Will changing my business location affect my ranking for localised searches in my original area?
-
I run a mobile outdoor personal training service in London, UK (i.e. no bricks and mortar gym). Or, rather, my business is in London (all my clients and the freelance trainers that work for me) but I'm personally due to move out to the county of Suffolk.
As I work from a home office and my company's registered address is my home, that means I have to inform Companies House and various government agencies that the company has moved.
Does this mean:
a) I also must tell Google the company has moved, and;
b) if I do will Google start to see my website as being for a Suffolk-based company?
I really don't want this to happen: my clientele are mostly in London., I still want to market to Londoners. And if I want to expand the areas covered by my company, Suffolk is not high on my list.
You'll excuse me if this is a simple question!
Thanks for any help you could give

Hi Fiona,
Unfortunately, it does not really matter if you set up multiple service areas, you'll still only have a chance of ranking in the city or near the area the business is actually located. (Depending on competition.)
And also, since you'll just be moving there, you may not rank well at 1st compared to established businesses that have been there for a long time. The algo is like a giant puzzle and there are lots of things at play that go into the ranking order.
Moving can be challenging for your Google ranking, so I'd suggest reading the Moz Local Search Ranking Factors if you have not yet and be ready to start working to increase some of those ranking signals after you move. Using the Moz Local tool to try to either correct or build new citations to the new location would be important too.

That does help, Linda, thank you. Although I'm in a quandary. If I register multiple service areas under my business listing, will my competition still rank higher than me if their business address is in London ? I assume that when Google are informed of my move to another town, my organic ranking for London-related keywords ("personal training in westminster") would be affected?
-
Thanks, Jeff, I have unchecked 'I serve customers at my address' and have added the locations I serve customers.
-
There are a few issues I wanted to point out.
1st off the address in your Google dashboard needs to be the real address you work from. So if you move you MUST change it in dash. If you don't all kinds of problems could come up including duplicates and including your listing being deleted.
Any time you move, it breaks NAP so you will likely lose ranking.
If you move to a new city you will likely only rank in that city, not the previous city. (Depends on competition and proximity.)
In either case you need to set service area and be sure address is hidden. But that service area does not affect ranking in any way at all. Ranking area is still determined by the location that's in dash, even though address is hidden.
Hope that helps and best of luck!

A reputable business will have a trading address on their site, therefore the actual trading address and listings will differ. In this case every aspect of NAP will differ.

customerparadignm.com makes a good point, however I've seen consistency & having a set office location work better.
https://moz.com/local/ does a great job of cleaning up consistency errors and is less expensive than Yext Business Listings.
Tips:
1. Submit a Change Of Address to G
2. Consistency, consistency, consistency.
3. Verify all major business listings for your new location.
4. Make sure your new location is on your website.
5. Schema markup never hurt.
Good Luck Fiona!

Hi fionadoggett,
The thing is that you do not need to tell Google you are moving. Remember that you are working online, so you can hold your business location just for Google. Anyway i have seen many times in google places two different locations of the same business (but in the same city) so, may be is possible to hold both of them.
Good luck

Yes, unfortunately if you change the address that you have listed on your Website, along with the address you have for a Google+ page, then you might start to have issues with local search results migrating to Sufolk instead of London.
My recommendation: Change your Google+ listing to a Service-area business
For local business search, you'll want to set up the business so it not based on the physical location / address (i.e. your new home in Sufolk), but serves a greater area (i.e. London). In order to do this, you will need to set up your Google+ account as a Service-area business on Google.
This is perfect for a trainer, local plumber, tree trimmer or construction crew that works at customer's locations (either homes or businesses) vs. your home address.
My recommendation would be to go here:
https://support.google.com/business/answer/3038163?hl=en... and set up your service areas based on the zip codes or cities that the business serves.
You also have the option to check or uncheck, "I serve customers at my business address."
You might need to go through another round of verification to make this change, however.
I hope this helps!
Thanks,
- Jeff

Google My Business answers not appearing
We've been trying to use the GMB Q&A feature as a lot of customers seem to be engaging with the listing/asking relevant questions. However, sometimes we answer a question directly from the business listing account but it does not appear (no error message is shown when posting either). When we go to re-post the answer, the text is sometimes still visible in the answer box field. Any ideas what might be causing the issue?

