Cost Difference Between Coding Custom Theme or Coding Child Theme

Assuming there is an SEO advantage to coding a Wordpress custom theme (wondering if that assumption is correct) versus modifying a child theme, is there a very significant cost difference between the two choices?
Competition in my niche (New York City commercial real estate is keen) and I am dealing with competitors such as www.wework.com, 42floors.com and squarefoot.com with optimized sites built with quality code.
In the event that we modify a child theme, I am leaning in any case towards have wireframes and illustrations provided to present to the developer. Should I expect a custom theme to be double the cost, triple assuming the design is provided?
I have read that code maintenance on a child theme is less costly as modifications get pushed to the parent theme. How substantial are maintenance costs (time to maintain) for a custom theme?

I definitely understand.
My agency works with premium themes / child themes and find that while many are very clunky and bloated, we don't notice any issues with the code not being clean enough. When using pre-built WordPress themes, we find it's important to utilize canonical tags when necessary, always check on page speed, and to noindex unnecessary pages. We also use Yoast SEO plugin, which will cover some themes' faults.
Having said that, I'm not a developer, but I'm sure there are themes out there with invalid or unfriendly code.

Thanks so much for the excellent answer, it really provides an idea about differing development costs between a custom theme and a child theme.
I am on the fence as to whether a real estate theme would not be sufficient. I can absorb the added cost if necessary. Big factor is whether cleaner, more efficient code of a custom site is an important SEO factor. Do you have an opinion? We are just in an insanely a competitive niche so we need everything working in our favor. But from a user interface perspective some of the commercially available themes are pretty good.

It's really hard to give a general price estimate for a custom theme v.s. using a WordPress theme and utilizing child themes.
I would say you can expect the custom theme to be at least double the cost, but again, there are countless factors to consider. You will most likely be looking at more maintenance with the custom theme, but it will largely depend on how your developer codes, how many plugins they utilize, whether they build custom plugins, etc...

Seperating Different Parts Of The Website
Hi There, I have a client with two parts to his business both for different types of customer with different language and copy needed. At the moment they have one website and I am trying to figure out the most search engine friendly way to present these different types. So for example if a client came in looking for service A, he would see the home page for service A and if he came in looking for service B he would come across the home page for service B. I know I could have seperate service pages for each service he provides, but I think it would be off putting to come to a home page of a site and see completely unrelated services on one page. I hope I am explaining myself here. As far as I can see the options are:- subdomains for servicea.examplesite.com, serviceb.examplesite.com and a split page (see attachement) where you click which you are interested in (don't like this idea) seperate websites a home page which shows all the services (too confusing) Any advice would be most grateful. Will having two wordpress themes installed hurt seo?
We currently have 3 sites built on WordPress that have little to no blogging capabilities. Currently, all published posts show up on a /category page which does not resemble the traditional blog format and is not aesthetically pleasing. We would like to have a more traditional blog and are considering installing a second wordpress theme on the site which will strictly be used for /blog and all the posts. My question is will having the second WordPress installation on the sites hurt us in any way on the SEO front and if we go this way should we place the install in a subfolder or on a subdomain? Is there anything else we need to worry about with making this transition? Thank you in advance for the advice! Patrick

URL Re-Mapping Question ?. Do I need to the theme of my business in my url struture even though GWT knows what my site is about
Hi All, I have currently planning to do some url remapping on my Hire Website as alot of most important pages are far to many levels deep from the root domain. This is also making my sitemap not tidy etc. In GWT, Google knows that the theme is my website is Hire as it's the top word. Therefore do I still need to use the word hire in all my new url categories / structures or not ? Examples http://goo.gl/BFmvk2 I was thinking of remapping to www.xxxxxxx.xco.uk/tool-hire-birmingham http://goo.gl/pC9Bdp I was thinking of remapping to www.xxxxxx.co.uk/cleaning-equipment Notice in the later example , I do not have the word rent in the url. Is there a best practice for using a general iso code for the EAME region and APAC region or should you break it out by country?
I am creating a strategy for multiple regions and the US comes to market different than EAME (Europe, Africa, Middle East) and China. We were planning on using language and iso codes in subfolder's but the corporation only wants their content to be in German, English, and Queens English. Our current decision is to use /en-US/, /en/, /de/, /en-CN/, /zh-CN/. /en/ and /de/ will be what we use for EAME. This doesn't seem like the best idea as I think /en/ will get indexed as the US version and not the EAME version. Any suggestion or if clarification is needed is greatly appreciated.

Entering different but related industry, keep it on the same domain or new domain?
We rank well across many online furniture keywords within google.ie here in Ireland, this is our core business and it is successful. Now we want to branch out into the related field of "kitchens". So the question is do we setup a new domain (a sister site) or keep it on the same domain with a new sub category. So the main categories off the home page would be: Sofas Bedroom Furniture Dining Furniture Kitchens I know all the benefits of keeping to the one domain (the domain has age, and already has DA of 30 with many landing pages with PA from 30 to 49), so for the short term SEO angle keep it on the same domain. But from a Branding perspective this is not a great approach. Is it better to have a dedicated domain/site for kitchens (and the bonus of having a keyword match in the domain)? We are always thinking longer term so we see this as a 3 year plan outwards rather than a get rich quick. There is an additional overhead of course with managment of the domain, templates SSL, PCI etc etc and we are conscious that a new domain is not a easy route to success. Looking at the top 10 for the main keywords within the "kitchen" keyword cloud most if not all are dedicated kitchen sites, or kitchens are the main business so their homepage is there kitchens landing page. The competition in the google.ie space have 20-30 DA and PAs roughly 30 being the highest DA, we are thinking that this has not a huge challenge to overcome?
