Client WIll Not Rank for Targeted KW Terms

Good Morning Mozzers,
I am at a total loss. I have been working with a client in a "difficult" (to say the very least) vertical for roughly the past two years and for the life of me, cannot get these clients to rank within the top 3 for the targeted keyword terms.
It seems that every time our targeted keyword begin to gain a little bit of traction and improve their ranking position, it is immediately followed by the same keywords plummeting shortly thereafter.
I have done everything (in my mind) I can to try and get this client's keyword terms to rank, everything from revising the on-/off-page content, building citations, submitting the site to services like Yext, advertising on AdWords and Yelp, etc. but it doesn't seem to make any significant difference.
I'm hoping that someone can offer some guidance into how I can get these clients to start ranking highly for the targeted keyword terms because I'm at a complete loss. I look forward to all of your responses! Thank you for reading.

Duplicate page titles
Duplicate meta descriptions
A number of page titles in the 80-100 character range = too long.
Many WAY too long meta descriptions.
Meta KWs usually act only as a negative ranking factor, if anything. You have a LOT of the same KWs & KW spam.
Anchor text issues for all 4 words: newport, beach, plastic and surgeon. All way over optimised.
Majestic historic shows a HUGE number of referring domains but a much, much smaller level of IPs - typically a spam signal so there may be even more in Search Console that needs clean up, removal or disavow.
I would assume this site dropped initially during a Panda algo update at some point. It has a lot of content-quality issues and some anchor problems.

It could be a wide-range of issues involving both on/off-page (as I'm sure you know). I am guessing it service + location keywords you are trying to get higher organic rankings for. What are the keywords?

Should I optimize the login page? Will it affect the website SEO ranking?
I'm trying to resolve the site crawl issues that we have on our website. One of the links that has different issue types together is our login page. New site failing to rank - could this be why?
I have a new client site that is not appearing anywhere in the top 100 for its main keywords. ASSUMING that this is not an issue with optimization or link quality, I am wondering whether it might be the following... The client's company has a parent company whose website has decent authority. This website links to the new (client) website. In addition, the 2 press releases we have done include links to both companies, since one was an outgrowth of the other. This is all 100% natural, so my inclination is that this is not causing the issue. But does anyone have any experience to suggest otherwise? That having website A linking to website B, and 50+ press release websites linking to both, could be causing the algorithm to throttle website Bs ability to rank? Thanks in advance!

Broken images & Rankings
Hi I have seen a big drop in a keyword going from position 3 to out of the top 100. The only thing I can see that went wrong, was an issue with broken images - could this be the reason for the drop? Becky

Here is another tough one we've been dealing with. We publish a niche book. For a decade we kept the information offline (no e-books). However, it was widely scanned and reproduced online. We've filed dozens of DMCA complaints over the years, but have found trying to rid the internet entirely of these infringing pages to be futile. We get 1 closed and find 3 more. Two years ago we decided to put the information online ourselves, to generate an official community for our work it instead of "fighting it". We built a full site with hundreds of pages from the book for readers to use, free. Google indexed us, and we followed basic SEO... But in spite of a prime aged domain and a lot of links, we are literally BURIED in google. There are dozens of complete garbage spam sites that rank way higher than us. I understand ranking takes time, and the niche is competitive. But the low quality landing pages that are ranking above us is just too confusing. We fear our work has been indexed by google so much over the years on other sites they will never connect it to us. We'll always be buried on page 14 as another scrape. What would you do to correct this for a client? Could you?

Will buying a competitor negatively affect keyword ranking?
Hello All; After reading a lot of great info on Moz, I wanted to ask my first question. We are thinking about buying a competitor. It is a smaller ecommerce site that sells a subset of the products we already sell. The main value of the site is good ranking for a small set of keywords. For example, if we acquire this site, we would now have up to 4 listing on page 1 for some targeted keywords. We plan to operate the site separately from our own with its current name and technology. We plan to be transparent with the domain registration info, change the contact info on the new site, etc. Will the fact that both sites are owned by the same company negatively affect keyword rankings? Instead of having 4 listings for some terms will one of our sites be lowered since one company operates both sites? The site we are buying does not have a high MozRank, MozTrust or Domain Authority score. But it does have a domain that has been around for a long time. In addition to the keywords, there is value is using this new site to do marketing tests and experiment a bit. Thanks for any input. Paul

Will changing Google Places address hurt rankings?
I have a client transferring ownership of their service business (photo booth rental). The current listed address will change, so my main concern is preserving the rankings during the transition. Should I change the Google Local listing to a new physical address, or change it to "serve a surrounding area"? It seems best to set as "serving a surrounding area", but I know Google is really weird about making local listing changes. I've seen and heard about countless listings falling completely off the map after being updated. Any advice appreciated.

Will swear words present on my pages affect my rankings?
Hi There, I am in the process of formulating a listing policy for my site and I'm not sure whether I should add something in there for swear words. My site is an adult site and swear words come with the territory, unfortunately. Will user generated content with swear words affect my ranking? Thank you

Ranking problems
Hi All My site is live for a year now. I;m getting tons of traffic (alexa 54k) and business are good. The only problem is that I have 0 page rank....I have checked again and again the site;s structure to see if there is anything wrong with the site but everything seems to be ok. Google just added search links to the site (megamoneygames) which looks very nice. For example, none of my competitors have search links but they all have page rank of 4 while I have 0. In addition, for some reason the site's age (days) shows 0 although it is live for a year now... Do you have any idea of what is going on? do I have errors in the site? Thanks
