Future address change and local search

I have a client who targets a particular city, and up until now has had his physical location in the suburbs of that city. This April 1, his office will have the city address he has been targeting.
I have spent a lot of time over the past year claiming ownership of all local directory listings and consolidating addresses as he has moved several times in the past 5 years. Looking at this as an opportunity to get the official USPS address he will be using and use the exact same address for everything. So many different variations out there right now for him.
Wondering if it would be ok to start promoting the new address before the April 1 move and also when to start with the directory listings. Also, have held off on purchasing the yahoo directory link because of the suburban address but reconsidering this as of April 1 as well.

While each directory has its own rules, Google is quite clear about their stance on this, in the Google Places Quality Guidelines:
Businesses that are under construction or that have not yet opened to the public are not eligible for a listing on Google Places
So, at the very least, until your client has moved, you cannot update his Google+ Local page. I will add to this that, because you should never publish anything but the current NAP (name, address, phone) of a business on a website or its citations (for fear of clouding the record and harming current rankings) you probably should not do advance work on this of any kind.
Instead, this would be a good time to be sure you've created a spreadsheet of all of the client's current citations, so that as soon as the move is official, you're working off an organized document doing his citation editing. And, if it's in your job description to do so, the coming months would also be a good time to come up with the content you'll be publishing once the move happens. This could include both editing of current content, including on-page SEO, and the development of new content announcing the move.
So, in my opinion, the next 3 months will be a good time for organizing and planning, but the actual 'doing' should wait until the move actually happens. Hope this helps!

I think it might be a good idea to have a "coming soon... location at xyz address, starting April 1, 2014".
My worry about publishing the new address live:
- Any of the systems that do an address verification via snail mail might flag the directory listing, if the address comes back as non-valid. This might do a lot more harm than good in the short term.
- I'd worry about customers trying to visit the new location based on the directory listings, and then not being able to see the location, and then flagging it as out-of-business.
That's my $0.02. I think you might have trouble if you promote it as a "valid" address prior to being able to occupy it.

Cocitation with just address?
Hi All, Rand made a video the other week about cocitations and their benefit. He mentioned that you should try and get your number and/or address in as many locations as possible. My question is: is only the address sufficient? I work for a recruitment agency and they obviously do not want the phone number on job advertisements due to the volume of calls that we would receive. We could though most likely place the address and business name in the text as it's relevant to the job ad and could potentially benefit our G+ listing. How much of a boost would 20 or so cocitations a month give to a medium competition local search term in G places? Thanks.

Good results in Web Search, getting worse in Mobile Search
We are redirecting mobile visotors from http://www.1website.com to http://m.2website.com. 1website position in web SERPS is always the same. But mobile search brings less visitors now, 1website is loosing positions there. I know keywords volume is increasing. What could be the reason? How did a competitor's brand name get in google's related search list?
When doing a google search for the term "ulster county real estate" the related search list at the bottom of the serp includes 7 obviously related search terms and 1 brand name of a competitor. (see attachment) The competitor doesn't rank for this term organically at all yet he enjoys a link on the first page with those of us that do by being in the related search list? I don't get it. Related Searches in Google
Hello, We're helping a client remove/minimize some negative information about their brand in Google's search results. Just curious about your take on if the related searches that appear at the bottom of Google search results can in any way be influenced or if it is more a combination of so many factors that any one person or organization wouldn't be able to change very easily? I've heard the related results could be influenced if enough queries generated overtake the "negative" queries done initially but I feel like that is venturing into black hat land a bit. thanks -Mike

the real time news feed style in which we all use the internet these days. How do you think this new change is going to effect things ? “This is the result of them saying we need to find a way to more effectively get fresh content up,” said Danny Sullivan, editor of Search Engine Land and an industry expert. “It does help with the issue of people thinking, ‘Wow, if I need to find out about something breaking, I’ll go to Facebook or Twitter for that.’ ” Is google reacting to a massive loss of traffic volume from Facebook and Twitter ? Google changing case of URLs in SERPs?
Noticed some strange behavior over the last week or so regarding our SERPs and I haven't been able to find anything on the web about what might be happening. Over the past two weeks, I've been seeing our URLs slowly change from upper case to lower case in the SERPs. Our URLs are usually /Blue-Fuzzy-Widgets.htm but Google has slowly been switching them to /blue-fuzzy-widgets.htm. There has been no change in our actual rankings nor has it happened to anyone else in the space. We're quite dumbfounded as to why Google would choose to serve the lower case URL. To be clear, we do not build links to these lower case URLs, only the upper. Any ideas what might be happening here?
