Weird situation with our local listing.

A couple of weeks ago I was having problems with my real estate local listing. I made some changes (like removing anything remotely like keyword stuffing and a few other things). Then, we re-emerged. But now, instead of having 4 citations we have 221. It looks like Google has merged our listing with all of the other agents in our office.
So, now if you type in to Google: ABC Realty in OurCity the very first listing is a 1-box that has our listing: Jane and John Doe, Sales Representatives, ABC Realty and our phone number. We actually rank higher than the ABC Realty office's own web page. We are getting phone calls from people who think they are calling the main office but instead call us. (This is not at all bad for business...but perhaps there is an ethical issue?)
My problem is that if you click on our places listing, there is one photo on there of a realtor who is not us. Additionally, we lost our two reviews that we had, but we have one review for another realtor who is not us. The rest of the listing is totally ours - our photos, our description, our website, our phone number. If I go to edit the listing, the option to remove that photo is not there.
So, now we have a conundrum. One one hand, it's great to have this boost. We are appearing #1 for searches for our office and this brings us business. But, I want to be ethical. Realtors can be nasty and I don't want other realtors thinking that I have done bad manipulative stuff to steal other peoples' business.
Can anything be done? What would you do?

That's happened loads, I've seen blogs and stuff about it all over the web. Can't remember if they found a solution or what it was but I'll have a look.

Solution #2: They should hire you as their SEO.

This is exactly what is happening. Our office has about 100 agents. It doesn't have its own local listing. Google thinks that our listing is the office listing.

Since you're in real estate I would sell your office to ABC Realty for a hefty fee due to your office having prime Google SERP location.
Slightly more practical: If the corporate office submitted a bulk listing for its real estate agents and their own location make sure this is setup properly (http://www.google.com/support/places/bin/answer.py?hl=en&answer=173669) Or, they might not have done this at all, and Google is now considering you as the corporate office.

Local business with two separate websites...what to do?
Hey Mozzers! I have a client that I'm helping with some online ad campaigns for lead generation, but they recently had an SEO issue pop up I'm looking into for them. For whatever reason, they have 2 websites. Those are: http://www.healthsourceofroyalpalmbeach.com/ (newer site) http://www.healthsourcedecompression.com/ (older site) Their local listing is connected to the older site (above) and that's where they have all of their reviews. I know the BEST solution is probably to nix one of the sites and setup proper redirects, but how can they keep BOTH sites without damaging their SEO efforts? Currently, BOTH sites rank on page one for their primary kw target "chiropractors royal palm beach fl" Appreciate the help! Ricky

Local SEO - Do I need it if I don't do business locally?
Super confused about this. Our office is located in Los Angeles, but it is not a storefront, and our clients are from all over the country... and our business involves travel to other countries. So there is nothing "local" about us. But everything I read seems to say we should be doing local SEO. How to approach this?

Weird 404 URL Problem - domain name being placed at end of urls
Hey there. For some reason when doing crawl tests I'm finding pages with the domain name being tacked on the end and causing 404 errors.

Hi! I'm working on http://www.hgsplumbingandheating.co.uk/ at the moment, and it's going pretty well for local terms such as 'Norwich plumber' etc. Has anyone got any tips though on how it can be improved, especially with regard to getting the homepage ranking above the Places listings? Thanks!

Google Site Extended Listing Not Indexed
I am trying to get the new Site map to be picked up by Google for the extended listing as its pulling from the old links and returning 404 errors. How can I get the site listing indexed quickly and have the extended listing get updated to point to the right places. This is the site - http://epaperflip.com/Default.aspx This is the search with the extended listing and some 404's - Broad Match search for "epaperflip"

Massive 40-50 page drop for primary keyphrase, no apparent reason, + map listing weirdness
Hi. I manage the site http://physiowinnipeg.com, which has had some interesting yo-yo effects lately, culminating in a 40-50 page drop as of last Friday. The phrase in question: physiotherapy winnipeg Background: The site has ranked on the first page for this keyphrase since about May There was the occasional blip where the homepage would disappear from rankings altogether for a day or two, and then return back to its regular listing This would coincide with a sudden increase in organic places listings (our site would hit the top of the local map listings, but the homepage would vanish) Other pages would still appear for the target phrase, just not the homepage About a month ago, the organic places listing settled, and the homepage permanently vanished Other pages still ranked high, and we commanded many of the listings on the first 10 pages of Google, first page included The homepage would still appear for some other searches We had been affected by the Google Places --> Google+ Local transition, so I was of the opinion that we needed to wait it out a bit to see if it, like the other issues related to the transition, would work itself out This time around, it worked itself out again, just today -- but we are now ranked slightly lower on the first page and our Google local listing has disappeared (again) Our other pages are still (currently) absent from the first few pages, for this keyphrase The main differences I noticed here, aside from the much longer timeframe of our drop, was that other pages disappeared as well, and that the homepage was actually found, between page 38 and 50, depending on the day According to SEO Moz and other tools, the site is doing pretty much everything right. I should note, however, that there is a service we use for educational content called Patientsites that loads in the subdomain http://education.physiowinnipeg.com -- and this site has pulled many warnings in SEO Moz (around 10,000, actually, mostly long URL related), as well as a few errors. I'm not sure if this is a part of the problem, but I am considering having the content of the subdomain blocked via robots.txt and Webmaster Tools. Has anyone else experienced anything similar, or have any insight? This weirdness has gone on too long. Thanks! Bobby

Universal Search vs Local Organic
Hi, My web site has high rankings in universal SERP's. However, in my city organic search the competitors’ web sites that even don’t show up in universal Serp’s have higher rankings than mine. Not sure what I’m doing wrong. Thanks for any insight.
