Role of Home Page Text

My company operates a commercial real estate web site in New York City. We are competing against brands that can spend hundreds of thousands of dollars per year on marketing and SEO. I am an independent without employees.
I am trying to replace generic home page text (my web site is ww.nyc-officespace-leader.com) with more engaging language that will differentiate the site.
In terms of SEO best practices, what constraints exist on home page text? Must it discuss the brand in a general way? Must it specifically describe the interior pages of a site?
For new home page text, I wanted to take a practical approach and provide visitors with a checklist that would be useful for their search. The check list would be in the form 500-800 words or very practical advice, specific items they should be aware of before commencing a real estate search. No other site is taking this approach and it could save tenants time and grief. I am attaching a very rough mock up of the new text (forgive the grammar, really needs to be edited!).
Is there any thing wrong with this approach? I may have stumbled on a good idea, however maybe nobody has taken this route because it is inappropriate for a home page.
I would very much appreciate any comments or guidance anyone may have.

To be honest I have a good idea about real estate from the marketing point of view as I have worked as an in-house digital marketing consultant for a big real estate firm and the only thing that matter to them when it comes to home page content is how they are solving their real world problem of the targeted audience.
If you think that your new content is helping your target audience in anyway and they probably will share it and recommend to others within their circles. As far as SEO is concern, yes you need to target few keywords in the home page and your content should do justice to it as well but what matters to be the most is a content that help targeted audience in anyway because, if you will find it useful they will not only convert themselves but also help others do the same.

Merging Pages and SEO
Hi, We are redesigning our website the following way: Before: Page A with Content A, Page B with Content B, Page C with Content C, etc

Now: Page D with content A + B + C etc.
e.g. one long page containing all Product Conditions, one after the other So we are merging multiples pages into one.

Substantial difference between Number of Indexed Pages and Sitemap Pages
Hey there, I am doing a website audit at the moment. I've notices substantial differences in the number of pages indexed (search console), the number of pages in the sitemap and the number I am getting when I crawl the page with screamingfrog (see below). Would those discrepancies concern you? The website and its rankings seems fine otherwise. Total indexed: 2,360 (Search Consule)

A/B Testing - Should I add product descriptions on my category landing pages as well as on product pages and if so . how to do this to avoid duplicate content
Hi All, I recently relaunched a new design on my tool hire eCommerce website and now display my products in grid form on my category landing pages as opposed to just a list view which we previously had on the old design. My bounce rates are alot higher than they use to be and my gut instinct is telling me maybe this is wrong . I want to do some a/b testing using a list view. My question is , previously in our list views we just showed the images and pricing and had on page content on the bottom of the page. The user would click on the product image and they would then we taken to the product page which has the product description , t&c, etc etc.. If I was to do this in my a/b testing but change it so we also displayed the product descriptions as well on the category landing pages . Is there a special way to do this as in effect, we would have duplicate content as the product descriptions are also on the product page?. Does anyone have any thoughts on this as to whether its a No No from an SEO point of view ?... Duplicate content within sections of a page but not full page duplicate content
Hi, I am working on a website redesign and the client offers several services and within those services some elements of the services crossover with one another. For example, they offer a service called Modelling and when you click onto that page several elements that build up that service are featured, so in this case 'mentoring'. Now mentoring is common to other services therefore will feature on other service pages. The page will feature a mixture of unique content to that service and small sections of duplicate content and I'm not sure how to treat this. One thing we have come up with is take the user through to a unique page to host all the content however some features do not warrant a page being created for this. Another idea is to have the feature pop up with inline content. Any thoughts/experience on this would be much appreciated.

Links in body text
From a purely SEO /link juice perspective, is there any benefit to linking from body text to a page that is in a pervasive primary navigation? The primary nav puts a link at the top of the HTML. With the tests done by members of this site, the "first link counts" rule negates the link juice value of a link in the body text if there is already a link in the nav. Now I've also seen the data on using hash tags to get a second or third link, but ignoring that, it would seem that links in the body text to pages in the nav have zero effect. This brings me to another question - block level navigation. If anchor text links pass more juice than links in the top navigation, why would you put your most coveted target pages in the top nav? You would be better off building links in the content, which would create a poor user experience. To me, the theory that anchor text links in the body pass more juice than links in the primary nav doesn't make any sense. Can someone please explain this to me?

My landing page changed in google's serp. I used to have a product page now I have a pdf?
I have been optimizing this page for a few weeks now and and have seen our page for up from 23rd to 11th on the serp's. I come to work today and not only have I dropped to 15 but I've also had my relevant product page replaced by this page . Not to mention the second page is a pdf! I am not sure what happened here but any advice on how I could fix this would be great. My site is www.mynaturalmarket.com and the keyword I'm working on is Zyflamend.

Why duplicate content for same page?
Hi, My SEOMOZ crawl diagnostic warn me about duplicate content. However, to me the content is not duplicated. For instance it would give me something like: (URLs/Internal Links/External Links/Page Authority/Linking Root Domains) http://www.nuxeo.com/en/about/contact?utm_source=enews&utm_medium=email&utm_campaign=enews20110516 /1/1/31/2 http://www.nuxeo.com/en/about/contact?utm_source=enews&utm_medium=email&utm_campaign=enews20110711 0/0/1/0 http://www.nuxeo.com/en/about/contact?utm_source=enews&utm_medium=email&utm_campaign=enews20110811 0/0/1/0 http://www.nuxeo.com/en/about/contact?utm_source=enews&utm_medium=email&utm_campaign=enews20110911 0/0/1/0 Why is this seen as duplicate content when it is only URL with campaign tracking codes to the same content? Privacy policy page
I only link to my privacy policy page from the homepage, but the privacy policy page has a pr4, while the main domain has a pr5. Using site:domain name the policy page is at the top of the 2nd page of google so it ranks high. I was thinking of either nofollowing the link or adding a (noindex,follow) directive on the policy page, until I saw some seo professional sites using rel=canonical on their policy pages that points to their policy page itself. Am I better off using the (noindex,follow) or rel=canonical = policy page ? thanks