Google Local Changes Randomly & Our Site Keeps Dropping Off Search
I work for a university where we have 2 law schools. We have our one school on the other side of the state that has been around for a very long time, and then a newer school that is right on our main campus that has been around for about 5 - 10 years now. The newer of the 2 schools is having so much trouble being able to claim the name of the school in google search. If you type in the name of the school the other school (the one that has been around longer) was coming up in the google local on the right of the screen and their web URL was never showing up in search. This is a huge problem because the accreditations of the 2 schools are different, and students are showing up at the wrong school for their interviews. Search will only show a domain name that used to be owned by the older school but now gives information for both of the schools. So it'll show up in search results, but only under that other domain and not their own domain that has their name in the domain name. This school has an updated google mybusiness listing, and a google+ page with the correct listing. I've added some schema data around the business address on their site and JSON for the google+ page, and have re-indexed their sitemap a few times after some changes have been made and we are using their name more in the site. This fixed everything for a short while and we were getting the appropriate google local listing and their site was appearing in search results above the site that advertised both schools. Now, after about 3 months, it has reverted. I had the older school showing up in the google local, and the site that advertises both schools is the ONLY domain appearing. I've re-indexed the site after finding out that Drupal's timestamps that they automatically add to sitemaps aren't optimized for how google reads it. This has gotten the local listing back, but I still have the wrong domain appearing, it is the one advertises both schools instead of the domain that has this school's information. I don't mind that the one advertising both shows up, but if a user is searching for that particular school I would really like to get that domain to appear first above the one advertising both schools and the older school. Right now the new school isn't even in search results except for being under the site that advertises both. I wasn't sure if this was something that Moz Local could help me fix by adding the listing across the web, or if there is something else on the sites I can be doing to help them solidify their name in google search/local. Also - is this subdomain that is advertising both of them hurting them or help them? I was thinking about taking that domain down to one page that acts as a direction source to the 2 domains rather than having a ton of information and keywords that take over the results for their name since that domain is older (and used to be associated with the old school only before the new school was built) Thank you for any advice on this issue as I'm still pretty new to SEO and to the university. Thanks again!

Local SEO business name issue due to aggregator
So I work for a college and we have multiple locations. My tactic has been always to keep the name the same for all of them (no city name), and then change the address and phone number for each. But there is 1000s of college listings websites out there that aggregate college and school data from the same source: the US government. Now the way that they have most, if not all, multi-location colleges listed is: "college name-city name". I can see the value in that, but I guess I'm just wondering what to do since it obviously can't be changed. Should I revert all of our listings as "college name-city name" to match the 1000s of listings that have it that way? I've been under the impression that I should leave the city/town name out of the name, but I'm just wondering what you think best practices would be? Thanks

Multiple locations for business displaying in search
I have two locations for my business but now if I search for the term "car medics" on Google search only one of the locations display now. I'm not exactly sure when this change happened but If you refer to my August screenshot http://puu.sh/lACx7/6329ef916e.png compared to today's screenshot http://puu.sh/lABPS/415fa451c1.png. The search results used to display both locations which is exactly what I wanted. How can I have this corrected? I don't want people to think I only serve at one location. I specifically made two location pages instead of listing both on a single contact page on my website to delineate I have two locations. Yes I understand both locations will come up if I check Google Maps but I want the same thing for on Google search as well.

Google Plus Business Page is not showing up
Hello, I had 2 google+ business pages. But the website under those pages were different. For example, www.abc.com on 1st one and then www.xyz.com on 2nd one. Both of them had the different business name and website but same address and phone number. Also, www.abc.com domain was set as redirecting to www.xyz.com. My 1st business page was ranking good but I wanted to use 2nd one only so I called up google and asked them to remove the 1st one and then they closed it. Now, the problem is that I lost the 1st one and 2nd one is not ranking for any of the keyword (I have checked all the pages in the SERP and it doesn't show up anywhere until last page). I have fixed all the citations everywhere recently but no luck in getting ranking. Can anyone suggest what steps can be done to rank 2nd one now? FYI, I am talking about local places ranking, the domain www.xyz.com is ranked well in organic ranking. Any help is appreciated! Brian

How do I find associations between two businesses?
Google seems to have associated two business that share the same location (with added suite numbers) and I'm not sure how to break the association. The puzzling thing I discovered the other day is when I do a brand search in Google maps it populates this other business as seen here: (https://www.google.com/maps/search/tatt-away/@27.184467,-81.4366649,8z/data=!3m1!4b1) We have multiple locations in Florida I know this other business and it's hosted on the same VPS as well. My question is how to I find the correlation and break it?

Does anybody have any data on what percentage of people actually click on a Google Places / Google+ listing VS call the business direct from the SERPs?
I've had a few SMB clients who have experienced drops in website traffic once their Google Places listing has gone live. It's hard for the average SMB to understand that this may not be a bad thing because they actually may be received more leads direct from the local SERPs. So while I can try to explain this to my clients, it'd be nice to have some broad data on how searchers interact with Google local listings. I'd love to learn what percentage of people call direct from the SERPs instead of clicking through to the business' website link. Obviously, the percentages would vary across different verticals, different devices & depending on whether the search query was branded or non-branded. I'm after some rough average data, so if anyone could point me in the right direction, that'd be great! 🙂

Local SEO for a company with 3 sites, for 3 different type of businesses
Hi I've been working for an employment lawyer in Sydney for 3 years now, all good, I built many citations and fixed all ones and the website/blog are ranking fine. Imagine I created the citation using e.g Anton Forester Employment lawyers, name, phone and address. Now the client just launched a website about property with the same name/brand and a different business title e.g Anton Forrester Property Lawyer and another 3rd website about conveyancing with the same name/brand and another business title e.g Anton Forrester Conveyancing law. My question is how do I build citations now that the name is different in the 3 cases, 3 websites but possibly the same phone and address? Thanks a lot Cheers Nico
