New google maps listing was showing & now is not
-
Here is a brief description of what I am doing and what happened.
I recently acquired a new client who had an unclaimed google business listing. We claimed the listing and within 2 days it was showing up for its main search term on Google. Almost immediately my client was receiving new calls from the listing. Within a week the listing no longer shows up with the other listings on the home page but does show up when searching on google maps.
Does anyone have a lot of experience with Google+ & business listings? If yes, what are some of the most common reasons listings might be removed, shuffled around, increased or decreased in ranking, etc.
Sincerely,
Garret

Hi Garret,
I have some questions and then some thoughts for you:
Where was the listing ranking before you claimed it (what letter)?
Where did it rank after you claimed it (what letter)?
When you say it is showing up in Google Maps, what position does it have in the list view?
Is there any chance that claiming the listing might have drawn Google's attention to the accidental existence of you having more than 1 listing in existence for this business? Have you searched for duplicates?
How good is the client's organic authority?
Did you notice a general ranking shift at this time for any of the client's competitors? Could Google have coincidentally been reordering results at the time you claimed the listing or has everybody else in the pack stayed in about the same position?
Some ideas: read through this article to check off potential issues with ranking failures:
http://moz.com/blog/troubleshooting-local-ranking-failures
The other thing I'm thinking of hearkens back to my early days in Local SEO. It seems to me that I remember instances in which a newly claimed listing would appear high in the packs for a brief period of time, then fall off to a much lower position and then would have to climb back up the rankings based on effort/strength. I haven't heard this phenomenon being mentioned in many years, but I wonder if it might still exist here and there.
I'd highly advise looking into the duplicate listing possibility and do go through the article I've linked to:)

Hi,
Without knowing the particulars of your listing, I'll attempt to answer your questions:
"(1) what are some of the most common reasons listings might be removed,
(2) shuffled around,
(3) increased or decreased in ranking, etc."
(1) Removal could be due to spamming the description (keyword stuffing), though lately I have seen highly over optimized listings that are not being removed. In the past, a listing could be removed if the business owner attempted to keyword stuff the business name, but again this seems to be allowed now (it's referred to as a "descriptor."). Is it possible they have duplicate listings? That could be causing a removal.
(2), (3) --> I see the shuffling around with my clients all the time. This is influenced by the keyword, where the search is being conducted (meaning where Google thinks you are when conducting the keyword search), and other factors that I do not think Google discloses. I have noticed that at different times of the day my clients appear higher or lower in the local rankings. Perhaps Google shuffles around the results to see what gets better click-through-rates (and in theory creating a better user experience.)
Increase/decrease in rankings can be influenced by the user's location. Then again, what kind of increase/decrease are you talking about? A few spots? Totally common. 20 spots? Tough to say.
You mentioned that the listing is not in the local pack, but appears when you click on "Map results for [Insert Keyword]." I have seen that too, but cannot tell you why that happens. There has been speculation that it has to do with either onsite optimization or GMB over-optimization, but I don't know if anyone outside of Google really knows. What I can tell you is that this happened to one of my clients. His listing would disappear from the local pack, but be #3 in the map results. Within a few weeks this stopped happening, and now his listing is consistently in the local pack.
If you would like, PM the listing in question and I'll take a look. Good luck.

Monica when he said the client is receiving calls this means that the listing was actually there and if those calls are stop this means that the listing isn’t there anymore…. (This is how it logically should be).
When you are saying the listing appears when you go to Google Maps but not in the main results I assume that other competitors will have some edge may be better listing optimization against the desired keywords, better reviews, better rating them yours and more.
My recommendation is to do the audit and figure out where the problem is and go from there accordingly.
Hope this helps!

Are you signed into Google when doing these searches? That is a huge factor in local rankings. Can you track the SERP of the map listing in any tool?

