Google + / Local for Business. How to SEO ?... Done the basic but no real change.

Hi All,
We have set up all of our Google local for business pages which are verified and these link to the relevant branch pages on our website. The branch pages also link back to the relevant google local page. We only appear for one category on the google local pages and we have also done a large number of citations (NAP) across all locations and the text used in each of the google pages is keyword rich and we mention the city in there as well to localise it.
We have a few google + likes and we have used hootsuite to publish the same content across some of the google local pages which links back to our website blog , we are not appearing in local search whereas our competitors seem to be appear for all their branches.
Is there any fundamental tips or things we need to do to def. get up on the rankings.. Or any good articles worth reading ?.. I've had a look but can't seem to see anything relating a google local business bible..

Sure, Pete. One thing ... obviously, we've had a shift in emphasis toward the user-as-centroid vs. the industry centroids mentioned in the above blog post. Thought I should mention.

Yes, the branch pages are only 8 months old or so . I will take a look at the things you have suggested. Good point regarding the back to tools link , I could change that to be more localized depending on what branch you are on. The title tags should be picking up the city name in there as well but I will investigate.
My citations go to the main tool page as oppose to the branch pages. I guess , i should link them to the branch page instead or a mixture of both.

I just checked out many of the branches for your business doing some google searches. some things of notice are titles being to long, breadcrumbs not showing destination page in search results ex(its says "back to tools" not the branch page you are on) Try using long tail keywords, most of your keywords in title tags are broad such (access platform hire) try adding more local or region based to start with. You may just have competition issues with your keywords, being the optimizations are so young. The page you have posted using the open site explorer tool is showing a page authority of 1 with no links pointed to it. The page is very young. You may just need time for your strategy to develop. Keep building links to your branch pages not just the main domain. In time things will turn around. Make sure you use google web master tools and check the queries under search analytic s for keyword opportunities.

yes all of our branch pahe's have embedded google maps aswell and nap is consistany between branch page ,google local page and citations

Have you embedded any of the Google maps on to your website as well? Just like NAP, Google loves cross references and embedding should help improve rank.

the category it's listed under is tool rental service.

Local Ranking Factors?
For Google, has anyone got a finger on how much of a factor the address type "service customers only at their location" versus "service customers at my business location AND customers location is" is as far as local search ranking especially for 3-pack results? (The former they hide the address the latter they show the street address) It seems to me the primary factors are obviously (a) proximity of user's location or location intent to the business location, then (b) natural organic ranking (age of business, domain authority, inbound links, quality content, relevance to the actual keywords searched for). But where does the address type rank amongst all the "secondary factors" like is business currently open, number of reviews and average rating, etc. etc. My guess would be reviews and average rating along with is business currently open would be third, and then address type would factor in - but for all I know the address type could be given much more importance than I am guessing?

