How do I prevent 404's from hurting my site?

I manage a real estate broker's site on which the individual MLS listing pages continually create 404 pages as properties are sold. So, on a site with 2200 pages indexed, roughly half are 404s at any given time. What can I do to mitigate any potential harm from this?

I support Jane's advice here to make a custom 404 that is as beneficial as possible for the user.
I would only worry about 301 redirecting old property pages to their city/neighborhood subcategory if the page shows up in Google Webmaster Tools 404 section and shows an external link pointing at it that is worth saving. A process you could do about once per month or quarter.

Property sites use a range of techniques to handle this - I have seen 404s, 410 Gone responses, 302 redirects and 200 OK responses showing a largely blank page (definitely not recommended) whilst browsing a little this morning.
Others leave the listing live but show that it's no longer on the market, e.g. http://www.rightmove.co.uk/property-to-rent/property-29033160.html
It doesn't sound like you can use this last option, although it would allow you to recycle URLs for properties like rentals that often come back on the market.
If you must go with a 404, try to make it useful as Dave says. Can you customise the 404 page, perhaps pulling in information dynamically based upon the listing that was deleted?

I'd create a custom 404 page which runs a similar search, whilst you say you can't avoid the 404 what you can do is make a 404 which is useful to both the user and Google Also make sure that your site no longer lings to old content.
Run Screaming Frog to check those response codes

I should have mentioned that I don't have that option. The pages are dynamically added to the site via a plugin which pulls MLS data from the local real estate listing board. (The plugin is dsIDXpress by Diverse Solutions.)

You could setup 301 redirects from the sold property URLs to another relevant page, like other properties available in the same neighborhood/town/city. Or possibly even to search result page that contains very similar properties in regards to square footage, bedrooms, baths, etc.

Help, no organic traffic recovery after new site launch (it's been 6 months)!
I worked with a team of developers to launch a new site back in March. I was (and still am) in charge of SEO for the site, including combining 4 sites into 1. I made sure 301 redirects were in place to combine the sites and pretty much every SEO tactic I can think of to make sure the site would maintain rankings following launch. However, here we are 6 months later and YoY numbers are down -70% on average for organic traffic. Anyone mind taking a look at http://www.guestguidepublications.com and seeing if there's a glaring mistake I'm missing?!?!?! Thanks ahead of time!

Canonical's, Social Signals and Multi-Regional website.
Hi all, I have a website that is setup to target different countries by using subfolders. Example /aus/, /us/, /nz/. The homepage itself is just a landing page redirect to whichever country the user belongs to. Example somebody accesses https://domain/ and will be redirected to one of the country specific sub folders. The default subfolder is /us/, so all users will be redirected to it if their country has not been setup on the website. The content is mostly the same on each country site apart from localisation and in some case content specific to that country. I have set up each country sub folder as a separate site in Search Console and targeted /aus/ to AU users and /nz/ to NZ users. I've also left the /us/ version un-targeted to any specific geographical region. In addition to this I've also setup hreflang tags for each page on the site which links to the same content on the other country subfolder. I've target /aus/ and /nz/ to en-au and en-nz respectively and targeted /us/ to en-us and x-default as per various articles around the web. We generally advertise our links without a country code prefix, and the system will automatically redirect the user to the correct country when they hit that url. Example, somebody accesses https://domain/blog/my-post/, a 302 will be issues for https://domain/aus/blog/my-post/ or https://domain/us/blog/my-post/ etc.. The country-less links are advertised on Facebook and in all our marketing campaigns Overall, I feel our website is ranking quite poorly and I'm wondering if poor social signals are a part of it? We have a decent social following on Facebook (65k) and post regular blog posts to our Facebook page that tend to peek quite a bit of interest. I would have expected that this would contribute to our ranking at least somewhat? I am wondering whether the country-less link we advertise on Facebook would be causing Googlebot to ignore it as a social signal for the country specific pages on our website. Example Googlebot indexes https://domain/us/blog/my-post/ and looks for social signals for https://domain/us/blog/my-post/ specifically, however, it doesn't pick up anything because the campaign url we use is https://domain/blog/my-post/. If that is the case, I am wondering how I would fix that, to receive the appropriate social signals /us/blog/my-post/, /aus/blog/my-post/ & /nz/blog/my-post/. I am wondering if changing the canonical url to the country-less url of each page would improve my social signals and performance in the search engines overall. 404 Pages. Can I change it to do this without getting penalized ? I want to lower our bounce rate from these pages to encourage the user to continue on the site
Hi All, We have been streaming our site and got rid of thousands of pages for redundant locations (Basically these used to be virtual locations where we didn't have a depot although we did deliver there and most of them was duplicate/thin content etc ). Most of them have little if any link value and I didn't want to 301 all of them as we already have quite a few 301's already We currently display a 404 page but I want to improve on this. Current 404 page is - http://goo.gl/rFRNMt I can get my developer to change it, so it will still be a 404 page but the user will see the relevant category page instead ? So it will look like this - http://goo.gl/Rc8YP8 . We could also use Java script to show the location name etc... Would be be okay ? or would google see this as cheating. basically I want to lower our bounce rates from these pages but still be attractive enough for the user to continue in the site and not go away. If this is not a good idea, then any recommendations on improving our current 404 would be greatly appreciated. thanks Pete

Will Canonical tag on parameter URLs remove those URL's from Index, and preserve link juice?
My website has 43,000 pages indexed by Google. Almost all of these pages are URLs that have parameters in them, creating duplicate content. I have external links pointing to those URLs that have parameters in them. If I add the canonical tag to these parameter URLs, will that remove those pages from the Google index, or do I need to do something more to remove those pages from the index? Ex: www.website.com/boats/show/tuna-fishing/?TID=shkfsvdi_dc%ficol (has link pointing here)

What's the best way to check Google search results for all pages NOT linking to a domain?
I need to do a bit of link reclamation for some brand terms. From the little bit of searching I've done, there appear to be several thousand pages that meet the criteria, but I can already tell it's going to be impossible or extremely inefficient to save them all manually. Ideally, I need an exported list of all the pages mentioning brand terms not linking to my domain, and then I'll import them into BuzzStream for a link campaign. Anybody have any ideas about how to do that? Thanks! Jon

Mystery 404's
I have a large number of 404's that all have a similar structure: www.kempruge.com/example/kemprugelaw. kemprugelaw keeps getting stuck on the end of url's. While I created www.kempruge.com/example/ I never created the www.kempruge.com/example/kemprugelaw page or edited permalinks to have kemprugelaw at the end of the url. Any idea how this happens? And what I can do to make it stop? Thanks, Ruben

Is there anyway to recover my site's rankings?
My site has been top 3 for 'speed dating' on Google.co.uk since about 2003 and it went to below top 50 for a lot of it's main keywords shortly after 27 Oct 2012. I did a re-submission request and was told there was 'no manual spam action'. My conclusions is I was dropped by Google because of poor quality links I've gained over 10+ years. I have a Domain Authority of 40, a regular blog http://bit.ly/oKyi88, a KLOUT of 42, user reviews and quality content. Since Oct 2012 I've done some technical improvements and managed to get a few questionable links removed. I've continued blogging reguarly and got more active on Twitter. I've seen no improvement and my traffic is 80% down on last year. It would be great to be able to produce content that others want to link to but I've not had much success from that in over 10 years of trying and I've not seen many others in my sector, with small budgets having much success. Is there anything I can do to regain favour with Google?
