I would say it is a huge improvement over your current site, but no it is definitely not designed well. There are numerous major issues. From a coding perspective there are almost 200 html errors http://validator.w3.org/check?uri=http%3A%2F%2Fwww.bronxresults.com%2Fhome%2Fdefault.aspx&charset=%28detect+automatically%29&doctype=Inline&group=0
Also the content is spammy such as the footer at the bottom. There are multiple broken images on the home page.
This site would benefit greatly from a rebuild or developer focus.

Using HTML / CSS is just fine, but you lack the training, tools, experience and team to build the site to a high quality standard.
Can someone who picks up a book on real estate and passes the test properly compete with a realtor who has years of experience? and a team of support? and all the proper real estate tools? No. The same is true for web design.
SEO is entirely about competition. You want to rank as #1 for terms such as "Bronx Real Estate" and so do literally hundreds if not thousands of other realtors. It is an all-out battle for supremacy. Even if you had a fantastically designed website and awesome content, it is still a challenge because the field is so competitive. The top 5 results for "Bronx Real Estate" are trulia.com, realtor.com, homes.com, an REmax site, and realestate.yahoo.com.
I don't wish to discourage you, but I also do not wish you to perform an exercise in futility. The reality is you need to make it to the 1st page of search results to see any meaningful traffic. You can develop a basic WP or Joomla site with an IDX/RETS feed for under $5k and then add more features to it as you can afford it.
A final thought. I spent most of my life as a do-it-yourselfer. I mowed my own lawn, fixed anything which broke, filed my own taxes, etc. The thought of paying others to do these tasks was unthinkable. Then it hit me. If I simply focus on being an expert at one thing and do it better then most others, I can afford to hire other experts to perform all the other tasks. I would encourage you to spend your time focusing on real estate until you can afford to hire a quality web developer who can create your SEO-friendly site. Just my two cents.

Thank you for your input. The site is new and since I am on a limited budget I am working on it myself. I wish I had the four seasons budget, lol.

I'm a Realtor that picked up a book on web design and went to work on it. You should have seen the first iteration of the site. You would have had a great laugh. The site definitely has a long way to go but that is why I am asking for feedback. I appreciate your candidness.
So based on your recommendations I shouldn't use HTML and CSS? I'm using Dreamweaver as my HTML Editor. The content I am currently rewriting because I do see it needs work.
What would be a good website architecture?
If I do change over to word press as my platform how would that impact my rankings?

The Remax logo is an incredibly recognized brand that will help build trust - _use it! Above the scroll! _
Phone number, top left corner. Make it easy for people to contact you.
Images... Pictures of houses... Pictures of happy, smiling families... Anything... You need images above the scroll. All you see is text. That's not very inviting.

I will offer some candid feedback.
The site you are presenting is not a serious candidate for the questions you presented. The site is a very basic HTML site which was either very quickly thrown together or uses a basic template. To meet any of your mentioned goals, you need to begin with a solid website architecture. In a perfect world, you would have a team of developers build your site from scratch. The time and expense of doing such is often too costly (see http://www.fourseasons.com/ which was built for only $18 million). Therefore using a platform such as WordPress or Joomla for your site is a great solution.
Once you have your website built, it is time to work on your most important asset, your content. Presently the site's content is loaded with keyword repetition and thin content. I do not mean to offend you, but do you believe any of the information offered on the site is helpful to prospective buyers?
There are many quality real estate sites. Take some time browsing sites of your peers. Doing such will offer you an idea of how far off the current site is from a quality site which offers visual appeal, a positive user experience, solid conversion rate and SEO performance.

How does Shopify attribute conversions?
I'm trying to resolve a number of conversion discrepancies found in Google Analytics. I discovered that Shopify also provides its own 'conversion details'. In some cases they correlate, which is awesome! But in many cases they do not. Anyone know why this is? And which is more reliable (remembering that Shopify is an actual, real order)? Does anybody know how Shopify attributes conversions (ie. last click, first click, or some hybrid of the two)?

