Google local listings question

im working with gutter installation company, and we're ranking for all the top keywords in google. the only thing that we're not ranking for is for the map results, for the keyword "gutter ma" since we're located in Springfield ma, i thing Google considers certain areas from Boston, because its more center of Massachusetts,
What can i do to improve my rankings in maps for this keyword, because i know it wont work with PO box since i need to confirm an address?

Hello, Is there a difference between: 111 Streetname #L, City, CA, 84111 and then on facebook it's 111 Streetname #L City, CA 84111 on two different lines? Taking control over Google Places and Google+ Pages?
Hi we have a client who has about 40 different stores around the country. Most of the stores have their own Google+ Pages or Google Places. We want to take control of all 40 stores from a centralized location. So we can control their Google+ Pages/Google Places to improve them, and keep them uniformed with each other.How/Can can we do this? Does Google provide any way to do this? Thanks, Mark

Hi, I have the following issue. I'm doing marketing for a restaurant. There used to be 2 restaurants under the same owner, but they ended up splitting. Now these two locations are completely different owners. The issue is that the google places listing is currently pointing to the same website. How can I change the website address of this listing without having access to the email that was used to create it? Thanks

Creating a custom google map with spreadsheet
Hi Hi, I recently saw the Seomoz Webinar "All About Google Places", and there was the advice to make a custom map with google spreadsheet. I tried it, but it hadn't worked. Google places: how to deal when competitors spam?
My competitors are spamming in google places, how do I report them? following are a few examples of how they are spamming: Some of them are not local businesses, they somehow managed to get a number and some random address. Some of them have keywords as company names, their exact company name doesn't have any keywords. Some of them have multiple places pages with keywords as company names. how does one deal with it?

Is a listing in this directory really worth $365/year??
Recently i noticed one of our competitors is getting a citation out of a directory called Refer Links. I contacted them to find out their pricing, and to be listed in that directory it is $365/year. I noticed that all the links to the websites are cloaked with php redirects and rel=nofollows' so i doubt it would do much for our page rank, so strictly from a citation standpoint, is this worth it?
