SEO research via Google Adwords

I've read several times of this technique for determining if a particular keyword phrase is worth the effort of optimizing for in organic search.
In Adwords create an Ad Group with a single exact match keyword phrase and let it run in Adwords until you have enough clicks to measure valid results (I've often heard 200-300 clicks). If you are unable to convert the search term via paid search, the theory goes, it's probably not worth the effort to rank top 3 for that phrase and you should put your efforts elsewhere.
Do any of you use this strategy? If so, have you found the results to be pretty consistently accurate?

I would not consider this to be a good measure of what you want to rank for. I have lots of terms that I benefit from ranking for that if I were to place in adwords would not result in a conversion for me. A lot of this is informational or non-revenue based benefit. Email Signups, Newsletters, Contact Info, etc... You must consider that those who click on ads and those who click on organic come from 2 different groups and even though in many ways there is a similar desired result from a click by both groups it is not the case 100% of the time. I could probably elaborate for hours on this but do not consider one to be a good barometer of the other because in essence they are different. I hope this helps.

Thanks for your response. You make several valid points that I hadn't considered, since I was looking at it purely from the point of view of conversions. Was unaware that keyword tool estimates and actuals could vary so widely.

Can't say that the 200-300 clicks threshold is the minimum, but I do like the idea of using Adwords to validate their estimates in the keyword tool. However, I use the impressions level identifying that there are at least that many searches on the phrase. Sometimes in the keyword tool, it says <10 in searches and then you'll see via an Adwords campaign 1000 impressions for that phrase [exactly].
The reason why I don't think the clicks is as important is that you might get a .04% click through rate on the 1000 impressions which would make you think it's not worth targeting that phrase, but 60-80% supposedly hit the organic results and only 20-40% hit the adwords. So, I'm more interested in the fact there are at least those number of searches in existence.
However, more importantly, it's not just whether there's inventory, but it's important to analyze the results in that search and to determine if it's difficult to rank for that term. There's a lot more than just seeing if there's enough inventory, but I do like to start here if a client has the budget to spend on adwords.

I am a real estate agent, marketing properties to Germans moving to / buying an overseas home in my country. I inquired with a few different SEO agencies and I cannot afford their services, $3000+ a month and my market is not huge as you will see in the search data below. (countryname house near the sea buy) the first 5 results are taken by big portals, just the top one has done any optimization at all as you can see the competition is pretty lame, just some of them are doing any SEO, pretty badly (including spammy links), still rank. The way it seems, there are 4 main categories to optimize for: Properties Houses Apartments 'Move to countryname' information Should I optimize my homepage for a 'property' term, 3 other pages for 'house', 'apartment, and 'info' terms? How do I pick keywords to optimize for, esp. considering that they are basically the same e.g.: house in countryname buy countryname house buy house countryname buy or property countryname countryname property property in countryname ...and should I pick just one? What sort of content could I include in a "buy a house in countryname" type of page and how do I write around such keywords? I am having an issue finding examples to follow as there is no competition to emulate and the other markets/countries are dominated by large portals which also seemingly get ranked based on size / authority. Beyond that there is virtually no interest in the country = no traffic, besides general bs such as the language, the weather and such where there are a bunch of huge websites on the first page - so I am not sure what content could I use to drive traffic. I will come up with something, but there are no obvious ones.. My domain name is 1 year old, I have no links yet. Moz reports Page Authority 5, Domain Authority 2 for my domain. Keyword Research: Does Google view the word "and" as an "or" statement
I'm doing keyword research and one of the terms I have found that work for my website are "exercise and vitamins". One of my colleagues told me that Google views searches that contain the word "and" as an "or" statement (i.e., the searcher is looking for either "excercise" or "vitamins"). My understanding of the word "and" is that it is a stop word, which is ignored by Google. Which is correct?

had used this tool in my SEOMOZ account), I saw how the search volumes are listed for both broad and exact match from Google's API. As I said I've based my strategies around results from Google's keyword tool, but now I see that, for a particular term that I have been focused on, there are 15,000 searches for "broad" match and 91 for "exact" match. I just checked the keyword tool at Google and there is apparently no way to set a keyword up to search for its "exact" match search statistics. Is this only available using their API? I'm on the floor here. Does this mean I've been optimizing for a term that has less than
a hundred searches a month as opposed to 15,000? If so, can anyone here reccommend any search volume tool that can deliver a higher degree of accuracy so I can make better
judgements regarding how I will spend my time and effort regarding SEO (and in fact,
