Real Estate Local SEO

My site hovers on page 2 of google for the key search phrase. I have a blog that gets updated often, I have genuine links coming in, I promote on all social media channels, I do email campaigns, I have a site map, I have my local address on what I believe are the most important sites like Yelp, Manta, Google Local etc.
All this and my site is still on page 2 while other sites with less of everything are on page 1.
What is missing?

Without actually being able to see your specific business, the cause of your lack of first page rankings is hard to judge. Some things a Local SEO would look at in reviewing your situation might include:

Your proximity to the centroid of business (are you located within the main cluster of businesses on Google Maps for your key search phrase or are you far away from the cluster)

Potential existence of duplicates. This comes up frequently in industries like real estate, law and the medical field because multi-partner practices took Google up on their guidelines that stated you could have 1 Place Page for the main practice and a unique Place Page for each partner, as well. This has all gone to heck now, and no one I know is recommending doing this anymore because of Google's tendency to merge similar listings, sapping rankings, and also, their official refusal to remove duplicates. So, that may be an issue affecting your ability to rank.

The consistency of your citations across the web. If you work for a mutli-partner firm, there is a chance their may be mixed up details out there about you or your partners. Lack of consistency can definitely hamper rankings.

Your domain age. If other firms are older than yours (web-wise) they may have a slight-to-moderate edge over you, even though you are making greater efforts than they are. Also, real estate is one of the toughest verticals, particularly if you are in a populous area (a big city). It can be tough for newer competitors to break into established SERPs that already have a ton of strong businesses in them.

Local as in city or state, earn links from the areas you want to rank in.

Thank you, when you mean local IP do you mean from the USA or from the State that I am in. Reason I ask is most people i know don't host in the state.

Have you considered earning local links?
If you're trying to rank for something in Google places all you need is a ton of relevant citations, from good directories.
If you're trying to rank for local organic results you need local organic links. You can look up local sites (that have local IP's and get them to link to you. You can also do a charity in your office and invite other Companies to join. After the event, write a press release about it. Then ask these companies if they want to leave a quote about the event (this works great). Lastly syndicate the PR to your site and ask them to share it with their audiences, or link to it from their site.
This is just one example of gaining links. Good luck.

New Subdomain SEO questions
I have a main site - mysite.com. I just created a subdomain - leadform.mysite.com I plan to use the leadform.mysite.com as a 1 page lead form only. I will link to leadform.mysite.com from mysite.com and also from other websites I own (myothersite.com etc.) - filtering all traffic to this form to capture leads. (Note - the leadform.mysite.com has CNAME to other server that hosts the backend of the form) My questions are: How should I link from mysite.com to leadform.mysite.com? With dofollow or nofollow? (mysite.com has 1000's of pages and would link from every page with "get a quote' type button) 2) How should I link from myothersite.com to leadform.mysite.com? With dofollow or nofollow? Any SEO risk linking to leadform.mysite.com from an outside domain? Few question about SEO
HI guys, I have few questions and I always find good answer here. I tried many SEO companies some very expensive and well known some with medium prices and some from India. I’m not an SEO expert but I always get the same things from SEO companies. They're saying you have to stay with us for few months before you’ll see any results. I completely understand however I don’t see the result on the end.1. What exactly Do I need SEO company for, after I do on page optimisation if they don’t work on proper backlinks. Just letting you know I’m getting content from other people.2. Is there something else which is really important after your page is optimised than backlinks? Or we should fully focus on get backlinks from customers, guest post, sharing on social media etc. to increase our DA and PA?3. Page Speed Factors For SEO
Hey Guys, I have developed a page and optimised it. I have got a dilemma, I have 2 variants of the optimised page I could use. The page is responsive and uses bootstrap from an external CDN. The 2 variants: External CDN - This is adding an an extra request and is delivering the entire framework (not ideal for mobile) I've looked in the node/grunt.js route (+unCSS) to remove redundant CSS, which led me to my next variant. Inline CSS. After doing some grunt.js work I shaved out the redundant code from the framework then added it inline. I will also point out that all assets are optimised, all CSS/JS/HTML is minifed. In terms for score the 1st variant is less than the second, but I believe that most users of the internet already have bootstrap cached due to it being so common. The ultimate question comes down to ranking, I'm not entirely sure where I draw the line between development and SEO (I will also ask in Stack Overflow). Which one would rank better? all other factors being equal.

Multiple blogs for seo
I have signed up for some rather expensive lawyer directories that have very high domain PR, 's of 6 or 7 . Some of these allow you to make blog posts or articles on their site which should be good for SEO because of the high domain PR. I understand that if I do a lot of posts on one of these blogs with links back to my site, I should rapidly reach the point of diminishing returns because they are all coming from the same domain. Therefore, I plan to mix up my blo posts betwee several of these sites and also rewrite them and post them on my own site's blog. My question is this, if I post on any of these sites and I link back to internal pages of my site, and not to the home page, does this offset the "diminishing returns" factor? Paul
