New building ownership and NAP - strategies for removing old listings with bad reviews

I have a question based on this scenario: An apartment building changes ownership. Previous owners were terrible and online listings have had terrible reviews. Since the apartment building now has a new brand name, new office address and phone number, the new owners want to create new online listings instead of claiming the old listings with the bad reviews. Also they want to report the old listings as "closed". They would like to remove the old listings with bad reviews from the old management and old brand name and start fresh, since they plan many improvements. Has anyone tried this strategy? How much luck has anyone had rebranding an apartment building and reporting old business listings as closed?

I think you will run into some problems with this:

Let's say I own an Apt complex or other business and I suck at it. I realize that all the bad reviews are killing me so I go out and change my business name and office address and then try to report all as new... This is the same thing even though your intent is different. This is one of the tactics used by "reputation management" firms of the less than notable variety. So, I do think you will run into issues and you need to tread quite softly.
Can it be done... maybe; but be prepared for issues with trying this approach. I think a danger you could face is that Google can look at it as simple reputation management play and you can then have trouble ever getting it to list. While we do not do reputation management, we do get clients who come to us due to Local problems who are now not showing up in Local from doing things that are outside terms of service. It is really hard to fix these.
Remember that in Local, the key is NAP. Name, Address, Phone. You are changing two of the three ( I realize you say there is a new office address but people will not search for the new office address and you are going to run into issues with the actual address of the apartments.) What are you going to do when someone searching for the apartment address gets the old listing. Remember there will be a ton of citation sources with old info.
With apartments, your other issue will be citation sources like Yelp or the BBB. Are they going to buy what you have to say about the management change, etc.? My guess is that is also going to be a bit tough to sell. With the new name, are you using a new URL and redirecting any value from the old? If so, you are trying to use what is helpful and jettison what is not, which again makes people question.
So, you might be better with getting new reviews showing the behaviors have changed and using a lot of under new management content, etc. Saying you are going to change is not inspiring at all. Even in your question you say the new management "...plan many improvements." That is not change, that is planned change. Show people the improvements in everything you do and make it clear it is not the same. Then even with the bad original reviews, when you start getting good reviews you will have much higher legitimacy.

Paid review service stars in search ads - why is that allowed?
I'm looking at paid review services like Trustpilot, FeeFo and others. I'm told I can filter out bad reviews, which I can't do with my Google Certified Stores reviews. I'm struggling to understand why Google include these in the reviews it uses for the star ratings in search ads. I know it's a different thing, but surely these reviews are in breach of the rules that Google apply to their own "My Business" reviews? They talk about "Conflict of interest: Reviews are most valuable when they are honest and unbiased" here: https://support.google.com/business/answer/2622994?hl=en Does anyone have a take on whether Google will drop these as the momentum builds in collection of their own reviews? Yelp hides my reviews
Hello, This is pretty frustrating. This is the third time Yelp has hidden a review for my business. I don't know why. I am trying to get lots of reviews on different platforms but I feel at the mercy of Yelp as they decide what to show and what not. I think it was triggered when I actually replied to the reviewer on Yelp. I should have done nothing I think. Any hints or reasons why this might be happening?

Rich snippet not enabled, on aggregated review pages
We have a website where you can book on restaurants, and afterwards you can review the restaurant you visited. So we have this page: https://www.r2n.dk/restauranter/restaurant-bonjour-vietnam (We have one for each restaurant). English version https://www.r2n.dk/en/restauranter/restaurant-bonjour-vietnam The page is marked up in microData, and when I test the site in google structured data it shows no errors https://search.google.com/structured-data/testing-tool#url=https%3A%2F%2Fwww.r2n.dk%2Frestauranter%2Frestaurant-bonjour-vietnam . But the page does not show up on google with a rich snippet (The review stars). I am thinking it might be one of the following things. Either it is because there is multiple "Restaurants" on the page, where the others appear in recommended restaurants, where we also marked them up as much as possible. Or else it could be because the reviews are hidden behind the "Anmeldelser"(Reviews) button, where they are retrieved via a ajax request, but if this was the case I don't get why this other site where the reviews does not appear is working fine: https://www.just-eat.dk/restaurants-bonjourvietnam Also it is a week since we finaly correctly implemented the structured data on the page, so I don't know if I should wait a longer time(Though the page has been cached by google multiple times since we updated the code)

Google Local Reviews : Creating a Recipricol Reviewing Network
Hi All! I recently came across an invitation for a group on Facebook (created by an internet marketer likely trying to drum up business) that is designed to get a bunch of business professionals to leave reviews for each other (not knowing each other or having worked with one another in any way) in an attempt to build good review profiles on Google local for all. Obviously this is frowned upon, but is it actually dangerous at this point? Are there filters or methods Google has to identify and punish businesses for this type of activity? As someone who always tries to do the right thing, it makes my skin boil when the scammers in our industry use manipulative tactics like this and even more annoyed when they actually work! Look forward to any specific info you all have on this. -Ricky

Google Plus Reviews
Hi, I am working with a brick and motor store and trying to figure out the best ways to obtain Google plus reviews. Personally speaking I think the best way to receive a review is at checkout. Checkout can take about 10-15 min and would be a great time to ask for a review. However, I run into a problem with logistics in obtaining the review and needed help deciding which option to choose or if another option existed? Option: 1. Ask the customer to give a review on our companies Google account? However, this leads to multiple reviews from a single entity, which I would only assume is not a correct way to obtain reviews. 2. Ask the customer to sign in to their Google account. This can be a little invasive and I do not want to turn the customer away from a sale. Am I missing another alternative? Any help would be great, thanks!

Has anyone heard anything about this Google warning that was supposedly sent to some Google Place owners recently. The message says: We are making some changes to Google Places for Business and Google Maps so we can continue providing people with the best experience when they're looking for local businesses. As part of this process, we're asking business owners to review and confirm some of the information in their Google Places accounts so we can keep showing it to Google users. We know this will be a few extra steps for merchants, and we apologize for any inconvenience and thank you for your time. We have sent business owners affected by these changes an email entitled "Action Required: You have 3 weeks to save your Google Places Listing".