Creating multiple GMB listings same address?
Hi Guys, We have a medical centre which has different services like medical, dental, pathology, mental health and 3-4 other services. They are all at the same address within the medical centre. Currently, we have a GMB listing just for the medical centre. But we're looking to create separate GMB listings for each service. I was wondering if anyone has done this before and can speak from experience of the pros and cons of doing this? It seems we will have a lot more GMB listings to manage, but we should benefit more from relevant GMB searchers and this will improve our visibility. Cheers, Mark

Maps Listing Decrease End of Aug/Beginning of September
Hi there, I was wondering if I could get some assistance for my Maps Listings. Our property management company, Bay Management Group (https://www.baymgmtgroup.com) started in Baltimore, then added an additional location in Maryland in 2015. We’ve had great success getting both locations to rank organically and in Maps listings for most related terms (property management in Baltimore, Baltimore property management, Maryland property managers, etc.). We have recently expanded and have opened up a new office in Philadelphia. Organic rankings have been pretty good for this location, and Maps listings were gradually gaining in the rankings throughout the summer, however, around the last week in August/first week in September, we started noticing our Maps listings decreasing in the rankings (organic has remained about the same). At first, it was just the Philadelphia Maps listings that were affected, then that started to spread into the Baltimore and Maryland related rankings (again, just in Maps listings). While Baltimore and Maryland Map rankings have started to improve again, we’re struggling to get Philadelphia related rankings back on track. We have tried the following items, but still aren’t seeing much of a rebound. All Maps listings have been claimed in Google (Baltimore and Maryland were claimed ~2010 and 2015 respectively; Philadelphia was claimed in June 2017) Yext and Facebook have been updated to exactly match the phone number and address to how Google Maps has it listed The phone number and address on our website (https://www.baymgmtgroup.com/philadelphia/) exactly matches Google and Yext listings (note that the site has Call Tracking Metrics in it to change the appearance of the number when coming from Adwords or organic search) Updated all business information in Google Maps (NAP, hours, photos) and have used the new “posts” section to publish company updates Last week, we also updated our site speed to perform better in Google’s Pagespeed Insights. The site is responsive and has AMP on the blog posts as well. We've also been keeping an eye on Search Console and there aren't any manual actions against the site. Any thoughts on what we could be overlooking here that’s hindering our listing from rebounding (and improving) on Philadelphia-related Maps listings? Has anyone else noticed significant changes in their Maps listings since the end of August? Thanks in advance for your feedback!

How to tell Google My Business what area is local to my company?
Hello Mozers I've been stumped by the changes in the interface with Google My Business. I used to be able to set up the area for which I wanted a business to cover. Now I can't find anyway to tell Google. The company I work for is in St Albans and our main workload is London. It would be helpful if I could actually control what Google Local sees as Local for my company, i.e. to encompass central London which is only 19 miles away. Can someone give me an idiots guide has to how to tell Google the area I'd like our local listing to cover? Thanks

Local Directories: What are the best practices for manually updating over 500 listings?
We are currently using an aggregator for a client, but we will be manually updating 5 different local directories that are not included in the distribution for over 500 locations. I am wondering if there are any local experts that have a set of best practices/processes for this type of scenario?

Have You Used Twitter For Google My Business Support?
Hey Everybody! If you've been doing Local for some years, chances are, you remember those dark days in the past when there was zero Google local support. You could post something in their forum, but that was pretty much your only hope. It was an absolutely amazing day when they finally rolled out phone support, and I'm still very grateful that this exists, but just this week, I learned about another way to contact support. Joy Hawkins has surfaced a Twitter account you can tweet when in need of assistance and she says its not only really fast, but that the help is US-based (which would be great for US users). I'd never heard of this before and wondered if any of you have tried it, and what response times and overall satisfaction you experienced with it. If you've not tried it yet and are experiencing a local client conundrum, maybe give it a try and let our community here know how it went?

Any Ideas Thanks Adam

Data source of Google Maps in Japan
Hi There, Does any one know how to input data such as restaurants into Google Maps in Japan? Google Map Maker isn't supported in Japan and I can't find who the primary data suppliers are. I am looking to find out so I can improve my neighbourhood guide on an airbnb listing. It would be great to tell people the location of local shops and restaurants but can only add locations listed in Google maps which is limited for Kurokawa in Japan. Thanks Billy

Which Local Listing to Delete?
A local business has two Google+ Local listings: an unverified unclaimed listing an unverified, but claimed listing Both are duplicates with correct address and phone numbers. Listing 1 ranks. Listing 2 doesn't rank. Should I: A) report listing 1 and verify listing 2, or B) claim and verify listing 1 and delete listing 2 With A there's a risk of killing a listing that's ranking well and not getting a replacement. With B there's a chance of going against Google guidelines, as I understand claiming duplicate listings is a no-no (?) Suggestions? Thanks!
