Google My Business Shared Address Problem

Hi,
I have an issue. Our organization shares a church with another organization. Years ago they claimed the address. They have their Google Business category set up as "Religious Organization". About 6 months ago we started sharing the same church with them. We are a total different organization. We now have a verified listing (same address but with STE 100 in it) with the main category being "Church". There are a few issues I am seeing:

When doing a search for our address, the icon is the default one, whereas all the other churches in the area show the church icon. Is this because they claimed the original address as "Religious Organization" and because we only have STE 100, even though labeled as Church, Google doesn't see it that way?

If you search for the location + church, neither of our organizations show, even after 6 months. They only show if you search for the organization name or address. Could this be because Google doesn't consider this address (therefore both of us) as a church and doesn't show it?
Here is our Google local listing and the one we share with. Any help would be greatly appreciated.

Thanks for the extra input William. Yeah, it's a new site. I was mainly concerned about the shared address. Nothing I have ever seen before. We have ran some reports on local churches, as well as churches in general to see where to get some quality links and will be implementing that soon. I will keep everyone updated on what happens!

Just for input sake I just did a search using the term "Churches" with about a 2-mile radius on the map and both of the churches show near the top. Just keep trying to get some quality links back to your Website and you will start moving up more and more. PageRank and other factors are very important to ranking well. Especially "PageRank" from high-quality links coming from relevant websites.

Awesome information. More than I could ask for. We did already begin some link audits of the "competition" and will work on that. The church is newer than all the rest in the area, so we have some work cut out for us, but doing some brief research, not a ton of SEO going on in the community. If I have any other questions, I will be sure to add them, but again, really appreciate all this information...it's a great help!

I'm looking right now at your scenario and am going to jot down what I see as I go:

Searching from my location in California for "church spring hill tennessee", I see Community Baptist Church coming up #15 in the local finder view (to the left of the map).

In order for me to make Covenant Community Church appear in the local finder, I have to zoom in 2 levels on the map, at which point, your church appears at #20 in the local finder, with Community Baptist being at #11.

This indicates to me that your church (Covenant) is being impacted by a Google filter, like the Possum Filter (read: https://moz.com/learn/seo/google-possum) which has the effect of filtering out businesses that share a building or a category. I'm not positive this is actually Possum, because the two churches do have different categories, but I suspect it is a shared-building filter of some kind.

I'm assuming you are located near your church, and I would advise you to try to replicate what I am doing zooming in on the map, click by click, to see if your church then appears in the results. If you see the same results behavior that I have from my locale on the West Coast, that is further confirmation of a filter.

Some good news, is that if I search Google for just "Covenant Church Spring Hill TN", you are the ONLY entity that comes up, with it's own knowledge panel and everything. So, if I were new to town, and was of a Covenant affiliation, Google would be showing me your organization as a result. That's good to know! I'm also glad to see that the two churches have different phone numbers.

I would advise you not to worry about people searching for you by address. If I am looking for a church, I'm going to look up "Baptist Church Spring Hill," or "Episcopal Church Spring Hill". I'm not going to look for a church by typing "123 Main St." into Google or Google Maps, right?

I want to ask about your use of a suite number. Is your congregation actually occupying a different building on the church grounds than the Baptist community is? My guess is no on this, and that you are both using the same church at different times of the day. If I'm right about that, you should remove the suite number from your Google My Business listing and other local business listings. Google pays no attention to suite numbers, but you want to be totally accurate in how you represent your church's location, and use of a suite number does not prevent filtering (as we're seeing with our own eyes in your scenario).

It's up to Google who gets a place label icon (the little church symbol you see) and typical advice on that is that you need to build up authority to earn one. The fact that the Baptist organization has the symbol and the higher local finder visibility leads me to suspect they are simply the stronger "competitor". I know it's kind of weird to talk about "competitors" when we are talking about churches, but that is how we'd phrase this if we were talking about two businesses occupying the same location, and all of this leads me to my next point.

If you are concerned that the Baptists are outranking you in some way that would be preventing Covenant affiliated folks from finding your community, then you will need to conduct a competitive audit to see where the "competitor" is stronger than you are. Again, sorry for the business-type language! This recent post of mine (https://moz.com/blog/basic-local-competitive-audit) will walk you through the process of doing a basic audit, so that you can discover areas in which the Baptist church may have superior metrics that are causing it to outrank your church for a generic search like my original "church spring hill tennessee".

Always keep in mind that local results are not static. Because Google now sees the searcher as the centroid of truly local searches, this means that people living right next door to (or driving past) your church building may be seeing different local results than people who are doing the same search while being located up on Buckner Road on the north side of town. And, folks 30 miles away (like in Nashville) are likely seeing yet different results. I just mention this as something to always keep in mind when looking at the results.

