Cost Difference Between Coding Custom Theme or Coding Child Theme

Assuming there is an SEO advantage to coding a Wordpress custom theme (wondering if that assumption is correct) versus modifying a child theme, is there a very significant cost difference between the two choices?
Competition in my niche (New York City commercial real estate is keen) and I am dealing with competitors such as www.wework.com, 42floors.com and squarefoot.com with optimized sites built with quality code.
In the event that we modify a child theme, I am leaning in any case towards have wireframes and illustrations provided to present to the developer. Should I expect a custom theme to be double the cost, triple assuming the design is provided?
I have read that code maintenance on a child theme is less costly as modifications get pushed to the parent theme. How substantial are maintenance costs (time to maintain) for a custom theme?

I definitely understand.
My agency works with premium themes / child themes and find that while many are very clunky and bloated, we don't notice any issues with the code not being clean enough. When using pre-built WordPress themes, we find it's important to utilize canonical tags when necessary, always check on page speed, and to noindex unnecessary pages. We also use Yoast SEO plugin, which will cover some themes' faults.
Having said that, I'm not a developer, but I'm sure there are themes out there with invalid or unfriendly code.

Thanks so much for the excellent answer, it really provides an idea about differing development costs between a custom theme and a child theme.
I am on the fence as to whether a real estate theme would not be sufficient. I can absorb the added cost if necessary. Big factor is whether cleaner, more efficient code of a custom site is an important SEO factor. Do you have an opinion? We are just in an insanely a competitive niche so we need everything working in our favor. But from a user interface perspective some of the commercially available themes are pretty good.

It's really hard to give a general price estimate for a custom theme v.s. using a WordPress theme and utilizing child themes.
I would say you can expect the custom theme to be at least double the cost, but again, there are countless factors to consider. You will most likely be looking at more maintenance with the custom theme, but it will largely depend on how your developer codes, how many plugins they utilize, whether they build custom plugins, etc...

Hi Everyone, I was wondering what Google thinks about having a subfolder/subdirectory with a different design than the root domain. So let's say we have MacroCorp Inc. which has been around for decades. MacroCorp has tens of thousands of backlinks and a couple thousand referring domains from quality sites in its industry and news sites. MacroCorp Inc. spins off one of its products into a new company called MicroCorp Inc., which makes CoolProduct. The new website for this company is CoolProduct.MacroCorp.com (a subdomain) which has very few backlinks and referring domains. To help MicroCorp rank better, both companies agree to place the MicroCorp content at MacroCorp.com/CoolProduct/. The root domain (MacroCorp.com) links to the subfolder from its navigation and MicroCorp does the same, but the MacroCorp.com/CoolProduct/ subfolder has an entirely different design than the root domain. Will MacroCorp.com/CoolProduct/ be crawled, indexed, and rank better as both companies think it would? Or would Google still treat the subfolder like a subdomain or even a separate root domain in this case? Are there any studies, documentation, or links to good or bad examples of this practice? When LinkedIn purchased Lynda.com, for instance, what if they kept the https://www.lynda.com/ design as is and placed it at https://www.linkedin.com/learning/. Would the pre-purchase (yellow/black design) https://www.linkedin.com/learning/ rank any worse than it does now with the root domain (LinkedIn) aligned design? Thanks! Andy

SEO Value to Improving HTML Code of Website That Validates According to W3C?
Greetings MOZ Community: My real estate website www.nyc-officespace-leader.com, originally designed in Drupal, was relaunched using Wordpress in 2013. The code for all URLs validates. The relaunch was performed by developers in Argentina. As part of an SEO campaign, I very reputable design/coding company in the has provided new wire frames to correct useability issues holding back conversions. In the course of the design adjustments they inspected the code and have told me that it is inefficient, that a number of shortcuts were taken and that the code does not conform to Wordpress best practices. What concerns me most is their claim that the quality of coding makes it more difficult for Google to index the site and this may be detrimental to ranking. Is it possible for the original developers to clean up this code if the deficiencies are pointed out to them? Or once coding shortcuts are taken are they impossible to fix? Would it make sense for me to request that the new design team put together a list of HTML deficiencies and provide to the original developers and ask them to correct? I am spending tens of thousands of dollars on content optimization, content marketing. It would be absurd if these coding issues would ultimately prevent improvement in ranking and traffic. At the same time, I hate to be a cynic but the domestic design/coding firm, while being very professional, does have an incentive in getting me to ditch the original design so I commit to an costly rebranding. If these issues are really minor maybe it is not worth making the effort to clean up the code (assuming that is even possible) and focus the budget on content marketing. Any thoughts?

Are wordpress themes like from themeforest bad?
Hi to all. Ok so as I read around the internet I see a lot of people who dislike theme forest and using their themes. I have a them from them, the Avada theme. Ok so they have made a TON of money. But would so many people buy the theme if it was that bad? Going forward, my question is, are wordpress themes a bad thing to do? I feel like its peer pressure to switch to a framework like Genesis. There are so many people who state that a framework and child theme is the way to go. But I am using this avada theme and having under 2.5 sec load times. A lot of people say the code is bloated and is horrible. I understand this and got a cache plugin that makes a huge difference. But I do want to learn and I do want to approach websites in a positive way. So if you have any thoughts on themes, please tell me your thoughts. Infinite Scrolling & "Long Scrolling" same or different??
Can anyone please confirm for me the difference if any, between site design that incorporates Long Scrolling and Infinite Scroll? I was told (by an unnamed source) these were different designs and that "long scrolling" is better for SEO . However, in all my research I am unable to prove there is any difference between the two. Does listing my customer's address, phone number, and a contact form on "every page" count as duplicate content that they'd be penalized for?
I work with small local businesses (like Tree Farms, Feed Stores, Counselors, etc) doing web design, seo, etc. I encourage them to have their contact information visible at all times on their websites.
