Local Area SEO - Directions Page and Multiple Use of Direction pages

Hello,
We are looking to focus on multiple local areas and it has been suggested one way to mention lots of different locations on pages without doing lists or using grey SEO practices is to create directions pages.
We are trying this with a client who has 2 business at the same address.
The layout is:-
Introduction - 2-3 sentences
Directions by Car Park
Parking info
Directions by Public Transports
Closing - 3-4 sentences - using clients keywords
The hope is the having locations/areas and the clients keywords on the same page will capture some of the local areas with the clients keywords.
I have some questions:-
1. If we use the same directions text and just change the opening and closing paragraphs on the different website will this be enough to not have a duplicate content issue.
2. Are the directions pages the best way to capture keywords and local area/locations on the same page.
3. Is there anything I am missing or could do instead?

I would:
1. Create separate Google+ (business) pages for both entities. You can have one personal account be a manger of both. Get authorship established and linking to the sites.
2. Create separate Google+ business places for each. Even if they are in the same building, see if they have different suite numbers, etc so that you can get both verified.
3. Schema can be added to all pages. Most likely wont make a difference. Also if one of your subpages has the local info on it, it may help them to rank for that specific service.
4. Yes, make the pages distinctive. Don't copy, paste then swap out a few words to make them different.
5. Set up Yelp, Google Places, Merchant Circle, Mojopages, YP, Thumbtack, Foursquare (requires phone and address confirmation. If you do not have a separate phone for each business, set up a cheap tracking line through Tossible Digits) Yellowbook, CityGrid, Axiom (database - will require tax id letter), Localeze, Manta, Kudzu, Facebook, etc citation profiles for each business separately.
6. Make sure all citation profiles have the listing as complete as possible, and treat them with respect. When you write the description for the businesses, treat it like you were writing the opening paragraph for the homepage. Make sure to include who, what and WHERE.That should help quite a bit with your local rankings. Local is pretty easy, as long as you know what to do

I have not setup Google Plus pages for the separate websites.
Nor have I for Yelp, YP, Superpages etc...
So the plan:-
1. Setup local directory pages for each site.
2. Ensure the keywords for the directions pages is different.
3. Add local business schema markup to the directions pages or site wide? - Just looked I was thinking of just marking up the address and place tags - what do you think?

Quick question: since they are located at the same address, do you have separate Google places listings set up for each?

Possibly, but I would not recommend it. It's harder to fix an issue in place then to prevent one. Make each one unique to the keywords, location and mission statement for each business.

Having content that states repeatedly (without being spammy) throughout the whole site who you are, where you are, and what you do will accomplish this. Also, add in local business schema.org markup to help specify your business' location. Its free to use. Here is an example: http://www.schema.org/LocalBusiness

Closing - 3-4 sentences - using clients keywords"Most of the citation sites out there (Yelp, YP, Superpages, Merchantcircle) offer ways for you to state the information above. You can add it on the site, but I would also add the information to at least 10 trusted citation sites. Google likes seeing validation on trusted platforms for local.

Improving Local Pack results across other services
A company I work for ranks well in the Local Pack under its primary service offering i.e. "primary service Bristol". And also under some other services it offers. However, under other services that are offered, it doesn't show in the local pack despite ranking No 1 in the natural SERPS for the target phrase "example service Bristol". We have pages covering all main services in the main site navigation bar. Is this just the way it is or can something be done to resolve this? Does the detail in the third-party citations have a significant impact? What about the content of the reviews? I note that we are doing better under the services mentioned within the reviews. Should I add additional categories and emulating those used by the competition under the search terms? Or am I missing something else?

Ranking for keywords locally with multiple locations
If we have a company with multiple physical locations across multiple states, but selling the same products, what would be an optimal strategy? All local locations have been claimed, but the site is not coming up for searches with local intent. If the corporate site focuses on the "products", what is the best way to get that associated with the individual locations as well? When implementing json+ld, would we put the specific location on the specific location pages and nothing on the rest? Any other tips would be great! Thanks in advance,

What is the best way to get found for different areas within my County.
my business is based in the UK in the county of East Sussex. It is not a large County and its neighbour is West Sussex. In terms of local search optimisation I would like to be found when people search for East Susses, West Sussex and Sussex. What is the best way to attack this? e.g. I could use the keywords, "my business is based in East Sussex, but we work across West Sussex too. But would this cover me if someone searched "business in Sussex" . I need some guidance as to the best way to handle this kind of local search conundrum. Thank you

Local SEO case with two physical locations
I hope someone can help me make some decisions. I did read a lot about Local SEO lately but I’m not sure what way to go with this client. Client: Service provider with two physical locations (service is provided on the physical location). In the coming 12 month there will open 1-2 new physical locations in other cities. Has only one phone number. I will try to advise them to get a local phone number for both locations. But they prefer one (mobile) number to keep things simple. Clients are willing to travel for the service, since it’s a one day course they take. Current clients do come from a lot of different locations. The competition for around 5-6 big cities is pretty low since there aren’t a lot of service providers who deliver these courses. Questions: Should I put both addresses in the footer? It’s a best practice with only one location. I think it’s handy for users with two locations as well but I’m worried about how Google sees this. Also this will get confusing when the client passes 3-4 locations. If the client sticks with one mobile phone number, should I make a Google + local page for both physical locations? The Google guidelines clearly state they prefer a local number as much as possible. If I add “Our service areas “ to the top navigation and make a unique place page for every city (to rank organic aswell) is it wise to link those local Google + pages to the unique page about this service? Normaly I would go for yes, but I want to add places with and without a physical location under the same navigation. With just one location I would just focus on that city and add unique pages for the other pages. I’m getting a bit stuck between best practices since the client got opportunities with multiple strategies. I hope you guys (and girls 😉 ) can help!

Top Pages analysis showing wordpress site pages when it was in a subdirectlry
My word press site used to be at morganlindsayphotography.com/Wedding I moved my site from /Wedding to the root domain three years ago where it is currently at www.morganlindsayphotography.com. SEO for local business directory type site
I am thinking about creating a local business directory type website that lists all local Tattoo Shops. I am familiar with both local and global SEO and how to differentiate between them, however, I am not sure how I should approach this type of website. It isn't an actual business, but I want to target local searches that are looking for tattoo shops. In other words, when someone types in "tattoo shops" or "tattoo shops near me", or "tattoo parlors", I want the website to appear. Is this something that is manageable, or will the individual Tattoo Shop websites always show before mine since they are real local businesses with google+ pages?