Google Is Linking to Wrong Local Page - How To Change?
Hi All Thanks in advance for any support. I've setup two "local" pages to target the next door town for one of my clients. One page targets "t shirt printing" and one page targets "embroidered workwear" However when I search for "embroidered workwear town in question" google connects the search to my t-shirt printing page and not the embroidered workwear page. Google Local Listing Visibility for Regional Queries
I manage a variety of small local programs that are located in areas that are more known by the region than they are by the town (the Adirondacks and the Catskills to be specific). In the past, the local algorithm understood that when the query was related to the region, it would show a variety of results from that region. It seems that for the Catskills they have changed the algorithm to pinpoint the center of the region and only show results that are in the near vacinity of that pinpoint, rather than a variety of results from the region. The Adirondacks however is still showing a variety of results. For those of you not familiar, the Adirondack are 9,375 square miles and the Catskills are 5,892 square miles and are both very rural mountain regions and popular travel destinations. Google clearly understands that these regions are geographically oriented and shows a local pack for relevant results such as "Catskills Resorts" or "Catskills Restaurants", but over the past few weeks, they have started only showing 2 results for the query Catskills resorts, both located near Shandaken, NY becasue that is where Google has deemed the marker for the Catskills is (https://www.google.com/maps/place/Catskill+Mountains/@42.009289,-74.3996212,14z/data=!3m1!4b1!4m5!3m4!1s0x89dc665668f82f31:0x3b012376423b8efa!8m2!3d42.0092908!4d-74.3821116) In reality, there are hundreds of resorts within the Catskills. (Note there is a Catskill, NY within the Catskills, however Google is not even confusing this town with the region). Does anyone have ideas on how to get Google to understand that the Catskills are more than Shandaken, NY? I feel like we suddenly have no hope of ranking locally and most of the businesses I manage are located in very small towns that people are not specifically searching for.

Google My Business - What is the best way to remove "Duplicate Address"? Help!
Google can be such a pain with managing listings - especially when you are an agency managing a client's listing! I am hoping someone can help with this... How do I permanently delete a “duplicate address?” In the Google My Business dashboard (classic view), under account summary – I click duplicate locations. From here, I can easily remove a duplicate location - that is not the issue. The issue is for duplicate addresses. For this, we only have the option to resolve address, which directs you to the business’ location details. Our options are then to: 1. Change the business NAP 2. Permanently close location 3. Remove the listing from your dashboard (removing it from dashboard doesn’t delete it from Google). We edited the business’ name, phone number, address and website – to try and make it a duplicate location, because if we are able to make it a duplicate location then we know we will have the option to **Remove Duplicate. **Nothing has changed though. We don't want to mark this as a permanently closed location because if somebody does come across the listing down the road it is going to be misleading. The business is not actually closed! Any insight would be very much appreciated. Thank you!

Best Listings for Service Area Business?
Hi Moz community! I'm wondering the best places to get a local service area business listed online? I'm working with a client who installs synthetic grass around Vancouver, but could apply to any local SAB ... I found this resource from Local Visibility Systems but it's almost 5 years old at this point ... http://www.localvisibilitysystem.com/2012/08/13/can-you-rank-well-in-local-google-without-revealing-your-street-address-anywhere/ I started setting up an Apple Maps Connect account but it doesn't seem like they support the concept. Is there a way to hide an address in Apple Maps Connect? Is it worth submitting at all? Does anyone have a comprehensive list of modern directories that matter for local SEO that support SABs? Please advise on GMB and citation building - 1 owner, 2 businesses, 1 address + 1 phone no.
Our client has an established driveways business, "A", that has been servicing higher end customers. This business has GMB and citations built. He has now started another driveways business, "B" that targets mid-class customers. This second business operates out of the same office with the same phone no. A Google rep has advised that the 2nd business will not be able to have a GMB of its own if it's operating out of the same address as the 1st business. How would you actually tackle citation building and creating a GMB for this second business?? Would appreciate any advice!!

Local business with many locations
Hi guys So ive been helping a local business out with their Google my business pages, they have them set up over several different accounts, which I dont think is a problem, however am sure its more helpful having them under one login, does this matter so much ? They are one company, however the titles for their business listings are all different, they have stuck some keywords into the business titles and the area, I am guessing the title for the different businesses in different citys should all be the same just the company name ? is this correct as they need to be consistent dont they ? As i am sure WH smiths for example all their business listings in different citys are just WH smiths and not with some keywords after each different branch ? I just wanted to check this up, and make sure I wasnt messing up someones listings lol !! J

Getting listing in Google map results
Hi all A website i'm current working on isn't showing up in the google map list results on normal search page, anybody know of any reasons this may be? I've never had any issues previously i just registered on google places but since changes to google business it doesn't seem to be automatic any more. Currently i have two different other websites showing in these listings for the search term however my client is questioning why they are not showing up here also as they have the same business type related to the search term.

Does anybody have any data on what percentage of people actually click on a Google Places / Google+ listing VS call the business direct from the SERPs?
I've had a few SMB clients who have experienced drops in website traffic once their Google Places listing has gone live. It's hard for the average SMB to understand that this may not be a bad thing because they actually may be received more leads direct from the local SERPs. So while I can try to explain this to my clients, it'd be nice to have some broad data on how searchers interact with Google local listings. I'd love to learn what percentage of people call direct from the SERPs instead of clicking through to the business' website link. Obviously, the percentages would vary across different verticals, different devices & depending on whether the search query was branded or non-branded. I'm after some rough average data, so if anyone could point me in the right direction, that'd be great! 🙂
