Reliably Tracking Google Snack Pack Rankings
-
I have yet to find a way to reliably see my "snack pack" standings without going all out and using a VPN. I have moz pro and it looks like I can only track organic and local organic rankings. Anyone have a solution?

I have included the URL to a tool called "Ad Preview" by Google. It allows you to preview the SERP and put in these input parameters - Location, Language and Device. If you want to simulate different areas, you just put in a different location. Putting in the location "United States" should give you the most reliable data for your queries. You will be able to see the snack-pack in the SERP and it will be simulated for the location you gave.

Verifying Google My Business After An Address Change
Hello,
Local Listings | | Ben-R
We are trying to verify our Google My Business listing, however, the current unverified listing is using an old address we no longer have access to. The only option for verification is through the mail. We tried requesting an edit but it didn’t go through. Would the best option be to create a new one and try to have the old (unverified) listing removed? Any insight would be appreciated. Thank you in advance.

Children's club Google My Business conundrum
Hi there I have been contacted by a small business to help them with their SEO effort.
Local Listings | | coolhandluc
The business is a children's club offering drama classes, music classes etc... Looking at their online visibility shows they don't even have a Google my business profile which is where i was going to start however, they operate from a local school after hours. The local school already has a GMB profile, obviously with the same address and postcode. Is it possible to set up a GMB for the children's club anyway? Many thanks0 -
Is there a way to see all of the Google My Business Accounts that Have been created for a Property?
I feel like so many of my clients have multiple Google my Business Pages for one location. Is there a way to get a list of all of the Google My Business Pages that exist for a given property and then effectively remove duplicates? Thanks, Adam

Hotel SEO / Rank Conundrum
Hello Mozzers, I am having an issue with a particular client and wanted to throw it out to the forum for feedback. We work with many resorts and hotels. One, in particular, is a large condo-hotel property with several individual buildings. Each building has a unique name. While the property management company owns and operates most of the units within each building, there are units that are individually owned. The property management company runs the branded resort website, all local pages & listings, etc. One savvy unit owner, however, has built a website that is branded with the individual building name for one of the buildings. He has also taken ownership of the building Google Plus page, Facebook page, etc. He only owns a handful of units in the building. We have retroactively tried creating a new site but are struggling to gain traction from a ranking perspective. We did temporarily change the website address that was listed for the Google local listing, via the "edit" button, and were actually starting to increase rank (presumably somewhat related to the increase in website traffic), but it was quickly fixed to the other website. The management company has reached out to the owner but he continues to refuse to give up any rights to the Google local page, etc. We have also created a new (technically duplicate) page just to see if we can knock the other one off, though we are having issues getting the verification post card from Google. Any advice on how we can gain access to this Google local page? Or any other tips on how to get a relatively small, new site to overtake an existing site? I know URLs / examples are helpful in these situations but we'd prefer to keep the client names anon.

How to deal with wrong location in Google SERP
Hi, If I understand correctly, Google provides search results based on the location of the user. That's fine, because most of my clients are local. But if I look at my own search results, Google thinks I'm in a totally different town. Most likely based on my IP address. Of course I can solve that for myself, but the same goes for my potential clients. Is there a way to deal with this, from an seo perspective? For instance find out where most of the the IP providers are located and target that location?

Anybody know of a way to speak directly to a Senior Level Associate in the Google Maps Dept?
I have a client who's Places listing is marked as being permanently closed (has been for three weeks). We were ranking in top spot on local for 2 years +/- and now nothing. Nowhere. Where we do show up, it says permanently closed. (They are not closed). This is the response I received: "After investigating your problem, we've found that it is being caused by a technical issue and our engineers are pursuing a resolution. At this time, they do not have an estimate on when the issue will be resolved, but please know that they are actively working on improving the Google Maps and Google+ Local experience for our users." This was three weeks ago. Here is listing: https://www.google.com/maps/place/The+Davis+Law+Firm,+LLC/@35.0796228,-106.6070767,17z/data=!3m1!4b1!4m2!3m1!1s0x0:0x4750748d0724dd7c?hl=en Any suggestions?

Google+ Business Listings: Hours Displayed Incorrectly
Hi, When I do a search for our brand + location name (basically making sure we at least appear for that) the hours displayed are incorrect except when I log into our account to edit the hours they are right. Ex: Google SERP displays hours 8am - 11pm but within business listing account hours entered are 8pm - 10pm. Has anyone come across this and why would it be? Is it a case of other citations showing the incorrect hours? Thanks for your help WMCA
