Best Listings for Service Area Business?

Hi Moz community!
I'm wondering the best places to get a local service area business listed online? I'm working with a client who installs synthetic grass around Vancouver, but could apply to any local SAB ... I found this resource from Local Visibility Systems but it's almost 5 years old at this point ...
I started setting up an Apple Maps Connect account but it doesn't seem like they support the concept. Is there a way to hide an address in Apple Maps Connect? Is it worth submitting at all?
Does anyone have a comprehensive list of modern directories that matter for local SEO that support SABs?

Phil actually did a piece one year later as a follow-up to that first one you've linked to. I want to be sure you've seen:
I do not know of a more recent list of directories that support hidden addresses. Regarding your question about Apple Maps Connect, the answer to that was not easy to find, so I actually reached out to Phil (given his expertise in this particular area) and he let me know that, no, unfortunately, hidden addresses are not supported by that platform.
Phil's two lists should still be largely accurate. Hope this helps.

Interesting. I guess any service-based business has that issue. In your case, some people might actually want to see the product and "show up at his door". I think if he's okay giving out his address the only thing you can do is make it clear on his website that there is no showroom, no product on display at the business address and/or offer publicly accessible places where anyone could go and see it (if possible).
Maybe others will have different suggestions.

Thanks Donna! To clarify, my client is happy to give a mailing address to the directory, but runs the business out of his house and doesn't serve customers there, so the key is to make the distinction so customers don't show up at his door.

It's harder to rank on the map without an address, but I see people all the time who are. I would look at different search phrases on the various sites like Yelp, Apple Maps, etc. and see if you can find examples of businesses without an address. What kind of citations do they have.
Especially with local search, you frequently have to do the research yourself. Different cities and industries don't have the same power citations. You have to find the ones that are right for you.

Are you asking if there is a more up-to-date list of directories that don't require a physical mailing address? If yes, I'm not aware of one. It's probably not worth investing a lot of time researching either. If you or client doesn't want his or her mailing address listed, then your best bet is to focus on organic and/or PPC unless they're a niche player with very little competition.

Why is a Google Listing Showing Up in a Different Town Than Its Address?
I have a client who runs a dental office on the outskirts of Racine, WI. His address specifically shows up as being in Racine, however, his GMB profile has always showed with the category of "Dentist in Mount Pleasant, WI" displaying below the photos. (Mount Pleasant is the next town over and his office straddles the line between the two towns in Google's overlay map of the town.) Obviously this is frustrating and I'm concerned that his location is hurting his ability to rank in the larger, more populous town of Racine. Have any other SEOs ever encountered this? Google My Business - What is the best way to remove "Duplicate Address"? Help!
Google can be such a pain with managing listings - especially when you are an agency managing a client's listing! I am hoping someone can help with this... How do I permanently delete a “duplicate address?” In the Google My Business dashboard (classic view), under account summary – I click duplicate locations. From here, I can easily remove a duplicate location - that is not the issue. The issue is for duplicate addresses. For this, we only have the option to resolve address, which directs you to the business’ location details. Our options are then to: 1. Change the business NAP 2. Permanently close location 3. Remove the listing from your dashboard (removing it from dashboard doesn’t delete it from Google). We edited the business’ name, phone number, address and website – to try and make it a duplicate location, because if we are able to make it a duplicate location then we know we will have the option to **Remove Duplicate. **Nothing has changed though. We don't want to mark this as a permanently closed location because if somebody does come across the listing down the road it is going to be misleading. The business is not actually closed! Any insight would be very much appreciated. Thank you!

Changing the business name in citations and GMB
In Australia, some businesses are Pty Ltd (Proprietary Limited) hence, their business name ends with xxx Pty Ltd. How accurate do we have to be when building citations or updating citations that Pty Ltd is included in the business name? We've got clients who have left out Pty Ltd in their previously built citations and we're wondering if it's worth the time to actually update them to include Pty Ltd. Also, does changing a business name affect its rankings? This is more than just "Pty Ltd", it's changing from XYZ to ABC. We've previously had to change a client's address on their GMB and this had a negative effect on the client's rankings. Will changing the business name have an adverse effect? Thank you in advance for your advices!