Site Redesign Leads Dropped
One of my clients recently had his site redesigned. He wanted to change the design completely, I did offer advice on aspects relating to the redesign, I think its fair to say that he didn't follow all of my advice. PPC still running as usual and rankings still OK but the leads have gone down. Most of the leads come via the phone. I have suggested a number of ways to establish what has gone wrong including surveying his existing customers, comparing old and new designs etc...The client isn't keen on these methods. I'm hoping someone has some direct experience and can offer some direction as to how best to proceed? Justin

Any Reports on Conversion Rate Drops in 2014?
I'm looking for some reports about conversion rate changes over the past year as well as any trends you may have noticed about ecommerce conversion rates because we are seeing something quite odd. We are seeing a large drop in overall conversion rates on some sites I manage this year despite seeing significant revenue growth. When I looked through the stats I found something interesting. Our conversion rates have actually increased on each of the three device types (desktop, tablet and mobile) but because there is a huge surge in visits from mobile devices (the device with the lowest conversion rates) and a large decline in vistis from our top convertor (desktop) our overall conversion rates are down. This is especially troubling to me because my bonus was based on increasing conversion rates and I could use some help from you to see if others in the industry are facing this issue or not. Thanks

Suggestions to Improve Worst Conversion Form Ever Designed?
My commercial real estate web site has about the worst conversion form ever designed (http://www.nyc-officespace-leader.com/visitor-details). The form appears whenever a visitor does a property search. If they do not release their phone number and email address they don't get results. The form only gets completed 25% of the time and often the contact details are wrong. The visitors either exit the site at that page or go to the listing or neighborhood pages to view listings without doing a filtered search. In an attempt to increase conversions we are softening the form and not making completion mandatory. After entering an inquiry the visitor will be shown three property listings before the form pops up, The idea being that once they have seen product they will be more inclined to release contact info. Also, the form will appear once they have viewed three listings anywhere on the site, not just for search results. Unlike the existing conversion form (http://www.nyc-officespace-leader.com/visitor-details) we are trying to keep the text very concise. The new form will be Java script rather than a URL. Can anyone offer some ideas on how to make the text of these new forms more enticing? The forms are listed below. We will probably show the first one after the visitor views 3 listings and the variation of it after the visitor views another 3 listings. ** FORM #1** Quit wasting time searching for listings. Why has my bounce rate gone in to orbit since moving the same content to a new site?!
I moved our site to a wordpress theme over the christmas break. All content is pretty much the same word for word, and I think the new site looks much, much better than the old one. Why then, has our overall bounce rate gone from 7-8%, up to 74%? Bounce rates for some KW focused internal pages have gone from 2-3% to similar 70+% in some cases. Just to confuse things further, I have also changed the name and branding for the site to differentiate us from a competitor and stop the confusion we've experienced at times. But, I can't see how the new logo would cause and extra 65% of visitors to leave straight off! I really don't want to go back to the old name and don't think that's the answer anyhow, but I may have to test it out of sheer desperation. There's only a static holding page for the old site now as a reference point for people searching the old name (not many). So I've attached a screenshot of how it looked below. Also at http://imgur.com/aM5o9. The new site is at flatroofs.co.uk. I have just noticed that by placing the previous 'more information' links a secondary menu in the left widget area rather than on the page, they are less noticeable especially if you scroll down to the bottom of a page, where the only links are in the footer? Any Suggestions for Building an SEO Friendly Auto Dealership Website?
Does anyone have suggestions for re-designing an auto dealership website? Is it possible to build a WordPress website that accepts an inventory feed from VinSolutions? I've been building websites and provided SEO services for years. This is my first time working in the auto industry. The issue I am facing is that our dealership currently have two websites. Both are built on 3rd party platforms and I am seriously considered rebuilding our website from scratch. Our first website was been provided to us by our Hyundai and the website is managed through Cobalt. While I like that the website is directly affiliated with Hyundai, it's very difficult to manage and I have yet to be able to get the techs to grant me access to the FTP server or provide help with installing Google Analytics and Webmaster Tools. The owner of our dealership never liked the Cobalt website so they decided to launch a second website that is created and managed by a company called Dealer Specialties. The site is also very difficult to administer and I only see problems later down the road. Is anyone familiar with working with auto dealership websites? I would love to hear your comments on the best way to proceed with our new web presence.