Google Local Changes Randomly & Our Site Keeps Dropping Off Search
I work for a university where we have 2 law schools. We have our one school on the other side of the state that has been around for a very long time, and then a newer school that is right on our main campus that has been around for about 5 - 10 years now. The newer of the 2 schools is having so much trouble being able to claim the name of the school in google search. If you type in the name of the school the other school (the one that has been around longer) was coming up in the google local on the right of the screen and their web URL was never showing up in search. This is a huge problem because the accreditations of the 2 schools are different, and students are showing up at the wrong school for their interviews. Search will only show a domain name that used to be owned by the older school but now gives information for both of the schools. So it'll show up in search results, but only under that other domain and not their own domain that has their name in the domain name. This school has an updated google mybusiness listing, and a google+ page with the correct listing. I've added some schema data around the business address on their site and JSON for the google+ page, and have re-indexed their sitemap a few times after some changes have been made and we are using their name more in the site. This fixed everything for a short while and we were getting the appropriate google local listing and their site was appearing in search results above the site that advertised both schools. Now, after about 3 months, it has reverted. I had the older school showing up in the google local, and the site that advertises both schools is the ONLY domain appearing. I've re-indexed the site after finding out that Drupal's timestamps that they automatically add to sitemaps aren't optimized for how google reads it. This has gotten the local listing back, but I still have the wrong domain appearing, it is the one advertises both schools instead of the domain that has this school's information. I don't mind that the one advertising both shows up, but if a user is searching for that particular school I would really like to get that domain to appear first above the one advertising both schools and the older school. Right now the new school isn't even in search results except for being under the site that advertises both. I wasn't sure if this was something that Moz Local could help me fix by adding the listing across the web, or if there is something else on the sites I can be doing to help them solidify their name in google search/local. Also - is this subdomain that is advertising both of them hurting them or help them? I was thinking about taking that domain down to one page that acts as a direction source to the 2 domains rather than having a ton of information and keywords that take over the results for their name since that domain is older (and used to be associated with the old school only before the new school was built) Thank you for any advice on this issue as I'm still pretty new to SEO and to the university. Local Search and Schema.org - Do I need to tag up the "same as" Property to all my citations to help with local rankings?
Hi All, We have implemented Schema.og on our website and this also includes the local business schema for all of our branches.However I've read an article (see below ) which says we should also be doing "same as " property and linking this to ALL of our citations such as google plus page , yelp , bing places, city search etc etc as this will help with citations. I am wondering if anyone has done this ? - And if so , has this helped with local rankings etc - I don't really want to invest the extra costs to get this done if I can't find anywhere that says its made a difference - The article from whitespark - says - "when you create new citations for your business (or for your client’s), it’s a waiting game hoping that Google and the other search engines will find your new citations quickly and make the connection between those listings, the business, and the website. The “sameAs” property can help make that process much quicker _and _easier. Schema.org explains that the “sameAs” property is used along with the “URL of a reference Web page that unambiguously indicates the item's [or business’] identity.” By using the “sameAs” property in your NAP schema markup, you can tell search engines that the business you’ve marked up is the same one found at a certain citation URL Of course, Google+ isn’t the only important citation source. A site is preforming well for 1 local term, but with a slight change to the term it dosnt rank.
Ive got a site thats currently ranking #2 in the local 7 pack listings for the search term : "garden design [city]" but is not ranking at all for "garden designer [city]" (note the "er" at the end of designer). The search traffic for these 2 terms is pretty much the same, and id like to get the site ranking for "garden designer [city]". The only thing i can think of is thats different is that in the <title>tag for the homepage of the site we have "Garden Design [City] - .....", is there any other way i can try and up the local 7 pack ranking for my site other than changing the title tag ?</p> <p>Im thinking of running a link building campaign for the phrase "garden designer [city]", but apart from that i cant think of anything else that could help up my rankings for this, any ideas ?</p></title>

SEO strategy local service area business
Hello, I run a service area business that rents and delivers moving boxes in the San Francisco Bay Area. Our service area spans 75 cities and many millions of people, and several major metropolitan areas, including San Francisco, San Jose and Oakland, but there are also numerous smaller cities that collectively represent a large number of monthly searches. I would like to rank well for the higher level search terms, like “moving boxes” and “moving supplies”, but also city-specific searches like “Moving Boxes San Francisco.” What’s unclear to me is the best strategy for organically ranking on the specific cities in our service area. As I see it, it seems there are several approaches. Is the best approach to either to: A.) Create clean “universal” web pages for pricing, products and landing pages and use blogs to build up content keywords for each of the cities B.) Create 10-15 city-specific web pages with the hope they'll each rank well (e.g. Moving San Jose, Moving in Cupertino) C.) Other? Thanks for your comments.

How to keep local citation solicitations away
Is there a way to get a client good citations for local SEO without them being badgered by solicitations by the citation sites, or at least minimize it. I realize once a company is listed they are on the telemarketing radar, but in specific keeping companies like manta , yelp etc. I am finding when I list manually for my clients that they are receiving an onslaught of 'your listing doesn't count unless you upgrade' kind of calls from the companies who I verified with. Does this happen when you list with an automated listing system such as Moz Local or any of the competitors? Thanks.
