haven't received an unnatural links warning in Google Webmaster Tools. Also, I used to have hundreds of internal links to each of these 21 pages using the same exact-match anchor text eg, Tuscany real estate, Umbria real estate, etc. I changed this about 6 months ago. So why am I still ranking poorly for these (only moderately competitive keywords) behind sites with poorer metrics? 1) Keyword: lake como real estate My page here – **http://tinyurl.com/d34k8m ** -- used to rank No1 or No2 neck-and-neck with this page www.immobiliarevacanzelago.com/. He's still No1 but I’m down to about No13. Yet when I look in Open Site Explorer virtually all my metrics beat his.

Digital Strategy For CPA (That Targets CPA's)
I have a potential client who is looking for a digital marketing strategy that targets other CPA's. Essentially, they provide cost reduction/tax services that certain CPA's may not provide. As you can imagine, the CPA's are searching for other CPA's with this type of service. I was thinking social/email marketing to keep my company's brand at the top of mind of some of these other CPA's. They have a national practice and can middle market cpa's around the country. I am also gonna recommend they slightly modify their business model so they can reach out to other industry sectors (b2B). Any insights on how to tackle this strategy? What strategies would you consider for them? Does anyone have any CPA's they do business with? Thanks.

I want your opinions on the lack of increase in Pintrest's PR
Many months ago, a fellow marketer at my company introduced me to Pintrest, claiming that it would be good for our business. Pintrest was very much unknown by many just a few short months ago. Since then, I have seen it take off like wildfire, with excessive media coverage, registrations, and people putting the button on their sites. It must have thousands more backlinks now than it did six months ago--high quality ones too, as it's had coverage in virtually every major new media outlet. I want your opinion as to why it has remained a PR6 site this entire time. It was a PR6 site then and it still is now. I know the increase in PR is algorithmic, but come on! Can people share their experiences they've had link building for those higher PR sites? How much harder does it get?
