Google Local and Seasonal Location

We currently rank in the local 3 pack for multiple keywords for our first location. We just opened a second location which is currently hanging at around #20 in the local results. We have decided to close the first highly ranking location seasonally. We do not want to send customers to that closed location. However we also do not want to list the address with google as "permanently closed" in fear of losing all ranking power of that listing. Is it possible to transfer ranking power from location to the other or merge 2 different locations? Has anyone had any experience with this, tips, advice??

Unfortunately, Google doesn't have a function for setting seasonal dates/hours. Here's a recent thread from the Google forum, including a response from a Top Contributor:

It's my memory that Google once forbid the inclusion of seasonal businesses in their local product, but this language no longer exists in their guidelines. If you report the business as closed, then you will likely lose rankings ... just not a great situation. Is there no staff at the location at all during the off-season? Not even to take phone calls?

Do any Local Rank Trackers Report This Way?
I'm having trouble finding a local rank tracking service with useful reporting. I've tried several and for the money, have gravitated toward's Whitespark's service as for $25/month I can track unlimited locations. But their report is indicative of what I've seen time and time again in my 18-year experience as a Software Developer and Internet Marketer. Whomever is making the design decisions isn't a Seasoned (Local) SEO, and/or probably hasn't done their homework well enough by talking to seasoned SEOs. Their Summary Report looks like this (see attachement). When I'm doing Local SEO I'm looking at a lot of reporting data but among that, probably the most important is: How many of the listings moved up into position #1-3 on Local Finder which is also usually the Local 3-Pack (sometimes a 2-pack explaining the discrepancy in the first two rows between the number in the #1-3 column.) I also want to know how many listing moved UP into the #4-10. And vice versa, what fell out of #1-3 and #4-10. The problem with the format of this report, if a listing falls from #2 to #5, it will be a decrease in #1-3 and an INCREASE for #4-10. This would give me the false impression that a listing that was below #10 came into the #4-10 when in actuality the increase in #4-10 was because of a decrease in #1-3!! One situation is positive the other is negative. What I want to know is how many listings (totals without getting out the calculator): moved up into #1-3 (White Spark does this via the Increase column in the Local 3-Pack row) moved up into #4-10 moved down out of #1-3 to #4-10 moved down out of #1-3 to below #10 moved down out of #4-10 to below #10. Does anyone know of local tracking services that give you this kind of data in this way? XQppQKs.jpg

Google My Business Issue
I have seen an issue with GMB that Google Support say is not an issue. I work for an agency and we manage about 50-60 GMB accounts for our clients. Most of our clients are flooring retailers and under our MCC account we also have our agencies listing. When I was searching for my client on Google using their brand name for example Walmart, I noticed my agency listing shows even though my client is over 1000 miles away. I have used multiple browsers in incognito and multiple devices and still see this so I know its not a personalized result. We also link to this client from our website which is the only thing connecting the dots between my agency and the client. https://imgur.com/UEqNAyA - screenshot (hiding phone numbers & business names for obvious reasons) showing 2 locations over 1000 miles apart. My first attempt at contacting Google I was informed of ways to get my listing higher which I quickly told them that isn't my issue. I also asked to speak to a SME (subject matter expert) and was told all of them were on lunch, asked for a supervisor and was told they were too on lunch. Has anyone else experienced this? Any idea why it would show two different companies over 1000 miles apart when searching for a companies name? Did I stumble a way for SEO's to cheat the local map pack?

Google my business : Multiple businesses operating from the same location.
After multiple phone calls with Google My Business help, I'm still completely stumped! I need to set up Google my business pages for 5 business', however, each of these companies work in the same office - so the location used on Google my business would be the same. I want to know if this is possible? Surely there's ways to do it, especially since the increase of hot-desking and shared offices! Thanks

Do You Know What's Triggering Your Local Packs?
Hey To All My Local Pals, Here 🙂 Recently, I watched a totally fascinating LocalU video in which Mike Blumenthal introduced a hypothesis that there may be a way to analyze what, specifically, is triggering a specific local pack. Now, Mike is stating that correlation is not causation in explaining this, but basically what he starts talking about at around 4:40 in the video is that what you are seeing rank well in the local packs may be demonstrably caused by what you see ranking organically beneath the pack, or may be caused by totally different signals. Mike says, _"If you're seeing the top 10 results are all IYP industry sites, and there's a pack showing, and the highest local site is 24 or something in organic, it's unlikely that that's what's triggering the pack. And so then you want to look at third-party triggers and see if that's what's actually triggering the pack." _ Obviously, all of us who do Local are familiar with the idea that a tremendous variety of elements contribute to pack rankings, but I am particularly intrigued by the idea of looking at the organic result beneath a pack and determining that there is little or no correlation between them, and this then driving one to look elsewhere for contributing factors. In a recent response to another thread here on Q&A, I discussed some common local pack ranking failure causes when organic rank is high. What I'd love to see is whether, if you look at some of your clients' desired packs, can you tell if organic signals are driving them, or can you see that it's not organic signals driving the pack, as Mike suggests. What, in those cases, does appear to be driving the packs? I'd be so interested in a discussion on this. What do you see? What do you think of Mike's suggestions?

SEO Google local listings
Hello We've recently started a campaign for a local business, and now the domain authority and the number of links to the site are equal if not more to all local major competitors (bar one) and organic rankings for relevant terms are increasing well... However we still do not appear in the google local listings, despite having a verified location business account - fully set up and active and linked to the website. Does anyone have any advice for increasing local rankings? Thanks in advance kind mozzers

Local Profile Struggling
Hi guys, we have a client that we are having some issues with. We have done extensive directory work for them, so this is unusual. Their Google My Business profile isn't ranking hardly at all, although they have decent organic rankings. Here is the company: https://plus.google.com/+ComfortAireHeatingCoolingPlumbingWisconsinRapids/about We have two possible reasons, but before we spend the time fixing these we were hoping for some reassurance from the Moz community. 1)Name in GMB looks spammy. This truly is their name, but we thought it may be an issue due to the keywords. 2)Address inconsistency: The client wanted us to use 880 Highway 73 South, Wisconsin Rapids, WI 54494 so that is how we submitted it to aggregators and directory sites. Google didn't accept that, they changed it to: 880 WI-73 Wisconsin Rapids, WI 54494. The USPS Zip code checker didn't accept either of these, they use 880 STATE HIGHWAY 73 S, WISCONSIN RAPIDS WI 54494. Do you guys think one of these is our issue, or could it be something else. Local Citations Name
Hi Everyone, I am creating local citations for a company, let's call it "Gray Marketing". That is their legal business name and has been this way for about 23 years. Recently (over the past year) they have been going by the name "Gray Marketing and SEO". They had a new logo made that appears on their companies website and location. When creating local citations. The four primary aggregators (Axicom, Localeze, Infogroup, Factual) have the legal business name. My question is, should I change it to the new name or leave it as the legal business name? Side note: I am not able to change the legal business name on Axicom. Any advise would be awesome, thanks. -Michael

Local Citation with multiple offices
We have 5 different offices and each has its own google+ page and yell page. At first they were ranking poorly and the wrong offices were coming up for searches in that town so we change the name to :

BusinessName (Location2) Etc. those listing all starting to rank top for searches in Location1 and Location2. We have now been told that it is bad for our overall SEO to have the business name appearing differently in different listings and this led me to look at Moz Local. My question is should I remove the (Location1) from the Google+ business listing so that all our offices have the same name (but obviously different addresses) even though it appears to have a negative impact on rankings? Any help would be appreciated. Thanks0