Maps: How to get business showing for [keyword] + [location]
Hi there, I'd like to know how to improve a business listing so that it shows up not only when people type in the company name but also when they type in keywords related to that company. Say the company is a yacht broker based in Portsmouth. How would I get their listing to show in Google Maps when people search for: 'yacht broker' (when Google knows their location is near Portsmouth) and 'yacht broker portsmouth' or 'yacht broker hampshire'. Community Discussion: Did Your Google Listing Suddenly Disappear?
There is nothing quite so alarming as seeing your business suddenly vanish from the Google local packs/local finder. We got first wind of this when Moz community member CalicoKitty2000 posted that their fishing charter business in Florida had abruptly stopped showing after enjoying historical high local rankings for a very long time. Their company is Sea Leveler Sport Fishing Charters. Their organic rankings were still a-okay, and as I was digging around trying to rule out common problems like guideline violations, malware, penalties, I was lucky enough to come across a totally separate discussion of the same startling phenomenon at Linda Buquet's Local Search Forum. To observe this phenomenon for yourself, look up 'fishing charters cape canaveral'. In the local pack, click the 'more places' link to get to the local finder. Observe what is in the local finder view, including the fact that only one business is located at 505 Glen Cheek Dr. Then, zoom in on the map, and you will see CalicoKitty2000's company, Sea Leveler Sport Fishing Charters, magically reappear in the results. You will ALSO notice that something like 8 other businesses, in addition to Sea Leveler, located at 505 Glen Cheek Dr., are also suddenly present in the local finder at that zoomed-in view. What appears to be happening here is that Google has made a change in which they will only show a single business at a given address within the same category. This is a major, major change that poses a very obvious problem for businesses like legal firms and medical practitioners who share the same building and category. Coworking spaces hosting a variety of same-specialty tech startups also come to mind. Joy Hawkins (one of the smartest Local SEOs I know), posits this in addition to the shared building/shared category factors influencing this change: "I believe Google is A/B testing at the moment which explains the crazy fluctuation we're still seeing daily on trackers like Algoroo" Joy says she's planning to write an article about this soon, so be on the lookout for that if this has affected your business. In the meantime, I have two thoughts: This filter is so unfriendly to so many businesses, I would not be surprised to see it go away. However, it never hurts to create buzz/raise awareness. If you've been affected, you might want to post your example in Google's forum with a plea to Google to treat you more fairly. I would argue that it is NOT creating a good user experience for people seeking a doctor, a chiropractor or a fishing charter in a specific neighborhood to be shown only partial, single results. I know I'd rather know that there are 7-8 choices of fishing charters conveniently located in a building on a marina. After all, if one charter is all booked up for the day, I'd like to know that other companies are there to serve me, wouldn't you? I'd say this apparent filter makes results less relevant than more relevant. I find it particularly weird that our example business, Sea Leveler, is being filtered out given how far ahead of most competitors they are in terms of review count. Wouldn't you want to see the most-reviewed business first? Hopefully, this filter is just a test, but for the sake of damage control in the meantime, this might be a good time to invest in some Adwords to replace your missing rankings (hey, Google, I hope this isn't your diabolical idea behind the change, a-hem!). If you've been affected, please, study your SERPs and share with our community any clues you are seeing. We can all help one another survive Google's curve balls better when we share. I would love to hear of anything you are observing about this, and am particularly interested to know if you are seeing a rotation of businesses ranking at different times of day. For example, if Businesses A, B and C are all at 123 Main Street, is only business A ranking all the time at the non-zoomed level, or at some point in a given day, are B or C being given preferential treatment? Please, share your findings!

Multi-Location Listing Best Practices for Home Office, In-the-Field Positions, and Business Centers
Hi fellow Mozzers! Our marketing agency (based near SF) has partnered with 3 individuals in NYC, LA, and Seattle. I would like reflect our expansion on our site and local listings, but want to make sure we're on the up and up, since it's not a traditional brick-and-mortar expansion. Many people have used similar tactics in a black-hat way, so just want to make sure we don't get grouped in there. Is pursuing local listings in advisable in this case? In the Field/Home Offices - What is the best practice for listing a location in the field with home office - but no official B&M office? Business Centers - How does Google treat business centers where we have a part-time presence? (We legitimately use, can receive mail/phone calls, have an office share allocation, and host meetings in their boardroom.) Local Numbers and Addresses - Will a local phone number forwarding to our main HQ work? We'd prefer to filter all of our calls through our HQ since we have the infrastructure there. Other Considerations - Other than setting up our address and phone numbers on our site and major listings, is there anything else that should be top priority or concern? Thanks for your help here! Unable to verify my google local listing page by phone verification.
