How many time should a keyword be used in the body of text?

We employee an outside agency to write content for our website as we do not have the ability in house to write unique and good quality content.
They have just sent an article which is around 300 words. I told them the keyword phrases to use. When I got the document there is only 1 instance of the keyword phrase(s) in it.
Now there seems to be a conflict here amongst posts I have read and general SEO advise as to how many times it should be present (SEOmoz indicates 4 times for instance), our outside agency says it doesn't matter.
Now if I have a page optimised for 2 keywords this starts making things tricky and probably looks keyword stuffed to the reader.
Assuming the keywords are present once in meta tags, H1, meta descriptions and alt text, what do people think is best practice taking into account recent panda updates?
Thoughts appreciated.

Remember some points.
Allow H1 one time in the article.
Allow H2 two time in the article.
Allow H3 three time in the article.
Allow strong tag 3 time in the article. Note use strong tag not bold.
Allow underline tag 3 time in the article.
Allow italic tag 3 time in the article.
Keyword Density 1% in the article.
Always remember that content is king. simply focus on delivering high quality content.

What about making sure the first instance of your keyword is in bold close to the start of the body text?

When a user types in a search, Google typically relies on HTML elements to match the content on your site to that specific query. Without optimizing key HTML elements (title, body content, headers etc..), you won't be able to rank, it's as simple as that.

Google in particular is becoming much more advanced at predicting the intent of searchers. For example, if you search for "apple," are you looking for the fruit or the technology company? Through a lot of user testing and machine learning, Google has determined that its users are probably looking for the technology company. Hence Apple's #1 position on Google.
While you do not have much control over this, user intention should be a priority when you are choosing and filtering your keywords. You want to be targeting keywords where the intention is likely to lead to a conversion for your business.

Should I use the on classified listing pages that have expired?
We have went back and forth on this and wanted to get some outside input. I work for an online listing website that has classified ads on it. These ads are generated by companies on our site advertising weekend events around the country. We have about 10,000 companies that use our service to generate their online ads. This means that we have thousands of pages being created each week. The ads have lots of content: pictures, sale descriptions, and company information. After the ads have expired, and the sale is no longer happening, we are currently placing the in the heads of each page. The content is not relative anymore since the ad has ended. The only value the content offers a searcher is the images (there are millions on expired ads) and the descriptions of the items for sale. We currently are the leader in our industry and control most of the top spots on Google for our keywords. We have been worried about cluttering up the search results with pages of ads that are expired. In our Moz account right now we currently have over 28k crawler warnings alerting us to the being in the page heads of the expired ads. Seeing those warnings have made us nervous and second guessing what we are doing. Does anybody have any thoughts on this? Should we continue with placing the in the heads of the expired ads, or should we be allowing search engines to index the old pages. I have seen websites with discontinued products keeping the products around so that individuals can look up past information. This is the closest thing have seen to our situation. Any help or insight would be greatly appreciated! -Matt

Keywords in URL: sub-directory or single layer keywords?
Hi guys, im putting together a proposal for a new site and trying to figure out if it'd be better to (A) have a keyword split across multiple directories or duplicate keywords to have the keyword hyphenated? For example, for the topic of "Christmas decor" would you use; (A) - www.domain.com/Christmas/Decor (B) - www.domain.com/Christmas/Christmas-Decor in example B the phrase 'Christmas' is duplicated which looks a little spammy, but the key term "Christmas decor" is in the URL without being broken up by directories. which is stronger? Any advice welcome! Thanks guys!

Low text-HTML ratios
Are low text-HTML ratios still a negative SEO ranking factor? Today I ran SEMRUSH site audit that showed 344 out of 345 pages on our website (www.nyc-officespace-leader.com) show an text-HTML ratio that ranges from 8% to 22%. This is characterized as a warning on SEMRUSH. This error did not exist in April when the last SEMRUSH audit was conducted. Is it worthwhile to try to externalize code in order to improve this ratio? Or to add text (major project on a site of this size)? These pages generally have 200-400 words of text. Certain URLs, for example www.nyc-officespace-leader.com/blog/nycofficespaceforlease more text, yet it still shows an text-HTML ratio of only 16%. We recently upgraded to the WordPress 4.2.1. Could this have bloated the code (CSS etcetera) to the detriment of the text-HTML ratio? If Google has become accustomed to more complex code, is this a ratio that I can ignore. Thanks, Alan

Multiple Keyword Research Questions, Help
Hello , I've been trying for several days to understand how keyword research works for a multi purpose website,I've read guides, articles even some chapters from the book" The Art of Seo" by O'Reilly and still no luck. It seems i can't wrap my head around keyword research,lets say I have a social gaming community website and I'm trying to rank it first on some low competition keywords + some long tail keywords.The website has functions like leaderboards, profiles,events, competitions,etc so it's not actually a news related website but it will have a blog. My website being on the games niche It would imply that I should target words that contain the word "Games" but this word generates millions of searches globally so ranking first its nearly impossible if the website is brand new. This made me pursue generic keywords formed with 2 / 3 words like fresh games, new games, mmorpg games, fps games,etc which still generate lets say 30.000 searches globally each. Due to the different areas of the website like latest game events,latest games competitions,etc I'm confused If i should pursue website specific keywords like latest games events, fresh games events, latest games competitions, upcoming games competitions but these too generate 30.000 global searches each,so... 0.should i use generic keywords or keywords that include site features? So let's say I decide to pursue generic "games" keywords,due to a high competition based on the keyword I decide to go a layer deeper and for the keyword "fresh games" I obtain keywords like** "fresh games 2011,top fresh games 2011, upcoming fresh games** " and thus building a list of 30 keywords that contain " fresh games".If i do this for the rest of the keywords: ** new games, mmorpg games, fps games,etc** I end up with a list of 10.000 keywords or more since each keyword generates other keywords. Is this the correct approach ? since generating 10.000 keywords sounds a lot and I'm getting the feeling that It's not how it supposed to be done,like were would I insert 10.000 keywords? So how do I know which keywords to pick and aim in order to try to get no.1 ranking? and why those? How many keywords should I use? and where should i put them? since it's not a news website so writing a lot of articles isn't an option. Should I focus on 2 words keywords with around 10.000-30.000 seaches or 2 words keywords + long tail keywords with less traffic like 100 - 5000? Is there a guide for the Keyword Analysis Tool since if i enter "fresh new games" i get a 39% keyword difficulty,is that hard to rank? and I don't know what all those color mean since some of them have higher numbers then others that are found at the top and how can i get beat a website that has has rank 10. So hopefully with your help & by some miracle I will finally be able to build a keyword list. Thank you !

Should I Use City Name in URL?
Having a website designed for a car dealership and deciding what attributes to use in the URL. Should I include the city name in the URL? Or does that help for SEO purposes? Other ideas of what to research or try are appreciated too. Thanks 🙂
