Never Removed My Local Listings?

Hi Local SEO experts,
A while back we created Google My Business listings for a few of our company locations. A couple of months ago we removed them, because we realized that G might not consider them company locations as they weren't constantly staffed.
Only problem is that they started showing up again. Truthfully I don't mind, but I just want to make sure the business won't get penalized for it. They say "claim this business" on the local listing because it's not claimed by us anymore.
Is this okay or can we get in trouble for it? If it's not okay, how do I go about removing them if I don't have access to it?

If these were previously closed locations or removed in Google My Business then most likely Google picked them up from the aggregators. It sounds as if that's the case, as those locations were probably listed on other websites, the local search data providers.

What you'll need to do is figure out where your other listings are--and get those removed, as well. Otherwise, even if you get them removed from Google again they will show up again once Google pulls the data from the data providers again.

Without being able to see this directly (it's totally okay if you can't share) advice here will have to be general rather than specific. Yes, you can get docked for having Google My Business listings that don't follow Google's guidelines. I recommend that you phone Google directly so that you can talk to them about what happened and see what your options are for closing out the listings, if appropriate. Best Approach for GMB/Local Optimization for Central Office with Multiple Locations
Hello, Our site is designed to place people in different locations or houses. We have six locations total; each one has its own name, physical address and landing page. We also have a central office for the brand with its own NAP. All addresses fall under the guidelines of Google My Business (i.e. people visit each location and our office...etc.). Unless it’s ideal, we most likely wouldn’t be running a full-scale local campaign for each location due to restrictions on resources and wouldn’t want to spread ourselves too thin. Our question is; would it be best to set up a GMB listing for each location including our central office, only use the central office or just the 6 locations? – We know multiple locations is not an issue for GMB but we weren’t sure if that’s the ideal way to approach it in this case. Essentially, would it be better to focus on our central office for GMB/local efforts and just make sure that our other location landing pages are the highest quality possible or better to use GMB for every location (including the main office) and over time start local work on all of the above. Also, if we do only use just the central office; should we be avoiding listing the other addresses on each landing page to avoid confusing Google as to where we are located? Google listing only appears when I move / zoom in or out of the map
Hi everyone, We are having an issue with this local business. The Google listing isn't immediately appearing on the map. You have to move the map or zoom in and out for the listing to appear. I find this really odd as our competitors - with no reviews and way further in proximity - are appearing with no issues. The listing is only about 4km where I'm doing the search, while competitors with no reviews are about 20km away. We are ranking in the top 5 organically for the search term I used (pool renovations brisbane), but nowhere in local unless the map is moved. When the listing appears, sometimes the pin also looks grey instead of red, while others are red (if that makes sense). On top of this, their organic rankings have also been on a downward trend since June. I'm currently doing a backlink audit to see if it's contributing to the issue. If anyone also has other ideas, could you please let me know? Thanks.

Local SEO business name issue due to aggregator
So I work for a college and we have multiple locations. My tactic has been always to keep the name the same for all of them (no city name), and then change the address and phone number for each. But there is 1000s of college listings websites out there that aggregate college and school data from the same source: the US government. Now the way that they have most, if not all, multi-location colleges listed is: "college name-city name". I can see the value in that, but I guess I'm just wondering what to do since it obviously can't be changed. Should I revert all of our listings as "college name-city name" to match the 1000s of listings that have it that way? I've been under the impression that I should leave the city/town name out of the name, but I'm just wondering what you think best practices would be? Thanks

Local Business Registered at not a real Address
Hi, I am working on local SEO for a client of mine and was interested to hear what will be recommended in this case: My client registered his business in a NYC address, for his own business needs. Can I use this address as a second location for the business? There is a secretary taking care of ALL the businesses listed there, but is not a location that services customers. We don't service customers on site at any location because it's a pickup business to begin with, but we do have a fully functional office in NJ Please don't dismiss this right away, it was registered in NYC and not in NJ and all our information on the web cites this address over our NJ one (obviously i'm working on promoting our NJ one, but that's nowhere to be found on the web).

Actions to take when client is missing local SEO usernames and passwords
Hello, I'm doing an SEO analysis for a company and they told me that they do not have their local SEO usernames and passwords that they have already done. They did about 20 local directories and switched business models and needs to correct them without the usernames and passwords. I do not specialize in local SEO, and I would simply start from scratch, but what else can I tell them about doing a good job rebuilding with a new business model without the 20 usernames and passwords. How can I manually build local citations for a client?
Note: I am not interested in paying for services to build citations for me. I am managing building a client's citations. On many sites I am asked to create an account and verify my information. I have tried to create accounts using my client's email address and specified password so that they can manage their citations down the road should their NAP change. However, many sites require further verification such as security questions or a phone code. It isn't practical or effective to ask a client to confirm and verify all of these accounts. What is the most effective way to manually build local citations for a client? How can I get around the issue of email and phone verification?
