LOCAL (city of 500k) Keyword Research - am I just wasting my time?

I have tried numerous tools, my team of freelancers, (fiver I admit) and a couple people from Upwork and still not getting a GOOD response to - How much search volume is there for "home builders" JUST in WIchita, KS (for example) I get local results like that are challenging because a lot of them show no search volume.
Am I missing something? Can recommend a resource? I would be really grateful!
I am trying to figure out a nice long (ideally) list of keywords for 'plumbers, wichita ks', 'dentist, wichita ks' - Local service businesses and everything I try shows next to nothing.

Nice discussion going on here. To be honest, I am still unaware of any tool that does a very good job with local-specific kw info. I have never really trusted Google's numbers on this, so my rule of thumb remains to do keyword research without geomodifiers and then simply add the geomodifiers into your kw list for optimization purposes.
The one proviso here is when you are dealing with a product/service that is called totally different things in different regions (pop vs. soda vs. cola). There are many, many examples of this and it is going to require regional research (interview the business owner and staff to define local terminology) to get the terms right.

The tool Rob suggested above is great for general research for Competition analysis but if you are trying to do full out long tail Keyword Research for specific locations then my advice would be to use Google Adwords Keyword Planner.
The issue with Kwfinder is that you cannot select your City so you can only research keywords like "Keyword City". If you are trying to run a full Keyword Research locally then Kwfinder is not going to help you find every Keyword in that Locality. Simply because you can only select the Location as a country, not City.
I have attached a couple of example screenshots, I would run a few Keyword variations on Adwords Keyword planner, export the Keyword to excel, merge the different outputs you received from your different searches. Remove duplicates and then manually eliminate any Keywords you don't want to use.
Keyword tools are great but for Local you need to be able to pin point your City for the most accurate results.
You can also select service areas if your City is too small so you can target a larger service area and find more search volume that way.

Nope, you're not wasting your time here. I have a great tool I use for KW research for Local clients and I quickly ran your example terms through it and came back with several thousand combined searches just in the Wichita area. I have a basic excel spreadsheet with the terms for wichita plumbers if you want - feel free to PM me and I will send it over.
The tool is called Keyword Finder:
and I've found it to be very powerful. Not a free tool, but it gives you competition ratings for websites targeting the same terms as well as the search volume and rough CPC estimates if you are going the PPC route. Also lets you save lists for future reference so you don't have to conduct numerous keyword searches. Pretty handy. Also works for multiple countries and languages if you want.
Hope this helps with your search - I guarantee it will be less frustrating to conduct local kw research with it.
There's also the Keyword Planner through Google Adwords, but I assume you have already used it and found it to be a bit unwieldy on the local front.

LOCAL CITATIONS - SHARED ADDRESS, DIFFERENT BUSINESS ENTITIES, DIFFERENT PRACTICTIONERS
I am trying to to boost my clients online presence through Local Business Listings but am running into a few issues that I would like to get some feedback on. First, I will provide some background information and then provide my questions that I am seeking feedback on! Your help is greatly appreciated. **BACKGROUND INFO: ** Client has little online visibility and is looking to optimize his Local Business Listings to boost his online presence. Client is a Chiropractor that just registered his own business, has a unique local phone number, his own website. The facility that the Chiropractor works out of is a shared office space, known as a "Wellness Center" This facility has other chiropractors, doctors, & massage therapists who fit the same criteria as my client. I understand that in order to qualify for a local business listings your business must meet **CRITERIA. **This is the only one he does not meet, but the way the businesses are ran, it seems like to me that he should be eligible for local business listings. Have a dedicated physical street address (not a shared address, PO box, or virtual office) I don't understand why a shared address isn't allowed. This seems pretty legit to me. And is similar to a Doctors Office with multi-practitioners but slightly different because they each have their own business not all working for one business owner. All working for themselves. Everyone recently moved and joined this wellness center. Everyone generates their own leads and clientele. One thing to note is that no other business in the wellness center currently has optimized their online presence using this address. But address is present on other business owners websites. If my client uses this address and builds his local listings, is there a chance he can get penalized if the other business owners build their business listings on sites like, yelp, yellowpages, google maps, citysearch, etc. What are the chances of him getting penalized/the entire shared office being penalized due to this shared office space. No Appearance in Local pack - group practice favored
Hi, One client has a website, Google My Business etc of his own. He ranks ok to good locally for search terms. However, his entry simply won't show up within the local n-pack (where it objectively should) and also does not appear in the map. It seems to me that instead a group practice with a colleague that has both their names in its name/title. (Moreover, it is in the same spot - they decided to go with different websites and entries of their own, though.) For some reason, this practice is also connected to the ranking website of our client. I suppose (NAP problems and previously used phone tracking numbers aside) that this group practice essentially blocks the real client-entry from appearing. Has anybody made such experiences? (My provisional ToDo would look like: Disconnect the group practice from the client's website; erase/merge it if possible; do proper LocalSEO otherwise.) Regards Nico

Moz Local is saying a 800 is not okay...does it really negatively impact citations/rankings?
So I was considering using Moz Local to help improve the visibility of one of my clients who is trying to improve their local SEO (they only have one business location). When I submitted my existing client's listing there was an automated popup that read: Sorry, we're unable to update this listing right now Toll-free number detected Many of the partners to which Moz Local submits your data do not accept toll-free lines as primary phone numbers. Choosing a local phone number may also be better for rankings and increase the number of calls you get from local search customers. Is is true that having a "local phone number" can result in better rankings? Is there any articles/studies/evidence to support this? Also are there any discounts out there for first time Moz Local users?

Searches without adding my city
Hi all, I have a small IT business and run it out of my home. My main keywords are: "Computer Repair Services". I have been optimising my site for awhile now. I am in Douglasville GA. If I search: "Computer Repair Services Douglasville" I am on pages 1-3 at any given time. I also show in maps on page 1 at times. If I only search "Computer Repair Services" I am nowhere to be found. I see other companies in my town listed but not me. I am missing out on opportunities from everyone outside my small town who does not include the city in the search. Also from all nearby towns. I know I do not have many backlinks and I need more Domain authority. I have run Open Site Explore on a competitor and his site has less authority and links than mine. He is always listed on page 1 without the city in the search. Can someone explain how I can be found without using my city in the search. Thanks

Google requires that businesses that serve there customers at their customers' locations must hide its address. However, this causes an notice in Moz Local advising that the Google listing is inconsistent. Is that something to just ignore?
I run a walking tour company that operates from a virtual office. We run tours are set locations outside the office. Because of this, Google requires that we hide our exact location. However, Moz Local is warning us that "incomplete listings can negatively impact your ability to rank well in search engine results". Most listings won't allow you to hide an exact address. Do the search engines understand this and therefore we won't get penalized? Thank you.

Just changed a Google+ Local address, however realise that its not changing. Does it usually take time for a Google+ address to change once submitted? Would like to know the process here so that this address can change so as to ensure NAP consistency.
