How to manage duplicate content?

I have a real estate site that contains a large amount of duplicate content. The site contains listings that appear both on my clients website and on my competitors websites(who have better domain authority). It is critical that the content is there because buyers need to be able to find these listings to make enquiries.
The result is that I have a large number pages that contain duplicate content in some way, shape or form. My search results pages are really the most important ones because these are the ones targeting my keywords. I can differentiate these to some degree but the actual listings themselves are duplicate.
What strategies exist to ensure that I'm not suffereing as a result of this content?
Should I :

Make the duplicate content noindex. Yes my results pages will have some degree of duplicate content but each result only displays a 200 character summary of the advert text so not sure if that counts. Would reducing the amount of visible duplicate content improve my rankings as a whole?

Link back to the clients site to indicate that they are the original source

Some things to check:
If your search results are being indexed is there only one URL per keyword combination?
Avoid showing the same content on multiple URLs - or restrict the SE bots to just one of them per keyword.e.g. check you don't have a structure like this:
domain.name/search/location=xyz
domain.name/search/location=xyz&keyword=abc
domain.name/location/keywordThe same applies to the detail pages of your real estate listings. I.e. don't let the SEs see content on all of these URLs:
domain.name/location/listing_id
domain.name/keyword/listing_id
domain.name/listing_id
domain.name/listing_slugRather than making duplicate content noindex I would prefer to redirect it to a common URL if possible.
To reduce duplicate content issues with client material, add extra info to the pages. E.g. some things to try are:
- adding region/suburb info to search results pages
- pre-parse listings and extract key info on features/facilities/etc., then display that key info in a features box or something so that both the HTML and content differs a lot from client sites.

The results pages do have unique meta tags that are dynamically constructed(due to large amount) for onpage SEO and the results pages are rewritten to static urls for indexing.
My results pages actually don't do too badly considering but not sure if the dup content negatively impacts the whole site by way of some unique content vs. dup content sitewide ratio or something.
I encourage users to create a unique 200 character summary for the search results which does help but with over 10000 listings, I think it may be a challenge to get a copywriter to cover it all. Another downside is taking on new clients who may hav a portfolio of 100's of properties. To get them onboard we either create a crawler to retrieve from their site or use a XML document generated by them and distributed to our site and those of our competitors.
I'm hoping we won't be punished for the dup content we just won't rank for it which is fine, but that's just a guess.
We can write unique content though our copyrighter but would it not be better to create a few paragraphs of unique content for each results page. Granted it will take a long time to cover all the pages but the focus would be on improving the ration of unique content vs dup content.

Is there a way you can add some unique content? Perhaps employ a copywriter to write unique blurbs about the listings? Certainly there are details that will always be the same with you and your competitors as housing listings will always need to have certain details.
For your search results pages, have you optimized the title and meta descriptions on them? This may also help with crafting different pages from your competitors.

Will I be flagged for duplicate content by Google?
Hi Moz community, Had a question regarding duplicate content that I can't seem to find the answer to on Google. My agency is working on a large number of franchisee websites (over 40) for one client, a print franchise, that wants a refresh of new copy and SEO. Each print shop has their own 'microsite', though all services and products are the same, the only difference being the location. Each microsite has its own unique domain. To avoid writing the same content over and over in 40+ variations, would all the websites be flagged by Google for duplicate content if we were to use the same base copy, with the only changes being to the store locations (i.e. where we mention Toronto print shop on one site may change to Kelowna print shop on another)? Since the print franchise owns all the domains, I'm wondering if that would be a problem since the sites aren't really competing with one another. Any input would be greatly appreciated. Duplicating content from manufacturer for client site and using canonical reference.
We manage content for many clients in the same industry, and many of them wish to keep their customers on their individualized websites (understandably). In order to do this, we have duplicated content in part from the manufacturers' pages for several "models" on the client's sites. We have put in a Canonical reference at the start of the content directing back to the manufacturer's page where we duplicated some of the content. We have only done a handful of pages while we figure out the canonical reference potential issue. So, my questions are: Is this necessary? Does this hurt, help or not do anything SEO-wise for our ranking of the site? Thanks!

Duplicate content URLs from bespoke ecommerce CMS - what's the best solution here?
Hi Mozzers Just noticed this pattern on a retail website... This URL product.php?cat=5 is also churning out products.php?cat=5&sub_cat= (same content as product.php?cat=5 but from this different URL - this is a blank subcat - there are also unique subcat pages with unique content - but this one is blank) How should I deal with that? and then I'm seeing: product-detail.php?a_id=NT001RKS0000000 and product-detail.php?a_id=NT001RKS0000000&cont_ref=giftselector (same content as product-detail.php?a_id=NT001RKS0000000 but from this different URL) How should I deal with that? This is a bespoke ecommerce CMS (unfortunately). Any pointers would be great 🙂 Best wishes, Luke

Partial duplicate content and canonical tags
Hi - I am rebuilding a consumer website, and each product page will contain a unique product image, and a sentence or two about the product (and we tend to use a lot of the same words in different ways across products). I'd like to have a tabbed area below the product info that talks about the overall product line, and this content would be duplicate across all the product pages (a "Why use our products" type of thing). I'd have this duplicate content also living on its own URL's so they can be found alone in the SERP's. Question is, do I need to add the canonical tag to this page, since there's partial duplicate content on the product pages? And if I did that, would my product pages go un-indexed?? I understand how to handle completely duplicated content, it's the partial duplicate that I'm having difficulty figuring out.

Product descriptions & Duplicate Content: between fears and reality
Hello everybody, I've been reading quite a lot recently about this topic and I would like to have your opinion about the following conclusion: ecommerce websites should have their own product descriptions if they can manage it (it will be beneficial for their SERPs rankings) but the ones who cannot won't be penalized by having the same product descriptions (or part of the same descriptions) IF it is only a "small" part of their content (user reviews, similar products, etc). What I mean is that among the signals that Google uses to guess which sites should be penalized or not, there is the ratio "quantity of duplicate content VS quantity of content in the page" : having 5-10 % of a page text corresponding to duplicate content might not be harmed while a page which has 50-75 % of a content page duplicated from an other site... what do you think? Can the "internal" duplicated content (for example 3 pages about the same product which is having 3 diferent colors -> 1 page per product color) be considered as "bad" as the "external" duplicated content (same product description on diferent sites) ? I'm not sure why SEOMoz is reporting duplicate content
I have thousands of duplicate page content errors on my site, but I'm not exactly sure why. For example, the crawl is reporting this page - http://www.fantasytoyland.com/2011-glee-costumes.html is a duplicate of this page - http://www.fantasytoyland.com/2011-jersey-shore-costumes.html . All of these products are unique to the page - what is causing it to flag as duplicate content?
