Local Real Estate Site vs Larger National Sites

Hello all, I am a local realtor that created my website with an idx feed. I am on page one but at the bottom. Question is how can a local real estate website rank better in the SERPS than the larger national brands? Any tips out there from those who have worked with real estate websites and seo? I'm trying to out rank the larger sites for my main keywords. Thanks all.

I have a local real estate site and have found that it is entirely possible to rank well. It's really no different than any other site - produce good, interesting, valuable content and then promote it. Do you have great content on top of your idx feed? If all you have is idx, then you've got the same info that the major competitors have and it's going to be hard to beat them.
For my listings, I create a unique page on my site for each listing. That way, the description is different than all of the big sites out there. Plus, I can optimize the title much better as well than if it is simply generated from the MLS data.
Although I want to rank well for "[city] real estate", it's not my top priority. We get lots of good leads from our long tail searches and there are lots and lots of ways to attract those that will blow away the big sites.

As I have worked for a BIG real estate website I can give you one secrete advise to get more targeted niche and conversions as compare to large websites.
As you are a small website you reach is limited as compare to large website so defiantly your keywords will be limited as compare to large website… I would advise you to produce quality content that talk about their problems and solution of your audience and as your competitor (being a giant) cannot really target specific area, by doing that you can easily win traffic, trust and conversion in your limited area!
Once people started to like your produced content they will possibly share and link to you that will give you a batter placements in SERP as well.

Absolute vs Relative URL Interlinking Observation & Question
So I've read a few articles about this here on SEOMOZ and other sites. I understand the benefit of relative url linking from a developer's point view. I've also read that using either internal linking methods doesn't really have any real SEO benefits or cons that would impact your rankings greatly. (Except with the slight chance of getting traffic and backlinks from a scraper site.) But I'm seeing examples where this may not be true. I did a search for 5 star hotels in Vegas in google. Some of the top results were Hotels.com and Expedia.com Priceline.com was on the second page. Whereas their competitors did, most of which were from their own internal pages. Looking at priceline's linking structure and architecture, they use a relative url structure and sessions ids to link to various pages. Their competitors don't. Wouldn't you argue that this may be adversely affecting their rankings. I know other things are to be factored in if you dig deeper. But that seems to be a major difference. It just seems that their content management system or how their site is coded isn't really passing link juice.

Open Site Explorer Twitter and Facebook Links
I was using Open Site Explorer to compare some of my site's links to a competitor and I noticed that my Twitter page is not counting as an incoming link, whereas theirs are. From what I can tell, we have the same kind of setup on my twitter page, listing the domain in the company information... but no luck. Any suggestions on what I may be able to change? I must be tripping. How is this site ranking for the term "SEO Company"??????
When I go to Google non-custom search results and search the term: seo company The website "greencowseo.com" is ranked 3rd. OpenSiteSearch shows nothing. And get this... the domain was registered 14 days ago by somebody in Egypt. Do I need to quit my SEO Moz membership and hire this guy? 🙂

Sites With Duplicate Content Ranking Way Higher
The site I am writing about is easendtorontohomes.com I don't get it. I see that some of my competitors have more inbound links and have been around longer. Their SEOmoz trust etc is also higher. But I don't get how many could possibly be ranking higher since they're sites are all template based site via Web Tech Design and the content is duplicated from one to the other. The other weird thing is that they do everything wrong - they stuff their keywords tag, some of them use the same keywords/meta data on every single page, some of them don't even have meta tags, some of them don't even have a blog with ANY original content. Apart from listings EastEndTorontoHomes.com has TONS of original, well-researched, and keyword rich content. I just don't get it. Is it possible that google has some sort of relationship with that company? Or am I totally missing something? Some of these sites include: tinasmith.ca, mikeclarke.com, teamkassen.com

Best methodology for creating local keywords when Google has no data?
Generally I'll look at data for specific geographical searches and incorporate the data from the other keywords, then track the metrics. I think there is likely a more efficient system but I'm not sure where to start.

Government Sites Cluttering Results?
Hi Guys, Have you ever come across government sites that are cluttering up SERP's that you're trying to rank for? For a new site that I'm working on one of the keyword terms is "driving test cancellations" and is in the UK. 3 of the top 4 results are government related sites which have verry little (if not nothing) to do with the keywords. Whilst these government sites are (very) loosley related to the keyword terms, and understandably have high pa/da, what would be the best way to try and rrank higher than these sites. I'm in the process of building links and social profiles - I'm really just wondering if there's something I'm missing that is an "easy fix" for jumping ahead of these sites - or getting them removed due to their lack of relevence.
